By booking this property, you agree to all the following house rules and all fees detailed at the end of this document. Undisclosed guests, events, and pets will result in fines. Any damages will incur additional fees. Police involvement and/or neighbors' noise complaints will result in immediate cancellation without refund. Failure to comply with any rule may result in fines, immediate cancellation, or both.

OUR HOUSE RULES

Occupancy & Guests:
Max 14 guests. Children 2+ count toward the total. All guests must be registered. Minimum booking age is 21. The primary booker must be present throughout the stay. Extra visitors are only allowed for reservations under 4 guests and require prior host approval.
Please note that there is a guest counter at the property entrance to ensure accuracy and compliance with our occupancy guidelines.

For locals:
Please contact the host directly to obtain approval for the reservation and read all the house rules before booking.

Parking:
A maximum of 3 vehicles is allowed on the property. All vehicles must be parked in the driveway only. No street parking is allowed. Please try to carpool as best you can.

Quiet Hours:
Strictly enforced 9:00 PM to 8:00 AM. Outdoor and indoor conversations and music must be kept at respectful volumes at all times.

No Parties or Events:
Quiet gatherings among registered guests are welcome. Loud parties, outside guests, and events violating quiet hours are strictly prohibited (This includes birthday, baby showers, weddings, slumber, anniversaries, graduations, bachelor, bachelorette, retirement, “intimate get togethers with non registered friends”, open ended gatherings where you have no specific guest list to provide the host is also considered a party) You will be asked to leave immediately for violation of house guidelines with no refund if this rule is broken.

No Smoking:
No smoking, vaping, or marijuana or any kind indoors or outdoors. Zero exceptions.

Pets:
Up to 2 well-behaved dogs (max 55 lbs) with prior pet fee. No dangerous breeds. Pets must be supervised at all times. Dogs must never be tied outside or left unattended outdoors. Always walk your dog on a leash and be respectful of neighbors at all times. Any pet that disturbs the community or neighbors will result in immediate cancellation. Larger dogs or more than 2 require prior approval.

Plumbing:
Only human waste and toilet paper may be flushed. Damages caused by prohibited items are at the guest's expense.

Illegal Activities:
Illegal drugs and disruptive behavior due to intoxication are strictly prohibited.

Late Checkout
To request a late checkout, please contact the host at least 24 hours in advance. Late checkout is not permitted without prior host approval.

ADDITIONAL FEES

- Unauthorized party: $1,000 per stay
- Undeclared guest: $200/person/night
- Undisclosed pet: $200/dog/night
- Property damage: full replacement cost
- Late checkout without approval: $300
