Apartment with 3 bedrooms and 3 bathrooms by the Spanish Steps

This apartment is located in Via Mario de Fiori, on the corner with the famous street Via Frattina and just behind the Spanish Steps. It measures approximately 90m2 and has been completely renovated and very tastefully furnished. It is located on the 3rd floor WITHOUT lift. From the entrance, you immediately enter into a kind of living-dining room. Here there is a fully equipped kitchenette and a large table with chairs for 7 persons. The kitchenette is equipped with 2 gas burners. There is a refrigerator. Crockery and cutlery are available for up to 7persons. Then there are 3 bedrooms each having a private bathroom with shower , toilet and bidet. Each room has a double bed, a small desk and a chest. One room also has a pull out sofa which can become a French double bed. So for a total of 7 persons. in the kitchen you will find a smart TV


The whole apartment is equipped with Wi-Fi and air-conditioning. It has both heat and cool options.
Each bathroom has a sink, toilet, bidet, shower and hairdryer.

May we advise you that we do the check in from 2 till 10pm. in case your arrival at the airport is after 09pm, please send us a request and we will decide if we can accept this arrival and however there will be a surcharge of 40 eur to be paid.

We very much enjoyed our stay at the apartment. It was clean, comfortable, convenient location for excellent dining, cappuccino, sights & of course shopping. Checking in was a breeze and gracious consideration of our earlier check in time.

it is written that the apartment is on the 3rd floor without lift. this is a very old building when the elevator didn't exist. so it is not a service which is missing. in case you have not read the advertising, I am very sorry .

Property was as described in a great location near the Spanish Steps and Trevi Fountain. Carlo met us there upon arrival and oriented us to the apartment which was nice. There were air conditioners in each bedroom and also the main living area which was very convenient. Plenty of bathrooms and space for everyone to spread out. Apartment was up a number of flights of stairs but, as much walking as you do in Rome, it wasn't the biggest deal to climb the stairs a few times a day.

Wonderful stay. The apartment is in a fantastic location, spotless, and impressively spacious. While there are three flights of stairs to reach the unit, the host communicated this clearly in advance, and it was manageable. What a great place to stay! We walked everywhere and really enjoyed the apartment. Air conditioned and clean. Brigitte and Carlos were so helpful and we appreciated the transfers they arranged for us. We would love to stay there again!

Perfect Place in Rome

The host was very helpful and accommodating. The flat was clean and in an ideal location in Rome. Great restaurants and shopping just outside the door. I will stay there again if in Rome.

Stayed 6 nights in mid April 2026. Excellent accommodation. Clean, bright, functional, comfortable beds, everything worked as advertised. Small-ish kitchen and dining room attached to 3 enormous bedrooms, each with an ensuite bathroom, was perfect for me and my 2 adult children. Great location for walking the old city, and for some quiet away from the busyness of the core. Steps away from a plethora of restaurants and shops. Carlo was great, met us at check-in, showed us around the apartment, gave us some tips for the neighbourhood, met us at check-out, great communication from start to finish. 3 flights of stairs were not a problem for us, but might be for those with mobility challenges.My only critique is the lack of a tea kettle - we used a cooking pot to boil water.Thank you for a lovely stay. Would definitely look to stay here again on a return to Rome.

Wonderful Stay

The location of the apartment was perfect to allow us to explore all the main sites which were all within walking distance. The apartment was spacious enough for our family of five and would highly recommend.
