The Royal Villa in Berchtesgaden was built in 1853 on behalf of the Bavarian King Maximilian II, based on plans by architect Ludwig Lange. It is a listed historic building and is located west of the town centre on Kälbersteinstraße, above Luitpold Park, which opened in 1893.
The apartment, which does not have a kitchen, is located on the 2nd floor and offers a view of the impressive mountain panorama. High, stylishly painted ceilings lend the rooms a regal ambiance.

The tastefully furnished studio apartment features a comfortable box-spring bed, ample closet space for clothing, and—instead of a kitchenette—a fully equipped coffee corner with a kettle, small oven, small refrigerator, and various small appliances. You can prepare breakfast and enjoy it at the dining table or the coffee table. We’ll wash the dirty dishes for you. The apartment also features a bathroom with a bathtub, rain shower (including a shower curtain), sink, and toilet. A hair dryer, makeup mirror, and plenty of hand and bath towels are provided. Electronics: CD player, DVD player, flat-screen TV, cable TV, radio, free Wi-Fi.

There are many restaurants in the immediate vicinity of Kälbersteinstraße. (Italian, Greek, Chinese, German cuisine, vegetarian) Additionally, supermarkets such as Edeka, Rewe, Penny, and Lidl are located in town. Health food stores, pharmacies, and drugstores are within easy walking distance.
Right outside the front door, Luitpoldpark—with its stunning view of the Watzmann—invites you to linger. Right next to it is a well-maintained mini-golf course for family fun. Above the building, the historic brine pipeline trail, with its informative display panels, winds along the rock face towards the Lockstein Chapel. From there, several lookout points offer a magnificent view over the rooftops of Berchtesgaden. The “Haus der Berge” is just a short walk away and invites you to an exciting tour even in wet weather.
From the bus stop below the Royal Villa, you can reach all the sights throughout the Berchtesgadener Land region. The historic End-Bahnhof at Triftplatz is easily accessible on foot for both arrival and departure.
