Peaceful stay at Baines Creek Ranch

350 acres of Texas ranch heaven! Spread out in this 5/4 4,000 sq foot ranch house or hang out on the 2,000 sq foot covered porch complete with outdoor patio fireplace. The kids can escape through the wardrobe into the secret Narnia room where three levels of bunks and terraces are connected by ladders and walkways. The 7 acre pond is perfectly stocked with prize sized large mouth bass and bluegill. This is the perfect place for that weekend getaway or Central Texas reunion! This is a working ranch, so expect to see animals, farm equipment and ranch hands on the property.

Other Things to Note:
- We are on a well so we bring our own water for drinking, cooking, making coffee,etc. You can drink the water; it just has a different taste due to the well. It is safe to bathe and shower in.
- Fishing is allowed: follow the guidelines set in the Welcome Manual of the kitchen for keeping size.
- Grill/smoker and sand table need to be moved to the edge of the porch to keep less smoke and sand from getting inside the house.
- Please note there is a cleaning fee for each stay. An extra guest fee is added for groups larger than 10 people to cover the cost of extra cleaning, maintenance, etc.

CANCELLATIONS AND REFUND REQUESTS
We understand there can be unforeseen circumstances regarding your travel plans. Please note that travelers who cancel at least 60 days before check-in will receive a 100% refund. If there is a cancellation between 30 and 60 days before check-in, a 50% refund will be granted. No refund will be given if the cancellation is within 30 days of your stay.

It is our recommendation that travelers consider purchasing travel insurance from a 3rd party carrier in order to transfer the potential financial impact a cancellation may cause. We do not do so on your behalf. Third party insurance carriers can reimburse the traveler for prepaid, nonrefundable trip costs when someone must cancel for a covered reason.

Regardless of whether you purchase travel insurance or not, we try to minimize the financial impact an unforeseen circumstance may cause. If a guest cancels less than 60 days before a stay, we will immediately open the booking calendar and look to rebook those dates with a different traveler. Although we cannot guarantee the success of this, the cancelling guest will only be financially responsible for the difference between their booking and the new one, if any.
