Modern, renovated, well maintained & cozy 3-bedroom 1 bath lower apt in Buffalo’s historic Allentown neighborhood. Walk in minutes to the Medical Campus, Elmwood village, Allentown restaurants, and nightlife. Features a fully equipped kitchen, stylish living area with Smart TV, fast Wi-Fi, dining table, and in-unit laundry. Perfect for professionals, families, or groups seeking comfort and convenience in a prime location. Minutes to attractions -Shea’s & KeyBank center. 10 min walk to Buffalo’s metro rail station. A short 30 min drive to Niagara Falls. This property is not an entire home. The vacation rental is the lower unit of a duplex home with the owners of the home that live in the upper second floor unit.

Parking
Free street parking is available for guests. The driveway is reserved for the homeowner and is not available for renter use. Buffalo does have alternate-side parking regulations, so please pay attention to posted signs.

Noise & Quiet Hours
This is an older Buffalo home, and sound does carry. We reside upstairs in the upper unit. You are staying in one unit of a two-family property, and we ask that noise be kept to a reasonable level. Quiet hours are 9:00 PM to 8:00 AM and must be respected.

This is a residential neighborhood. Please be courteous to our neighbors—absolutely no parties or events. Maximum occupancy is six guests and is strictly enforced.

Shoes should not be worn inside the home to help keep the space clean and reduce noise between floors.

No Smoking/Vaping/Marijuana
Smoking, marijuana and vaping are not permitted inside the home. We also kindly request that you refrain from using incense or candles. A $300.00 Cleaning Fee will be applied for violations of this.

Pets
No pets are allowed. We love pets too but not at this listing. This is a PET-FREE HOME. $300.00 Fine plus added cleaning fee assessed for unauthorized pets. We welcome those with allergies.
