Our one-bedroom VRBO in downtown Knoxville offers a comfortable, flexible stay with a king bed and a queen pullout sofa, perfect for up to four guests. Located in the heart of the city’s dining, nightlife, and attractions, it puts you right where you want to be. Space and sleeping setup • The primary bedroom features a king bed with quality linens, ideal for couples or solo travelers who enjoy extra space. • The living area includes a queen-size pullout sofa, allowing the apartment to sleep up to four guests comfortably. Location and convenience • Stay in downtown Knoxville within walking distance of Market Square, Gay Street, and the Old City, with restaurants, bars, and shops just steps away. • Guests have easy access to the UT campus, local venues, and riverfront trails, often without needing to drive everywhere. Amenities and vibe • The one-bedroom unit includes a full kitchen or kitchenette, Wi‑Fi, smart TV, and in-unit or on-site laundry for a home-like stay.
How guest access works • You will receive either a unique entry code that lets you lock and unlock the door during your stay. • Access will be time-limited to your reservation dates for added security and peace of mind. What you can expect • No physical keys are needed; you simply use the code sent in your welcome/check-in instructions. • If you have any trouble at the door, the host can update or resend your access remotely in most setups.

Parking is in the Overlook Building to the left of the Riverhouse building you are staying at. There is a spot under this building for Apartment #13. It is on the left hand side near the back and is clearly marked Riverhouse #13. There is a cement column so unload first and back in please. Fully back into your spot and in between the lines. If you park in any other spot other than the 13 Riverhouse spot you will be towed or booted at your own expense! If the spot is taken there is a parking lot across the street you can pay to park or you can use the parking garage which is my recommendation. If the spot is taken we apologize; this is why we don’t charge for parking.

Stay requirements • A valid driver’s license must be on file with VRBO associated with your reservation. • Please share what brings you to town (business, leisure, event, visiting family, etc.) when booking. • Your VRBO account must have a clear profile picture of you so the host can easily verify who is arriving. Before and during your stay • Be sure to read the Guest Book/House Manual prior to arrival so you understand check-in, parking, house rules, and how everything works. • No refunds of any kind will be given after 6 p.m. on the first day of check-in, so confirm your plans before arrival. Local help and recommendations • If you need recommendations for restaurants, coffee shops, attractions, or things to do in Knoxville, just send a message through the app and the host will gladly help.
How guest interaction works • All communication, check-in details, and support are managed through the app, so there is no need for in-person meetings unless specifically requested. • Messages are monitored so any questions or issues can be addressed promptly while still giving you space. • Messages are monitored during host availability (8 AM - 9 PM), ensuring quick responses while respecting your space.
