Roll out of bed and onto the beach - 1/17 22nd Avenue is a tri-level townhouse ideal for the beach-lover and those in need of relaxation. Bring your swimmers, surfboard and wetsuit with Murray's Beach at your front door. This position not only ensures peaceful nights but also a 5 minutes walk from the centre of Sawtell. Tiled stairs lead to the main living area located on the second level.
The open plan living area features a lounge suite and a large LCD TV with surround sound, DVD player and iPod dock, along with a lovely wooden dining table which seats six. The kitchen is neat and modern, including a dishwasher and microwave and leads out to an undercover tiled balcony with six seater outdoor setting and a large stainless steel four burner hooded BBQ including side element. (Please note that the kitchen is not equipped with an oven. Stove top only). A second toilet is also located on the second level for your convenience.

Firstly, that first photo you see of the exterior isn't even the property, it's one of the other ones in the complex.
As soon as we arrived we were greeted with spiders, dead cockroaches, dust and cobwebs throughout the house. On our first night I ended up killing 4 spiders in the upstairs bedroom which was quite distressing and lead to no sleep over the weekend.
I've been told this place undergoes yearly pest treatments but I highly doubt that considering the condition of the property.
I wouldn't stay here again or even deal with the agents, they're fast to reply to emails however are extremely un-flexible in regards to check in times even when asked a month in advance.

Firstly, I would like to make it clear to future guests that the photo shown of the front of this property is indeed the holiday property in question, it may have looked slightly different as it has recently had a new double garage door installed and a updated photo of this garage door had not been uploaded to our website.
As stated in our Terms and Conditions, we ask that guests advise our staff upon their arrival if there any cleaning or maintenance issues. It is also clearly printed on the Terms and Conditions leaflet that is given in guest arrival envelopes with their keys. The property is pest treated regularly as are all of the properties managed by our Agency here on the Coffs Coast. The pest treatments have obviously made a difference as the cockroaches that were allegedly seen were dead.
I would happily have sent our cleaner back to visit the property upon your arrival to remove as many spider webs as physically possible, but again, we were not made aware of your findings until days after your departure.
Our check in and check out times are very reasonable, being check in at 2pm and check out 10am. Our Agency is strict at sticking to these times as our cleaners are allocated specific time slots to clean their properties prior to the next guests arriving.
Again, as per our discussions via email post departure, we ask that guests advise our staff members of any cleaning or maintenance issues upon their arrival or before they vacate so that the matter can be rectified to assist you in enjoying your stay more comfortably.

Nice home, Our stay was lovely, but there were a few things that were unhelpful.
The floor was very wet when we arrived, as was the couch. Fresh from being cleaned, however we arrived at 5pm. Our check in was from 2pm. Either the clean was carried late, or far too much water was used to mop. We used several towels to soak the excess water. The couch looked to have been steam cleaned.
The couch remained wet/damp our entire stay unfortunately. As did the garage floor. Wet and slippery for days.
I was unaware the master bedroom was on 3rd floor and remainder of bedrooms on ground floor. The master was untouched by us, so we could be near our young children. I may have missed the bedroom configuration mentioned in the advert?
A few basic items such as dish washing detergent and hand soap should have been supplied too.
The bottles supplied were basically empty. This was a little disappointing as these items cost very little to provide to guests.

Quite cheap for the location and property, so good value for money. The property needs a little TLC and there were a few minor issues - no outside lights worked, we arrived after dark making it very difficult to sort ourselves out - fairly bad TV reception and TV remote in one bedroom didn’t work despite having batteries - no overhead light in upper ensuite just a skylight and small mirror light - cooktop but no oven. Having said that, good price great location and the place was tidy enough.

We had a lovely relaxing time. A short walk through the bush to the beach. Bedrooms and bathrooms clean and comfortable. The lounges, though, could use a clean and the mould on the ceiling in the lounge room was disturbing.
1. Windows and window sills had not been cleaned, some had bird faesces and cobwebs
2. The outdoor veranda and chairs were not cleaned and had pieces of wood, dirt, bird faesces, rice and other food matter on many areas (we cleaned this so we were able to eat at the table)
3. We were not provided a kitchen scourer or sponges (we purchased these ourselves)
4. The lounges and one of the beds has sheets that smell wet, damp and musty
5. Some of the kitchen utensils were not clean and were faulty
6. All floors were visibly dirty covered in dust, dead ants, dirt and rubbish (photos supplied)
7. We found a pair of someone’s underpants in the bedroom on the ground floor (photo supplied)
8. Pest- black spider and ant infestation
9. The shower drain on the ground floor is blocked and as a result floods if someone showers in the bathroom
We have spent the day cleaning the property so we can enjoy the rest of our stay.
Despite this the property manager was very responsive and did everything she could to resolve the matter, however unfortunately we didn’t feel it was resolved to our level of expectation.

We had a wonderful 8 nights in beautiful Sawtell The villa was in a Fabulous location directly across from the beach. We found the house to be cold, didn’t get any of the wonderful winter sun. Was a bit nervous about using any of the several heaters that were in the lounge. Tried one and it tripped the power. Carpets, curtains, fan in the main bedroom need to be replaced or given a good clean. It seemed to me than a Reno would be happening soon. Lounge, dining area is large and comfortable. Wifi would have been handy. Kitchen small. Broken coffee machine needs to be taken away. Lids are needed for the saucepans. Plenty of everything else. Downstairs bathroom is new and lovely. We were told there had been a problem with the cleaner and the bbq hadn’t been cleaned. It was very icky so we didn’t use it. Goodness knows what the last guests did to it. Didn’t affect our stay. Wouldn’t recommend to anyone not wanting lots of stairs. Overall it’s a beautiful property with lots of potential.

I recently had the opportunity to stay at this great townhouse in Sawtell. Can't rave enough about the location of the property and the town of Swatell itself. A great spot for a young family. The townhouse had everything we needed for a very comfortable stay. Would recommend.

It was a perfect spot for a place to stay whilst we were up for a family wedding. Fit three couples very easily. Great location and the coffee shop at the end of the street was unbelievable.

Good location
Format of property suited our needs very well. Location was very quiet and good in terms of hearing the ocean, proximity to swim and enough distance from village centre to allow peace and quiet but close enough to walk. Overall cleanliness good only small gripe would be having the balcony hosed down/pressure cleaned to remove some grit etc form coming into main living room. I understand being outdoor and windy conditions would make this difficult but after long stays or matter of routine this would improve things.

Needs a lot of improvement
Good location however holiday house was dirty . House was cold as tiles everywhere .No air conditioning and their two old bar heaters did nothing for warmth .There was no oven. I was aware of this but what house has no oven ? Drawers with utensils were dirty. Filth and dead cockroach under sofas . place is not kid friendly due to stairs and tiles. Overall very disappointed with the house. Felt more like a 3 storey motel room rather than a nice house to enjoy for a week.

The property advertisement does clearly state that it is a three story property with internal stairs, does not have air conditioning nor an oven.

Comfortable and convenient property
We enjoyed our stay recently at this property. The property is perfectly positioned for walking into town and also for enjoying the beach across the road. The facilities were as described and comfortable for us. We will be booking again in the future and the managing agents were very helpful and efficient with any queries we had. Thanks!

Tranquil place to stay
In town for Austalian Junior Nationals Oztag, awesome location, 8 mins drive to the fields, shops nearby, RSL nearby, Beds very comfortable and showers to die for, can fit a family in the main bathroom shower, lol, gonna book again for a longer period of time
