Clean, family friendly, easy check in. The only thing I’d warn people of is the access to the river from this property. It was hard to get into and out of the river from this location. Especially with kids or older adults.

Tipi and bathroom were better than expected (large,clean and well stocked). This is an older property & needs a little TLC. All the grassy areas were overgrown and had a TON of ants. No direct river access for swimming/splashing. This is a cute,cheap place to stay if you plan to float the river. We will be back once our kids are a little older as this just wasn't a great fit for toddlers.

Host and staff was amazing !!!!Not what I would call usable "river access" The property was riverfront there just wasn't safe usable access to actually sit in and enjoy the river. Ended up having to pay 15 pp up the road at Rio Guadalupe. The first two nights were great, quiet etc. The last night a large group had rented most of the other tipi's and stayed up partying till 4am. If I had known a large group of adults were taking over all the other housing I would have never booked the last night. I was assured it was not a party place and quiet time was at 11pmIt was Miserable We couldn't complain without them knowing who did it since there were over 20 in their group and 3 in ours.Had to drive 4hrs home and go to work on zero sleep

A lot bigger than expected. Loved the private bathroom and the experience of sleeping in a tipi.
