About this property

282: Tiny house, heart of Missoula

A few years ago, we built a tiny house in Missoula, Montana. We call it 282 because the space is 282 square feet of bright, clean, open space. Our family of four lived in 282 for two years and we found tiny living quite comfortable. We have since moved into the main residence on the property and want to share our tiny living experience with others who are visiting our lovely mountain town. Recently updated, 282 offers one queen-sized bed. The space can accomodate two people. 282 is a studio with a full kitchen (stove, fridge, sink, etc.) and one bathroom with a sink, toilet and shower. It is completely stocked with dishes, pots, pans, a coffee maker and towels. It has a kitchen table and french doors that open onto a small patio. The house is separated from the main residence by a privacy fence and has its own entrance.

282 is a ten-minute walk to downtown Missoula, a ten-minute bike ride (20-minute walk) to the University of Montana and is nestled in Missoula's eclectic Northside neighborhood. Full of artists, writers and filmmakers, the Northside has a brewery, an art's center and, in summer, an outdoor cinema. It's a short bike ride to Greenough Park, the Rattlesnake trailhead and the Clark Fork River.

We have public transportation a few blocks away and our close-in location allows you to walk downtown.

We live on the same block and are happy to help answer any questions about swimming holes, restaurants serving local food or where to find the best latte in town.

Cute affordable tiny house in a great location.

We had a lovely time staying at 282 tiny w our 2 dogs. The space was set up perfect for what we needed. Private alley entrance and separately fenced patio/yard was a plus. The location is great! Easily walkable to downtown, parks, and a trail on the other side of the highway. I would recommend this place to anyone looking for an affordable vrbo in the heart of Missoula.

Perfect spot for our quick overnight stop while traveling thru town. Easy access from I-90 and close to downtown restaurants. The kids enjoyed the park at the end of the alley, and we had a comfortable stay.

Great Place to Stay

This little home is cute, clean and convenient. Although it is a ADU behind the main home we felt we had all the privacy we needed. The neighborhood was quiet and pet friendly which was greatly appreciated. We were comfortable in the house even in the heat of summer and were thankful for the air conditioning. We would not hesitate to stay here again when visiting Missoula.

We enjoyed our stay very much. Great neighborhood with kind hosts and a trail close by to walk our dog. The patio on the unit was fenced, so our pup could be out with us as we sat and had a cold drink on the patio. We walked downtown to a pet friendly restaurant and had a great meal. If you are traveling to Missoula with your dog, this is a perfect place to stay!

Great Tiny House

We loved this tiny house - we found it clean, even more spacious than I expected from the pics, private, and comfortable. We were only in Missoula for a brief overnight stay, but loved the vibe of the neighborhood, etc. It was an active neighborhood, and parking wasn't available super close when we arrived, but it wasn't terrible, and more parking was available the next day when we were loading up and checking out.

The vibe was great, and we will definitely be back. Owner has great communication, super laid back and easy. Awesome area- quiet and safe. My kids liked it so much they want to go back for their birthday. The only negative thing I can say is that it wasn’t the MOST clean (lots of pet hair, and dust bunnies), and no coffee :( But they are easily overlooked by the positives. Great memories to be made at 282!

Great little home, but a couple of issues.

Our family of four really enjoyed staying at the 282 property over the 2016 Missoula Marathon weekend, pretty much everything we needed was in the property, minus a microwave, however there were ways around that. The owners were VERY friendly and let our kids play in the backyard with their kids, which was very cool. It's also in a neighborhood which makes it have a at-home feel instead of a hotel where you are surrounded by traffic and parking lot. It is exactly a mile away from Caras Park in downtown Missoula, which was nice as I was able to jog to the 5K race Saturday morning. A couple issues we had was one of the neighbor dogs loved to bark quite a bit, which was a little annoying while trying to sit on the patio and relax or fall asleep. The other noise complaint was on Saturday night, we're not sure if it was a neighboring house or some near-by bar (which we never saw), the music starting playing around 8 PM and seemed to get progressively louder as the night wore on. We had to be up at 4 AM for the Marathon and trying to fall asleep to THUMP THUMP THUMP of bass does not help that. The only other thing that was a little bother was having kids and trying to get them to sleep on time (8 PM) might be a challenge in summer months as this has skylights and no shades or curtains and the sun sets around 9:30 PM in the summer months, therefore kids were not falling asleep til about 11 PM. Overall this property is a success, but there are a few things that may not work for others trying to stay here for certain situations. We did overall really like our time here in the 282. Thank you!!

Property was as described in the ad - very comfortable and thoughtfully designed and equipped. The neighborhood is a nice residential area but restaurants and city attractions are all a short drive away. The front house was apparently rented as well as the ADU that we stayed in - we expected the host would be in the house based on the ad. This wasn’t a problem, but no contact with the host while we were there.

It was just what it looked like. The only think that would’ve been mice as we stayed for 4 nights, it would’ve been really nice to have more than two towels for two people. They said there was an extra sleeper but when we pulled it out it was old and dirty with a hole, my teenage daughter had to share the queen bed with me. Otherwise it was convenient and clean and the price was right

My husband and I moved to Missoula 22 years ago for a one-year job in a van packed with books. We never left. We've lived on a farm surrounded by fallen down fences where we had our two daughters. We've lived in the heart of Missoula in a tiny house with our daughters, two dogs and a wayward bunny.
