Pristine & Pet Friendly: Uniquely Converted and Beautifully Updated Villa
Peaceful surroundings and plenty of sunshine will welcome you during your stay in Villas West. This uniquely and meticulously maintained setback end unit, Paseo Tierra villa, offers easy access to golf courses, hiking trails, road & mountain cycling, pet friendly walking paths, community pools, as well as restaurants, shops , and many other amenities within walking distance or a short drive from your doorway.
Updates include granite kitchen countertops, hickory cabinets with plenty of pantry space, and new appliances allowing an ample area for cooking. We've even included a kitchen water filtration system for fresh water from the tap. The updated shed encompasses a new full sized washer/dryer combo and plenty of storage.
The bathroom offers a tiled, walk-in shower, new chair height toilet, extra large linen closet, tiled flooring, a clean white sink vanity and dimmable lighting.
The bedroom, connected to the bathroom, has a queen bed with a full-sized dresser, bedside table with lamp. A black-out, top down, bottom up blind ensures a restful night's sleep. In addition to central AC & heat, a Casablanca fan adds comfort to the bedroom.
The dining and living rooms are oversized due to the remodel allowing for an open, spacious area to entertain family and friends. Enjoy an evening relaxing when streaming your favorite show (2025 Samsung Smart TV) with ample WiFi speed and bandwidth. Or you can enjoy some quiet relaxation with a good book while appreciating the view of the south Tierra Park.
Relish the peace and quiet on the patio or experience the surrounding area which offers a variety of activities. In addition to the Wednesday Farmers Market, Green Valley Village (an easy ten minute walk) hosts restaurants, coffee shops , beauty salons, a hardware store, gardening center, and many other services. Non-Green Valley Recreation (GVR) members are welcome to attend most classes and performances. The Community Performing Arts Center (CPAC) is a short drive form Villas West and offers numerous performances year-round. Being about equidistant between Tucson and Tubac, the villa's location affords a whole world of art, music, annual events (such as the Tucson Fossil, Gem, and Mineral show, Jazz Festival, and Festival of Books), theater, restaurants, brewpubs, bars, and infinite shopping opportunities.

Please put all bagged trash in the shed upon departure.
Failure to complete these may result in a negative review from the host.

I owned my first villa in Villas West from 2004-2015 and lived there full-time from 2010-2015. In the fall of 2024, I finally returned to Villas West and bought my present Tierra villa and began renovations. Green Valley has been my full and part-time home since 1998; the opportunity to hike, cycle, swim, and garden year round was too tempting to resist. I grew up in northwestern Washington State and have lived in Nebraska as well as Colorado before making Arizona my permanent residence.
Why they chose this property
When I was searching to find another property in Villas West after my nine year absence, I was looking for a "setback," end villa close to one of the green space "parks" and pool. The Tierra villa checked all the boxes with the added benefit of having been converted from a two to one bedroom property which creates a very spacious, open living and dining room area.
In Green Valley, the central location of Villas West could not be better; it's a ten minute walk to Green Valley Village where the Wednesday Farmers Market is held, where numerous restaurants, shops, a garden center, and many other services (hardware store, veterinarian, title company, American Legion, etc.) are located.
In addition, downtown Tucson is about a 30 minute drive north and offers almost limitless options for dining, shopping, theater, music, and several annual events (Tucson Gem, Mineral, & Fossil Showcase; Tucson Jazz Festival, and the Festival of Books to name a few). For physical activities, Saguaro East and West National Parks, Sabino Canyon, and "The Loop" (a paved bike path that encircles the city) are available for starters. To the south, Tubac is a 21 mile drive (as well as a nice, flat, scenic cycling opportunity); art galleries, shops, restaurants, the golf resort, and many annual events make Tubac a fun destination no matter what the time of year.
In short, what I enjoy most about the neighborhood is the Villas West community itself, its central location, and the short commute to all the amenities in the surrounding cities and towns.

What makes this property unique
There are many things that make my Tierra villa unique. A great deal of updating to the villa for both safety and aesthetics has been completed. Major electrical and plumbing upgrades ensure a safe, convenient environment both inside and outside the villa.
The front patio which is an additional, peaceful, outdoor living space is completely remodeled to include a planter that holds a variety of desert plantings that bloom every spring. Three new roller shades for comfort and privacy allow the patio with its view of a tree-filled green space to become quite a relaxing place to spend time alone or entertain friends.
The interior walls, ceilings, and trim have all been repainted; closets have been redesigned and closet doors replaced; new, energy efficient windows with new blinds throughout add to the overall comfort and beauty of the villa.
The kitchen has new, dimmable ceiling lights, granite countertops, new, stainless steel appliances, and hickory cabinets making it very functional and aesthetically pleasing. The bathroom with its walk-in, tiled shower is complemented by a white vanity, nicely sized sink with a dimmable light over the mirror. A new elongated, elevated toilet allows for ease of use while the oversized linen closet is a great storage area.
A queen bed, dresser, night table, closet, new Casablanca overhead fan, and a top-down, bottom-up blackout blind create a bedroom designed for a good night's sleep.
Tiled floors throughout the villa have been professionally cleaned and sealed; numerous area rugs provide decorative value and soft surfaces.
The back porch was enlarged and epoxied for additional seating while the shed which houses shelving and a new combo washer/dryer was completely rebuilt. The option of using either the combo washer/dryer or the close and enclosed laundry facility's clothesline is another way to bring a little sunshine indoors.
