Enjoy the beautiful views of Venice as well as good Italian meals on our newly renovated Terrace !

Enjoy also life as a Venitian in this beautiful and spacious apartment (90 square meters) located in an authentic neighbourhood close to the very lively campo Santa Marguerita !

The apartment has an Art Deco style with a wooden library, decorated glass panels and an iron staircase. It has a great living / dining room (approximately 50 m2), 2 separate bedrooms with their own bathrooms as well as three mezzanines. It is also very comfortable with its Satellite TV, Blue Ray reader and Wifi internet. The towels (1 big and 1 small per person) will be at your disposal, the beds and cleaning will have been made for your arrival.

The apartment is located on the third and top floor of the building with its own access to the rooftop terrace. As usual in Venice, there is no elevator in the building. However, if you do not travel light, you can book a luggage carrier in Piazzale Roma (when coming by road from the airport) or at the Santa Lucia train station, who can help with your luggage and guide you to the apartment. Piazzale Roma is only a 10 minute walk from the apartment.

Venice is a magical city and our apartment is a very charming place to stay thanks to its tasteful Art Deco renovation and beautiful roof top terrace where you will be able to take a drink or meal with a view on the San Marco tower.

We love the neighbourhood which is away from the crowd but at the same time lively (University C'A Foscari, Campo Santa Marguerita), cultural (close to the Peggy Guggeiheim museum and the Accademia gallery) and very beautiful (we recommend highly the San Basilio / Zattere walk by the Giudecca canal which is 5 minutes from the apartment and boasts one of the best view in Venice).

The apartment is very conveniently in an Italian neighbourhood close to the Architecture University located at a 12 minute walk from the Accademia bridge, two Vaporetto stops from the San Marco Piazza and a 10 minute walk from the Piazzale Roma road station or Ferrovia / Santa Lucia train station.

Beautiful apartment in a lovely location

We visited Venice for the Venice marathon, the location was ideal, a short walk to boat/bus/tram routes, the area was perfect, relatively quiet but with just enough little restaurants bars nearby. The apartment itself had some amazing features, the rooftop terrace had stunning views, the apartment was spacious and well catered for in terms of facilities.

Quirky apartment with 360degree altana

Fantastic apartment with lots of space - twin room and open mezzanine extra double bed with ensuite bath. Double bed with mezzanine open double and ensuite shower. Also open mezzanine over lounge with single bed. Lovely art deco stained glass and woodwork. Tiny iron spiral staircase. Terrace is stunning with 360 degree views of venice.

Comfortable and relaxing base for exploring

We were warmly welcomed by a friend of the owner, who also swiftly helped us with a travel question on the second day. Good communication at all times. The living room was the perfect place to return to after each day's sight seeing. High ceilinged and spacious, yet a homely feel with some charming touches. The kitchen area is well laid out with room to prepare and everything to hand. The bedrooms are a bit austere but the roof terrace is a real bonus and so peaceful with extensive views. The area is attractive with a nice canal and good local bars and small shops. There were various celebrating groups of students on the streets, but we slept well without disturbances all week. We had a very enjoyable holiday and have recommended it to close family.

A great spot to explore Venice

We really enjoyed our stay in the apartment. It was comfortable and, important when visiting in winter, very cosy. It’s in a quiet and friendly neighbourhood with good restaurants nearby.

Perfect apartment in an authentic area of Venice

This is a wonderful apartment away from the busier parts of Venice, but still with a vibe. There's local residents as well as students attending the University. It's only a short walk to places like Academia or Zattere, with many places to eat and drink locally. The apartment is furnished to a high standard, is comfortable, and the ròof terrace is a bonus. The booking in arrangements went to plan and we received a warm welcome from Rana.

Lovely apartment with wonderful views.

This is a nice spacious apartment close to the San Basilio vaparetto (water bus) stop. There is a small roof terrace, which is nice for evening drinks. The apartment is well stocked although the water pressure is not brilliant- so don’t try and shower at the same time as putting the washing machine on! There are a couple of small supermarkets nearby with one opposite the vaparetto stop, so handy at the end of a day sightseeing. You can buy tickets for the vaparetto for a day, 3 days, 7 days etc which give unlimited travel. ( Rialto/ San Marco/ Ferrovia are the main places but the supermarket might sell them too) Well worth it! There is also a handy app called CheBateo which gives all the times, routes etc in a range of languages - we used it a lot! Overall, a nice apartment- could have more light in the kitchen as it was quite dark to work in, but still fine. The bottle of Prosecco for our wedding anniversary was a nice treat too!

Lovely apartment

We enjoyed our stay at this apartment, it had lots of character and plenty of space. The owner of the apartment was great at providing information. We enjoyed sitting on the altana, although we could only do so at night as it was very hot and the parasol was broken. We enjoyed the local pizzeria and the nearby vegan restaurant (the only one in Venice!) The location was near lots of supermarkets for supplies.

Perfect location

We had a lovely stay for a month in this homely property. Large and spacious with the highlight being the views from the roof terrace. Excellent location for transport, access to the vaporeti lines one would want to use. Proper Venetian neighbourhood rather than a tourist spot. Lovely neighbourhood market, restaurants and cafe just along the street with very friendly owner. Apartment had all necessary equipment for cooking. WiFi and internet worked but we still couldn’t get emails for some reason. There are a lot of steps but it kept us fit. We used Stephanie’s shopping trolley as all the Venetians do! Owners responded quickly when we had an issue with boiler and was fixed straight away. I’m reluctant to recommend this property as we want to come back again and it might get booked up!!!! Seriously it is an excellent property if you want a home from home in a beautiful Venetian neighbourhood away from the tourists!!! 😂

Very nice apartment

Really nice apartment with every thing you think of or needed in the apartment. It's in a quieter area so you can get a good sleep after a busy day around Venice. A cafe and pizza takeaway right out the door. The roof terrace is brilliant for views and the sun after a long day. We really enjoyed staying here.

Couldn't be bettered!

Terrific apartment, very unusual, huge living/kitchen/dining room with double-height ceiling and beams, two bedrooms (one double, one twin) and two bathrooms, plus a roof terrace (altana)! Very well equipped kitchen, with enough crockery and cutlery to feed a small army, dishwasher (yay!), toaster etc. Two large sofas and an easy chair made for a very relaxed space. Location was terrific: very quiet, with a wide fondamenta unlike most of the very narrow ones you find the rest of the city. This is the University quarter, so the restaurant and bar prices tend to be lower. We ate at two really good restaurants in Campo Santa Margherita: Al Sportivi and Pier Dickens, and also at an even more local restaurant, Da Codroma, on Fondamenta Briati, which was splendid. There is a lot to see in the local area, and it seems very relaxed, no bustle. Great local churches, including San Sebastiano, which is virtually decorated by Veronese (who is buried there) and only a short walk to several others, including the amazing San Pantalon, with the world's largest painting on the ceiling - a riot of trompe l'oeil. Really can't think of anywhere better to stay if you want a great Venetian holiday. Thank you!

Beautiful, spacious apartment

We had a brilliant stay and wouldn't hesitate to recommend the apartment. There were 4 of us staying and there was ample space for all of us - the layout is great so we didn't feel we were getting under each other's feet all the time! The facilities were great too, just what you need for a week away self-catering: modern, functioning kitchen; good hot showers and a big TV with Blu Ray player. Was really pleased with the location - if you've not been to Venice before, when you look at it on a map it looks really far out into the more residential area, but in reality the city is really small and the apartment is really close to lovely local bars and restaurants at Campo Santa Margherita and Campo San Barnaba, a 5 min walk to the San Basilio vaporetto stop, and even the grand canal is not more than a 15 min walk away. We barely needed to use the vaporetto and walked to locations such as the Accademia bridge, the train station, the Salute church, Ca'Rezzonico and all around San Polo with ease. In addition, you have the benefit that it is a really quiet little street so there's no noise at night, and the prices for food and drink come WAY down from locations closer to San Marco! Oh and how could I forget - the Altana! Brilliant for a sunny morning breakfast on the roof, with a view over the whole city. Would recommend to anyone looking for a relaxed self-catering break in the city.

Un formidable séjour à Venise

L'appartement de Stéphanie est absolument formidable. Situé dans un quartier calme et très agréable où l'on vit "à la vénitienne", mais qui permet un accès facile à toutes les commodités et tous les sites à visiter, il est très bien équipé et adapté pour une famille. Le contact avec la propriétaire et avec la personne qui a remis les clés a été très simple et amical, avec des arrangements très sympathiques quant aux horaires d'arrivée et de départ. Compte tenu des températures hivernales et malgré le soleil, nous n'avons hélas pas trop profité de la magnifique terrasse avec une vue magique sur tout Venise, mais ce doit être bien appréciable aux beaux jours. Nous reviendrons à coup sûr.

Die Wendeltreppe

Die äußerst charmante Ferienwohnung war schon auf der unteren Ebene mehr als geräumig. Über eine nostalgische Wendeltreppe gelangt man auf eine zweite Ebene und von dort zur Dachterrasse mit Panorama- Blick über Venedig. In unmittelbarer Nähe sind zwei Restaurants die der/die Hausherr/Hausdame in seiner Info - zu Recht - empfiehlt. Aber auch die Küche des Appartments selbst lässt keine Wünsche offen.

Wunderschöne Ferienwohnung mit toller Dachterrasse!

Wir (2 Ehepaare) hatten das Vergnügen, unseren 1-wöchigen Urlaub anfangs Sept. 2024 in einer wunderschönen Ferienwohnung in Venedig zu verbringen und wir können nur Positives berichten. Die stilvolle u. gemütliche Atmosphäre hat sofort für ein Wohlgefühl gesorgt. Jede Ecke der Wohnung strahlte Wohlbehagen u. Komfort aus, was unseren Aufenthalt noch angenehmer machte. Die Ausstattung war hervorragend- von modernen Komfort bis hin zu liebevollen Details war alles perfekt aufeinander abgestimmt u. wir konnten unseren Urlaub in vollen Zügen genießen. Belohnt wurden wir zudem mit einem herrlichen Blick über Venedig von der tollen Dachterrasse. Besonders hervorheben möchten wir die Betreuung vor Ort. Die Gastgeberin war sehr freundlich u. hilfsbereit, stand uns jederzeit mit Rat u. Tat zur Seite u. hat uns wertvolle Tipps für unseren Aufenthalt gegeben. Die Lage der Ferienwohnung könnte nicht besser sein! Vom Sestiere Dorsoduro aus, haben wir die wichtigsten Sehenswürdigkeiten Venedigs in kürzester Zeit erreicht u. konnten gleichzeitig die charmante Atmosphäre der Stadt genießen. Alles in allem war es ein traumhafter Aufenthalt, den wir jedem nur wärmstens empfehlen können. Wir freuen uns schon auf unseren nächsten Besuch. 👍👍👍👍 Aufenthalt gegeben.

Très bel appt conforme aux photos et descriptions de l'annonce. Bien équipé et bien agencé, le terrasse sur le toit ajoute un cachet et confort supplémentaires. A 15 min à pieds de la Galeria del'Academia et du Grand Canal, une placette avec 2 bars et 2 restos se trouvent en bas de l'immeuble. Réponse et conseils rapides de la propriétaire et assistance /présence de la gestionnaire pour remise des clés. A recommander sans hésitation.
