Priello is a lovingly restored 17th-century stone farmhouse set in the countryside of the Tuscan Tiber Valley, in Caprese Michelangelo, the birthplace of Michelangelo Buonarroti. The property is rented exclusively as a whole, ideal for families and groups of up to 14 guests looking for privacy, nature and authentic Tuscan life.
The spaces: 6 bedrooms (two of them self-contained apartments with private entrances) and 5 bathrooms, a large fully equipped kitchen and a dining table that seats 14, and a living room with a large fireplace. Terracotta floors, exposed beams and an open stone staircase throughout. Outside, a private 6×12 m pool overlooking the valley, a large stone sun deck with shaded areas, a garden, a barbecue area and terraces to enjoy the sunset over the hills.
The location: complete peace and quiet, no neighbours and no busy roads nearby, yet a short drive from medieval villages and art towns – Anghiari, Sansepolcro (home of Piero della Francesca), Arezzo – and within a day trip of Florence, Cortona, Assisi and Lake Trasimeno. All around: excellent restaurants, wineries, farmers' markets, trails, churches and monasteries.

The house is a rustic charming beautiful old house. The views are wonderful. The owner and his family are exceptional, welcoming, helpful they really made our trip one to remember. The road leading up to the house is a steep five minute drive, you must feel confident with off road driving to stay here. Local village is stunning. Local restaurants Devine!

We had a lovely stay at Priello! We had a group of 6 adults and 6 teenagers and everyone had a great time. The pool are outdoor spaces are beautiful and the perfect slice of Tuscan life.At first we didn’t think each family would need a car to reach it and day trip but plan ahead because you definitely do. The seclusion isn’t a draw back but families should plan ahead.They arranged dinners to be cooked for our group and it was perfect. Authentic, home cooked meals were served on a beautiful patio with views of the lake. The caretakers next door who hosted us were warm and welcoming and very responsive to anything we needed. The farmhouse kitchen was equipped with what we needed for day to day and there were fans in all the rooms to keep the August head manageable for sleeping. Beds were comfortable and the place was very clean. Keep in mind, it is a farmhouse rental and you are in the countryside. There were bugs but not unbearably and nothing to take away from how beautiful it was there.If you are looking for a true Tuscan countryside experience, Priello is the place to be.

Beautiful Farmhouse - perfect for Groups

The house is in the middle of nowhere - perfect if you look for a place for a relaxed group holiday. We enjoyed our stay there very much! The view from the poolside down in valley is just amazing. There is also enough space to store food and drinks for your stay. The house is big and clean and you'll feel like home in a short time If there were any questions, the housekeeper next door helped quick and friendly. I can only recommend going there!

Great family trip

We spent two weeks at this farm house. We enjoyed the dinners together. The wine is very good that they make. the home was very special the views spectacular we loved watching the baby boars come in for their apples. Francesco helped me out with some medical issues I had, which I really appreciated, we made some magical memories here

Beautiful accommodation in the heart of Tuscany

The house is beautiful with its typical Tuscan style. Authentic experience for people who would like to rest and experience the real Tuscany. The views were indeed breathtaking, even more than expected and the staff was very kind and helpful, we received excellent tips and must-dos regarding the area. Upon request we could order typical Tuscan meals, which were delicious and gave an interesting insight of the area's cuisine. The property was very clean and cozy. We stayed for a week and the overall experience was excellent, we would definitely recommend it to anyone who likes peaceful holidays.

Spacious and rustic

The old farmhouse was clean but not aired and allergy sufferers struggled. The location is rural with a tricky but ok road to the house. The manager lives across the parking area and runs a wine/olive oil tasting business. The pool was good. Comfortable outside seating for a big group was not adequately provided. Overall we enjoyed our stay but some improvements to accommodate big groups should be made.

Your own personal heaven in the center of Tuscany

Priello is a 600 year old farm which was once part of a monastery. It was painstakingly restored by Brent and Alex over a 6 year period and for the last 16 years has been an incredible rental property. The main house has walls that are several feet thick, a fireplace you could stand up in, a pizza oven on the terrace and beautiful luxurious baths. It's great for a family because you can rent the whole house, but there are also individual apartments on the lower floor by the pool and the former barn has beautiful apartments as well. EVERYTHING looks out over the prettiest view in Tuscany, down 1000 feet to a lake in the Tiber River. It is within a day's drive of everything you want to see in Tuscany, including Sienna, Montepulcino, the grotto where St. Francis had his visions, the town where Michelangelo was born, Anghiari a delightful little hilltown. You will need a car. The bus stops at the bottom of the hill and the house is at least a mile up a very steep and winding road. It is all worth it though. We spent several days just sitting around the pool, not taking any daytrips at all. There is a full kitchen in the main house and in most of the apartments, so you can shop for wine and groceries at any of the wonderful little surrounding villages and pretend you are a local. I have been in fall and spring and spring is just exquisite. But fall has its beauties too, like the chestnut groves on the mountain further up behind the farm. I recommend this to all my friends who go to Tuscany and the ones who don't follow up on it are always sorry they didn't.

I reserved Priello a year ahead for an 8-day family reunion. Alesandro promptly and completely answered every question,offering what proved to be good advice. Twelve of us arrived in stages after transatlantic flights followed by stops in Rome, Venice and Sienna. On arrival we met Francesco, our only contact throughout the stay. He walked me through the property; I'd offered to do the intro for those arriving later. We saw top to bottom from upstairs bedrooms to the downstairs apartments and washing machine. Very nice.When we went to use the washer, the door had been re- locked. This was clearly listed (twice) as an Amenity on VRBO, so I messaged Alesandro for access and also help with sewer gas in a unit which hadn't been properly cleaned, leaving the water in the trap low enough to allow its escape. I also requested heat. No response for two days and two half-days of increasingly urgent messages. We refilled the trap and then drove to purchase bathroom cleaner. Two days on, I contacted VRBO. The morning of Day 3 we drove 19km to an Anghiari laundromat to do 6 loads. Our host arrived in person about lunchtime, citing an unavoidable trip out of town. He gave us a key to the laundry and turned the heat up. Issues resolved..The last 5 days was great; a beautiful place. The first 3 days can never be recovered. (We received a token "good will" payment.) Murphy's Law had defeated many of our preparations. Too bad there wasn't a Plan B at Priello.

super schöne Gegend und Lage des Hauses gute Raumaufteilung- Hauszustand (es lief bei Regen an mehreren Stellen Wasser ins Haus, an der Decke waren großflächige Wasser- und Schimmelflecken)- Sauberkeit (zwei von 6 Schlafräumen waren offensichtlich gar nicht gereinigt; der Rest war allenfalls mittelprächtig)- Pool (der Pool war aufgrund des schlechten Wetters natürlich nicht nutzbar, dennoch hätte man vor Anreise darauf hinweisen können, dass er gar nicht erst in Betrieb genommen wurde)- Kommunikation (Kontaktaufnahme nach Absprache per WhatsApp) a) Haus sehr kalt, keine Infos zum Heizen erhalten; Anfrage nach Feuerholz für den Kaminofen wurde gar nicht beantwortet) b) Katze bei Ankunft laut miauend bis in den späten Abend, da offenbar versehentlich in privatem Raum im Keller eingesperrt; keine Antwort auf Bitte um Abstellung

Toller Aufenthalt in sehr schöner Umgebung

Wir waren mit einer Gruppe von 7 Motorradfahrern unterwegs und haben den Aufenthalt sehr genossen. Wir wurden sehr herzlich von Francesco empfangen der auch ein paar nützliche Tipps zum Einkaufen in der Gegend für uns hatte.

Back then it had been abandoned for more than thirty years, and it took years of work — and plenty of dreaming and laughing — to bring it back to life. I first opened Priello as a bed & breakfast, and after ten happy years I now share the whole house with families and groups. What I love most about hosting is handing over the keys to a home that truly feels alive, and watching guests fall for this quiet corner of Tuscany just as I did.

Why they chose this property

Priello sits in the Tiber Valley, in the green heart of Italy, where Tuscany meets Umbria, the Marche and Romagna. I chose it for its rare sense of peace: the last stretch of road climbs through woods and fields, past a small waterfall, until a line of cypresses announces the house — and suddenly there are no neighbours, no traffic, no noise, just hills rolling to the horizon. What I enjoy most is exactly this quiet: mornings full of birdsong, sweeping views over the valley, and evenings under a sky thick with stars. And yet beauty is always close at hand — a short drive brings you to Caprese Michelangelo, birthplace of Michelangelo, and to the medieval towns of Anghiari, Sansepolcro and Arezzo, with their markets, trattorias, wineries and olive mills. It's the authentic, unhurried Tuscany I fell in love with, and it still surprises me every time I come back.

What makes this property unique

What makes Priello unique is the blend of complete privacy and authenticity. It's rented exclusively as a whole: the house and all its spaces are entirely yours, with no neighbours, on top of a hill reached by a long private cypress-lined drive. It's a 17th-century stone farmhouse that I've restored keeping every original detail — terracotta floors, exposed beams, a stone staircase, the great fireplace — but with all the comforts of today. It sleeps up to 14 and, thanks to two independent apartments, can be lived in all together or split into separate groups. And then there's the 6×12 metre pool overlooking the valley, where time seems to stand still. The thing I hear most often from guests, the moment they walk in, is: "we weren't expecting it to be this beautiful." That's what makes Priello special — the feeling of arriving somewhere that has a soul.
