Riverfront Ski Chalet Cabin only minutes to Sunday River Resort & Trails Galore!
Approximately 1 mile from Sunday River Ski Resort's access road, you'll find a recently built "ski chalet" on 3 acres of gorgeous land along the Androscoggin River. The home boasts radiant floor heat, 3 bedrooms, 4 single beds (bunk style), 2 queen beds, and 1 pull out fouton, and your very own 6 person hot tub just a step off the deck overlooking Mount Will. Two full baths with a custom tiled shower and granite counter tops throughout gives this property a feeling a elegance. Over sized mudroom gives you plenty of room for coats, skis, and boots and includes a washer and dryer. The area is activity packed with hiking, fishing, and UTV/Fourwheeler adventures for the summer, and skiing, snowboarding, and snowmobiling for the winter. Grab your family and friends and enjoy the beautiful mountains!
How to get to the river: On the backside of the property, on the right, there’s a trail that goes straight back to the river. Take a left and walk down the hill and through the tall growth for five minutes. Just before the bridge on your right you’ll see a tree marked with red; our property borders this shared conservation area of 25 acres and affords the best access to the water. Please take care walking down to the water as the path is untamed - access is discretionary but I will say that most consider the effort well worth it, especially if you can get to the sand bar just left of the large rock in the middle of the river.

1) What are the floor layouts & sleeping arrangements?
1st Floor:

2) Is the house air conditioned?
Mostly, but it is not central air. The upstairs master bedroom is furnished with a portable 12k BTU air conditioning unit. The downstairs shares a 14k BTU portable air conditioning unit which keeps the edge off. We have not had any complaints regarding the temperature of the home.
3) Is the river accessible and can I swim there?
Yes, most of the time but access is discretionary. The property borders the Androscoggin River and has a long trail along it affording beautiful views & great hiking, but much of this area is an embankment with a 10'-20' drop down to the river. If you steer left while approaching the river, you will find better river access but it's not for everyone. I would not recommend it for young children or dogs, although I've seen many use it so. Please bring a lifejacket if you or your children plan to swim and remember that access differs greatly from the ease you'd find at a lake house. That said, the seclusion is absolutely incredible. Hope this helps to best explain!
Directions to river access: Follow the trail to the river from the back right hand corner of our yard. When you arrive at the river, turn left and follow the foot path down the hill and through the brush for 3-5 minutes. Before you arrive at the wooden bridge, you will see a red marker on at tree at the riverside. Difficulty decending this embankment will depend on the time of season & rainfall. Early spring the river will be extremely cold, high, and fast moving. As the season progress, it usually warms up, lowers, and slows. A sandbar is usually accessible just downstream of the large boulder in the riverbed. Enjoy but PLEASE BE CAREFUL. The current can be overwhelming and debri in the river can be very dangerous in particular for kids or pets. Lifejackets recommended but not supplied. Also note that a short drive to Bethel's skatepark affords better water access upriver where Davis Park meets the Bethel Pathway and there are guided tours of the river and tubing offered by Bethel Outdoor Adventures which just a few miles away upstream.
4) How is the fishing?
Anglers report fantastic fishing right off the doorstep! Fish Species found in the Androscoggin Brook, Brown and Rainbow trout, landlocked salmon, and a substantial population of smallmouth bass. Trout fishing peaks in spring and fall, but summer is prime time for big river smallies. For best access point, please see previous question.
5) Is there a TV in the master bedroom?
Currently there is a smart flatscreen TV with Wireless capability but no cable.
6) Do you have chairs for around the fire pit, and is there a horse shoe pit?
There is seating near & around the fire pit. We supplied a large picnic table, 4 Adirondack chairs, and a deck that sits right in front next to the fire pit. There are 3-4 additional foldout chairs in washing machine closet. You may want fold out chairs for the river if you are venturing out to the sandbar that is usually accessible 5-10 mins walk downstream. There is a basic horseshoe pit in the back yard but it is not in good shape at the moment.
7) I was just wanting to know what we should bring. For example are linens provided?
We provide as much as possible to tenants so I expect you’ll have most everything you need to be comfortable. Linens and towels are provided, as are standard shower gel and shampoo amenities. Anything you’d need for the river itself is not provided eg fishing equipment, chairs, life jackets, etc. other than that let me know if I can answer any other questions.
8) What is there to do in the area?
There are so many outdoor activities in those parts I don’t know where to begin. Rent four wheelers at Jericho, float the river in your back yard by renting a tube at in Bethel, explore Grafton Notch State Park (Screw Auger Falls & Step Falls are a must), hike adventurous Mt Will across the street, and dine at Sunday river Brewery or the smoked meat trailer next to The Good Food Store - an awesome local grocer in of itself!
