This vacation rental agreement ("Agreement") is by and between the Owner of this vacation rental property ("Owner") and the Renter of this vacation property, who is solely responsible for the actions of their family, invitees, and guests ("Renter").
A. The property shall not be used at any time by more than the amount of adults and children as per your reservation.
B. Pets are permitted in compliance with our Pet Agreement.
C. All guests under 21 years of age must be accompanied by a parent or legal guardian unless specifically permitted.
D. No smoking is permitted on the premises.
E. Renter is liable for any damage to the property or its contents.
F. We are in fire hazard country. Renter is responsible for all fires built in the provided outdoor fire ring and BBQ. Fire in the fire ring must be doused and completely extinguished after each use. A 5-gallon water container is provided for that purpose. Fire ring cannot be used in windy conditions or when prohibited by Forest Service fire season restrictions.
G. Danger Disclosure: There are many risks and dangers inherent to this mountainous terrain that could jeopardize both health and life, specifically including but not limited to perilous rock cliffs and trails, bodies of of water, wild caves and other features. Walking on trails or off-trail, or swimming in rivers/lakes is at your own risk. Each person who arrives on the property does so at their own risk and accepts full liability and responsibility for that risk and whatever occurs to them while they are on the property. Each child who arrives on the property must have a guardian and that guardian accepts full liability and responsibility for the care and welfare of that child. The property owners cannot be held liable or responsible for harm to you or other individuals from your carelessness, the carelessness of the individual harmed, or the carelessness of others. The property owner cannot be held liable or responsible for any harm or damage caused by acts of nature or God. Each person accepts full liability and responsibility for their own actions and their own possessions. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
H. Disclaimer: Back of Beyond R&R assumes no liability for damages, expenses or inconveniences due to loss of services out of its control.
I. Indemnify and Hold Harmless: The guest agrees to indemnify and save and hold harmless Back of Beyond R&R from any loss, liability, damage, or cost they may occur due to their presence in or upon the areas with naturally risky conditions or otherwise.
Cancellation Policy: Rental payments (less a 5% processing fee of the full reservation amount) are fully refundable up until 30 days prior to the reservation.
Trip Protection: If you have Trip Protection, you will receive a full refund for any nights of your reservation cancelled due to death in the family, illness, flight delays, flight cancellations, or road closures due to bad weather.
A breach of any of the above terms may result in a forfeiture of your rights regarding this rental property, including eviction from the premises without refund.
PET POLICY
Dogs are allowed with prior approval. We regret that we cannot allow cats due to the high incidence of allergies to cat dander. Owners agree to the following conditions:
P1. Supervision: Pets must be under the complete control of a responsible guest. The Guest agrees not to leave dog(s) alone to roam freely throughout the cabin or unattended on the property, which is fenced for livestock not for smaller animals. Kennels, crates or vehicles should be used to safely house pets when owners are not visually supervising pets.
P2. General: Dogs must be housebroken, flea free, up to date on vaccinations, have minimal shedding, and not prone to damaging property.
P3. Furniture: Pets are not allowed on the furniture or beds unless a protective cover is used (provided by guest). Guest agrees to pay an extra pet cleaning fee of $25.00 if excessive hair is found.
P4. Damage: Guest agrees to pay the repair/replacement cost assessed by Back of Beyond R&R for any damage done by guest’s pet, including but not limited to chewing/scratching furniture, staining carpet (pet urine), scratching doors, or other damage.
P5. Waste Removal: Guests will pick up after their pet on Back of Beyond R&R property as much as possible, and dispose of waste in a proper container/bag (i.e., not down the toilet).

In our 6th year renting our historic cabins, and after hundreds of people have loved their stays here, made us superhosts, and returned (some more than once a year), we find ourselves with our first two negative reviews, both on vrbo, within a month. We are remote and located in Ponderosa forest up against wilderness. We spend hours prepping our cabins for each new guest, cleaning most all surfaces, vacuuming, cleaning floors, sweeping decks, steps, cleaning fireplaces, BBQs, fresh bedding on Sealy mattresses less than 5 years old, supplying fresh towels, dish towels, cleaning sinks, the shower stalls, the toilet and outhouses and resupplying them, putting away clean dishes and replacing coffee, chocolates, and condiments as needed. Not clean? We found a pile of dog poo under the living room table after these guests left, likely from their Chihuahua! And we don't even charge a pet fee. A one star review is nasty, and a first. These are old rustic cabins (100 and 75 years old), advertised as such, and squeaky clean hotels with parking lots, landscaping, cable TV, wifi, and full time staff they will never be. People come here to be in this beautiful country for the peace and quiet, adventure, dark skies, solitude, and 'getting away from it all'. Our cabins are very comfortable unless you have hotel tastes and forget where you are and why you came here.
Cam was a perfect host. He provided us with a plethora of information, ranging from places to go during our stay to general information about where to eat and travel times to various destinations. The cabin itself had lots of maps, books, and games to keep us occupied and have lots of information to make decisions about. travel. during our stay. The cabin was very clean, the bedding nice and warm, and the kitchen had everything we could possibly need.
Beautiful property, cozy cabin and great location for day trips to local activities. Our family enjoyed spending time here playing games, reading and talking around the fire pit. The cabin is dated but has a peaceful old charm to it. We would love to visit again and spend more time. Note: Kitchen is a little small to prepare bigger meals for a family. Plan simple or BBQ outside.

Staying at Cam and Christine's cabin with our family for 3 nights was magical! If you like get away from it all and explore this is the place for you. The gorgeous hikes nearby just minutes from the cabin exceeded our expectations, and when we ventured away from the cabin to the desert (sunstones and Hart mountain) coming back to their mountain retreat was just what you needed. The cabin was cozy, clean, and had everything we needed! We are already planning a trip back! -The Christophers

Quaint cabin in a unique location for exploring Eastern Oregon
We had a wonderful few days at the cabin which had everything we needed, the cabin is very comfortable. Cam and Christine were wonderful hosts, they are very knowledgeable of the area and had some great suggestions for us of places to see. It is located in a beautiful quiet forest, we could walk straight out onto the forest roads for our evening walks down to prairies and creeks and it is ideally situated for access to shops/restaurants (Bottom of the Barrel!) in Lakeview and then exploring Lake Albert, Hart Mountain etc.
Night skies that go on forever as well. Perfect location and accommodation for a relaxing family holiday to enjoy the majestic scenery and wildlife that is Eastern Oregon. We look forward to returning, thank you Cam and Christine!
5 of us rented both cabins for a several day stay during some training. Cam, the host, was always responsive and offered excellent communication.
These are cabins in the high desert so they are rustic and not cottages. We trained outdoors all day with a lot of gear. Storage was adequate and the shower kept up with our demands.
A quick 20ish minute drive into town for supplies kept us stocked up. There is no cellphone connectivity so you need to drive into town.

These friends are gentlemen, and not only thoughtful as guests, but respectful as well. They will always be welcome here. Thanks guys! PS. Cell phone reception can be found on the property (though you have to walk to find it),or a short walk /drive further to Camas Prairie depending on one's carrier. Verizon and US Cellular work best up here.
Cam, is a wonderful man, he came and checked us in, gave us the info we needed, said if we needed anything to let him know.
After reading past reviews I can tell you the White tail cabin has a great shower. Both of us were able to shower and not run out of hot water. And after a day of digging sunstones it felt amazing.
We did find the double bed to be way to soft for our liking the first night, but the twin beds were much firmer, and slept like rocks the next 2 nights.

The host and cabin are great and met our needs perfectly. We had four men with gear for training at a nearby facility. While the cabin is small the outside space and abundant parking made it seem larger. The cabin is a cabin in the high desert, expect wilderness type things. The grill was stocked with charcoal and lighter fluid. The kitchen is small but contains all the cooking things you’ll need. The water was always hot even with four guys showering after training. The grounds are fantastic, gorgeous Oregon high desert. About 25 minutes from Lakeview. We chose the cabin over the two motel options in Lakeview and were very glad we did. We will stay again the next time we train at the nearby facility.

Neat property location, and cabin is kept up nice. You get the rustic feel but it does not feel run down. It is clean and comfortable. Owners are kind and friendly, taking time to introduce themselves and visit shortly, yet were conscientious of privacy. Would definitely stay again! Thank you.
The rustic cabin was definitely rustic and you felt like you stepped back to a time where life was slower and simpler. Was a great jumping off point for us to explore the area - Hart mtn refuge and hot springs, Plush, Adel, Lakeview, various reservoirs. Cam was available to answer any questions. Definitely recommend the rustic cabin if you're looking for some down time to rest and reconnect. Great place for long walks and sunsets.
When you book Cam and Christine's Whitetail cottage, you get comfort, quiet, privacy, and so, so much south-central Oregon beauty! But mostly you get Cam and Christine, who are wonderfully welcoming and full of ideas of things to do and places to go -- don't hesitate to chat them up with your interests! There's a little secret, too: Cam is an accomplished and well-known professional musician, so whenever we want to relive our nights at Whitetail, during which we listened to his CDs, all we have to do is put one on the stereo, or look him up on one of the music services. Very late Spring here this year. I had no idea about acrid burn smell in the cabin, and want to apologize to you for that. We discovered that Fabreeze actually takes it out! It was exactly as shown in the pictures. A cute rustic cabin in the mountains. No tv, limited cell phone signal, no internet, a fireplace, it was perfect! The beds were comfortable. Our dogs got to play in the woods on the property. Perfect weekend away from city life.
This extended Handley family was everything a host could ask for. Great communication, happy to be where they were, and extremely thoughtful and generous in their cleanup. They will always be welcome here!
We absolutely had a blast and really appreciate the fact that we were able to bring our pets along with us. The hosts were very gracious and the place was tidy and had everything we could possibly need to cook with, sleep, etc. I would recommend the white tail cabin to anybody who’s looking to get out of town to some peace and quiet and check out the Oregon outback.
Cam and Christine were very friendly and welcoming..thanks for everything my kids had a blast especially with the otter pops ;) hope to go up and visit soon!

As described, this cabin is small and rustic but it has everything needed for comfort. The kitchen is very well equipped with any cooking utensils that may be required. It was wonderful to sit on the deck, under the cool of the pines on a hot summer day, and watch hummingbirds at the feeder. It is a place of peace and quiet. And, the surrounding mountains were quite empty of people and so beautiful!
This cabin was everything I hoped it might be: clean, quiet, private, and very well equipped! Everything was provided for cooking, keeping warm (even the fireplace was ready!), exploring the wonderful area (maps and books), and relaxing.
My two grown sons and I spent a fantastic weekend exploring the area during the day, and relaxing in the cabin at night.
Our hosts were very friendly, gracious, and accommodating.. I enjoyed chatting with them very much.

The place is nestled in the pine trees and very quiet. It is rustic, not a hotel room or Bed-n-Breakfast fastidious cleanliness. It was as advertised a get away with character. We ran early in the morning on the abandoned old highway not a soul around except for occasional cattle and wildlife. We squeezed in four people and all our gear that was a bit tight but do-able.

Just a quick stopover in a beautiful, quite cabin just 10 minutes off Highway 395
We needed an intermediate stop on a long drive to the eclipse. I found Cam and Christine's cabin on VRBO and it looked perfect. After a long day driving we pulled in and found a cute cabin with everything we needed. Christine came down to greet us and made sure we had everything we needed. The cabin is in a ponderosa pine grove at the edge of a large meadow. We went for a short walk in the evening to check out the area. We saw a few birds and wildflowers while walking and were pleasantly surprised to fine the cabin stocked with bird, wildflower, and other local nature field books. There were also lots of maps and other resources for people wanting to explore the area. I was sorry we didn't have time to hang out for a few days.

Have toured and played music all over the US, and have lived and played in Europe, and Mexico. Worked with the elders as a Music Therapist for 17 years. Back of Beyond R&R is the perfect jumping off point for adventure and exploration! Private, fenced, with no other full time residents living just off of Camas Prairie. Hike over 50 miles of maintained trails that run the length of the Warner Mountains in Oregon, and extend into California. Explore the Great Basin semi-arid desert and the Warner Valley to the East. Hart Mountain National Antelope Refuge has the largest remaining herds of antelope in North America. Enjoy the secluded hot springs on top of Hart Mountain. Ride mountain trails up to 8,000 ft. Rock hound for Oregon Sunstones and Jasper. Fish for native red band trout (like Dolly Vardon). Fly-fishing on Deep Creek and Vee Lake, or lure fishing for crappie and bass in the Warner Lakes, as well as Drew's and Cottonwood Reservoirs, Dog Lake, and Goose Lake. Bird watch at the foot of Hart Mountain in the Warner Valley, where a series of lakes and wetlands form part of the Western Flyway for migrating birds. There are trails and blinds for bird watchers.
