Tucked behind a historic Victorian home, this spacious, character‑filled property offers an open‑concept loft sleeping area above a full gym and dedicated game room. With roughly 1,650 square feet of space, it’s ideal for families, friends, cousins, and retreat groups looking for a relaxed, camp‑style experience rather than a traditional house with separate bedrooms.

PLEASE READ BEFORE BOOKING

New Hope Barn has ONE large, open sleeping loft upstairs and NO private bedrooms. All guests sleep together in the same shared loft space. This layout works wonderfully for families, friend groups, kids and cousins, youth or retreat groups, and guests who are excited about a sleepover‑style stay. It is not a good fit for groups who need private, closed‑door bedrooms or hotel‑style separation.

SLEEPING SETUP – OPEN LOFT LIVING

All beds are located together in an airy, open loft that overlooks the barn below. There are no walls, doors, or individual rooms upstairs. The loft functions as a big shared sleeping and hangout zone, and it is easy to head downstairs for a late‑night snack, a workout, or another round of games before bed.

THE SPACE

New Hope Barn started life as a garage/barn and has been thoughtfully converted into a warm, livable retreat. Because of its barn roots, the interior feels more open and connected to nature than a typical suburban home, which many guests describe as part of its magic.

Upstairs is the open sleeping loft. Downstairs is where you will spend your days: working out in the gym, playing in the game room, lounging with a book, or getting ready to head out on an adventure. Modern mini‑split heating and cooling on both levels, plus fast Wi‑Fi, keep the barn comfortable and connected in every season.

KITCHENETTE AND REFRESH AREA

The kitchenette is designed for simple, relaxed meals rather than gourmet cooking. You will find a K‑cups coffee station with coffee and tea provided so mornings are easy from the moment you wake up. There is also a blender, hot plate and griddle, toaster, microwave, dishes, cups, and utensils. A stick vacuum is available to help you keep things tidy during longer stays. Most guests use this space for breakfasts, quick lunches, easy dinners, and snacks between games instead of full‑scale cooking marathons.

GYM

One of the standout features of New Hope Barn is the private gym on the lower level. It includes a bench and rack with weight plates, dumbbells for strength work, a treadmill for cardio, and a pull‑up bar. There is also open floor space for stretching, yoga, or body‑weight workouts. The gym sits directly below the loft, so you can roll out of bed and be warming up within minutes.

GAME ROOM

Next to the gym is a dedicated game room, designed to keep everyone entertained no matter the weather. You’ll find a basketball shooting game, air hockey table, and a selection of family games that work for all ages. There is space to spread out for game nights, friendly competitions, and movie‑time hangouts. The gym and game room together make the barn feel like your own private recreation center.

BATHROOMS

All bathrooms are located on the lower level, which helps keep the loft quieter at night. There are two bathrooms downstairs plus a separate shower room across the hall. This setup gives groups multiple places to get ready at once. Towels, tissue, soap, and basic essentials are provided.

OUTDOOR SETTING

Step outside and you’ll find the barn backed by a quiet, wooded backdrop with open areas to relax, play, and explore around the property. You get the feeling of being away from it all, while still being just a drive from groceries, restaurants, and coffee in town. The outdoor space is great for kids to run around, for adults to sip a drink in the fresh air, and for everyone to slow down and enjoy the surroundings. It’s a peaceful, character‑filled setting you won’t find in a typical hotel.

PARKING AND ACCESS

Guests have private use of the barn, including the loft, gym, game room, bathrooms, shower room, and the outdoor areas immediately surrounding the barn that are designated for guest use. The historic Victorian home on the same property belongs to the owners and is not part of the rental, but you may see them coming and going.

Parking is available directly in front of the barn garage door for approximately three to four vehicles. We ask guests not to block the driveway or the front of the main house and to drive slowly on the shared driveway to keep things safe and respectful for everyone.

HOST INTERACTION

We want you to feel at home at New Hope Barn. The owners live in the Victorian house on the property and are nearby if you need them, but your space is private. If questions come up during your stay or you need help troubleshooting anything in the barn, you can reach out and someone will be happy to assist.

MANAGING EXPECTATIONS – IS THIS THE RIGHT FIT FOR YOU?

New Hope Barn is a converted garage/barn, not a standard residential house. The space has tons of charm and personality, but it may feel more open, airy, and occasionally drafty than a new build. In a countryside and barn‑style environment, it is possible you will see the occasional small bug or critter, especially if doors are left open. We keep the property clean and well cared for, but we also want guests to understand that this is a more natural setting than a sealed, urban apartment.

Because the layout is open, sound carries easily from the gym and game room up into the loft and between different parts of the space. If someone is staying up late talking or playing games, others will probably hear them. Quiet hours and considerate noise levels help everyone have a good night’s sleep.

Stairs are required to access the loft, so the barn may not be suitable for guests with significant mobility limitations or for anyone who has difficulty with stairs.

In short, New Hope Barn is perfect if you are looking for a fun, shared, sleepover‑style experience with your favorite people, complete with your own gym, game room, and a peaceful outdoor setting.
