About this property

House / Villa - SpelloHouse with garden

"GRAN PANORAMA" is a house with 70 m² of living space and a 2,500 m² garden on Monte Subasio (the sacred mountain of Saint Francis of Assisi). The house stands high above the enchanting Roman village of Spello, 5 km away, and the other splendid towns of the Valle Umbra which are rich in artistic and cultural heritage. From the large terrace there is an extraordinary view which takes in four regions of central Italy: Umbria, Marche, Lazio and Tuscany. The view extends for 142 km.Situated in the centre of Umbria, the house is an ideal base for exploring this beautiful region which is known as 'the green heart of Italy'. Within easy driving distance are many fascinating and people-friendly historic towns such as Assisi, Spoleto, Perugia, Todi, Orvieto, Gubbio, Montefalco, Trevi and Bevagna. It is also a suitable base for day trips to Rome, Siena and Florence. The house, which lies on the edge of the nature park of Monte Subasio, is an excellent starting point for nature walks on marked paths. Not to be missed is the trail along the old Roman aqueduct which joins Spello to the tiny walled village of Collepino: a walk which combines history, landscape and naturalistic interest.

Very well equipped! There was not a single item that we needed and that was not provided. The kitchen was remarkably well furnished with amenities for making full meals. We made use of the pool to refresh ourselves after the hot days of walking and hiking. The terrace allowed for relaxing, dining al fresco, watching sunsets, and stargazing at night! Stefano is an extraordinary host. We will definitely be back.

The Villa exceeded our expectations. Stefano and Anna were superb hosts and the accommodations were wonderful and so well equipped. The view of Foligna and Spello from 2300 feet up Mt Subasio is spectacular, Spello and close by Assisi were fantastic a

The ‘Gran Panorama’ house doesn’t disappoint. The views are spectacular. The house was very clean and has everything needed for a long stay. The kitchen is very well equipped; the bedding is comfortable. Stefano was very welcoming and even bought and delivered the one thing I couldn’t find in the kitchen after I asked if they had it. This is a great location for exploring the many nearby hill towns.

The perfect Italian escape

The views at Gran Panaramo are simply beautiful and have to be seen to be believed. Stefano and Anna were the perfect hosts and the house had everything you could possibly need. The lovely town of Spello is right on your doorstep, with Assisi, Montefalco and Lake Trasimeno not too far away. I would happily recommend the house to anybody and look forward to coming back one day.

Complete relaxation

We have been here before in 2017 and loved it. The views are spectacular the house is fully equipped and you can bbq as well. There is a lovely small village just 3-4km away that has a bar and restaurant in the evening which we highly recommend if you don’t want to cook in the evening. The plunge pool was perfect to go in to cool off then sit under the umbrella again.

What can I say! The house was incredible! The views are awesome! It takes a little use to getting to the property but once you are there it is simply beautiful! The owners are very friendly and have thought of just about everything with their place so you can have a wonderful vacation! We have stayed at many VRBO rentals this ranks right up with the best!

Beautiful Spot

We had an amazing time. The pictures don’t entirely do the view justice. It is a bit of a drive up the hill from Spello but the view is worth it and only 5 minutes from town. The house is well equipped and Stefano was incredibly helpful. The pool may be small but it was perfect for cooling off and relaxing in the sun with a cold drink. I would stay here again in a heartbeat.

Splendid Spello

Beautiful property and home with gorgeous views. Stefan and Anna were very helpful with checking us in, welcome gift of local products, local insights on hikes and dining. We thoroughly enjoyed the Roman Aqueduct hike and a hike to waterfalls in nearby Pale. Homemade dinners enjoyed on the patio was a highlight for our family. Thank you Stefan and Anna!

Stefano's home is marvelous. There is an incredible amount of stonework that's gone into this home. It is a work of art. The view is spectacular and if you want to hike there are good trails just down the road. Stefano and Anna were great hosts and very good at explaining how things in the home worked.

Custom Villa in the Hills

The host was super friendly and literally went out of his way to make sure we had a great stay. We wanted to do the Aqueduct walk, which he helped to plan and implement, but we only wanted to do it one way. He met us in Stresa and drove us to Collepino so we could walk back to the car, playing tour guide along the way. He made a dinner reservation for us the first night at a great restaurant. The place itself is amazing, fully equipped with more things than you could need, an amazing view that never got tired and a modern rustic decor.

Beautiful mountainside villa

We loved everything about the house. We woke up to views of Spello and neighboring towns from our balcony and patio. The house had every conceivable convenience. Well equipped kitchen with all necessary pots pans etc for meal preparation. Nice fireplace and outdoor fireplace for barbecue. Close proximity to numerous hilltop villages. Stefano was accessible whenever a need arose or we had a question. I would recommend 100% and would definitely return again.

Exceptional!!

We have rented homes previously in Italy and France and had three on this trip and none have come close to this fabulous property. The design and furnishings are exquisite; no matter your level of cooking there is everything you could possibly need in the kitchen including, for our stay, bread, ham, milk, beer, fruit, wine and a lovely homemade pie. The outdoor space is equally gorgeous and the view is stunning. Stefano and Anna could not have been more helpful or gracious and our only regret is that we could not stay longer. Mountain Top Retreat with a Perfect Location in Umbria

Amazing... the physical structure is stunning... the view is even better! Our gracious hosts were so accommodating and very easy to communicate with... Stefano and his lovely wife actually "rescued" us when we got lost on the very first day of our arrival. Long story but with an amusing ending. Located near many touristy sites... Perugia... Assisi... Spoleto and of course the nearby village... Spello. We enjoyed the solitude and the panoramic view.. a perfect balance. Excellent value for the money... Thank you again Stefano.

Once again an amazing stay!

This is the 2nd time we have stayed at Casa Gran Panama. This is truly my happy place and feels like home. Stefano has put so much love into this home. Stefano and Anna are excellent hosts. The view from the patios are spectacular! Whether it be morning coffee, dinner in, or evening wine, the patio is the best place to be. The house has everything you could possibly want and more. The aqueduct trail is wonderful, especially followed by a dip in the pool after 😉. I am very sad each time we have had to leave as it is never enough time spent in beautiful Umbria and Casa Gran Panorama. Although we just left, I cannot wait to return. Would highly recommend Stefano & Anna's home. Thank you again for the wonderful hospitality.

The perfect mountain retreat in a beautiful small old world Umbrian town.

We stayed four weeks in this beautiful mountain retreat on Mount Subiaso. The two storey stone cottage was very clean with a well equipped kitchen, a plunge pool we used daily, air conditioning and lovely outdoor covered balcony to eat breakfast and admire the sweeping Umbria Valley. There is a 10 to 15 minute drive down the mountain to the old Spello town, but you must have a car, preferably small to negotiate the narrow roads and streets. Our host, Stefano was delightful, very responsive to our needs via WhatsApp and an expert at using Google translate. Spello has excellent restaurants, great mountain walks, an easily accessible supermarket and friendly locals. We will return. Ciao Stefano.

Midway Between Heaven and Earth

We stayed at GRAN PANORAMA from Sep 26 through to Nov 16. The views out over the valley are stunning, and ever changing with the light throughout the day. We have travelled extensively and can say we have never found a better patio to sip wine, read a book or just chill and enjoy the vistas. The drive up and down the mountain was a bit intimidating at first but soon became an enjoyable experience. The owners (Stefano and Anna) thought of everything to ensure the Villa was fully equipped, and checked in with us often to see if we needed anything. The property is ideally situated for “day tripping” to the hilltop towns in Umbria. The seven glorious weeks we spent at GRAN PANORAMA flew by and we are now planning our return for next year. Thank you Anna and Stefano for making our stay so memorable!

Better then we expected!

My friend and I stayed here for a rainy, foggy, chilly week in October...What can you say? Stefano was great & tried to make certain that in spite of the weather we were having a good time! He took us on a personal tour of hiking trails, suggested restaurants etc. The house library has anything you would need for the area. One day we drove to Lake Trasimeno, and low and behold there was sun! The house has a wood pellet stove that warms it nicely. As everyone has said a car, good driving skills are necessary! The hiking trails are just as I had hoped. Spello is darling! You are very close to all of the unique places for St Francis, one of the reasons I chose the house. They left enough food for us to survive for a week! That was so appreciated! Thank you Stefano & Ana for your lovely Italian hospitality and caring. Stefano took us to return the car, got our train tickets and took us to the train!

Exceptional Mountain Retreat in the Heart of Italy

We came upon this holiday rental completely by accident and we couldn’t have had a better, more wonderful vacation if we had intentionally planned to spend time in this lovely place. My sister lived in the area years ago and completely raved about the natural beauty of the region as well as its liveliness as a cultural and historical centre. We were lucky enough to find ourselves here in the early spring and were more than pleasantly surprised at how lovely the location is. We travel often and never have we arrived at a location where the pictures just didn’t do it justice. Our hosts were exceptionally welcoming and made sure that anything we needed got taken care of immediately. They are friendly and helpful and completely respected our privacy while making sure that we could want for nothing. The view from the terrace is not only spectacular and the home exceptionally comfortable, but it felt like our home away from home with all the little extras of being in Italy surrounded by medieval towns all within easy reach. From here we traveled to Rome (the longest ride at 2hours), Florence (only 1.5 hours), San Marino, Rimini, Orivieto, Norcia, Assisi (within 15min) for the day without any problems which made this the perfect base for us. My husband is also an avid road and mountain cyclist and he couldn’t have been happier with the location since it allowed him to do both right from our doorstep. Often one thinks that Tuscany is the spot to cycle, and although he would love to keep this place a secret from other cyclists he couldn’t have been happier with the multitude of routes available here. The house is exceptionally well equipped, and far exceeds standards of Italian vacation homes. The kitchen had every modern convenience that one would need to spend a month in a country home. The bedrooms were comfortable and the beds just heavenly. The spot is tastefully and artfully decorated. We traveled with two teenage girls that found the sunbathing on the terrace sublime and the short walk into Spello for ice-cream worth the trek. Since the house is only a short 3k walk through scenic paths into town, we often chose to do that rather than drive in. I’m not sure how something so close to everything still seemed so pleasantly removed from the hustle and bustle yet completely within it. It was exceptionally difficult to leave at the end of our month and given the chance to return we will definitely make our back to this dream of a home.
