Notes
- Notes on accommodation: The house isn't really suitable for toddlers due to the quality of the furniture. Babies and over 5's are very welcome. As the villa has been recently built, it stays cool in the summer and warm in the winter. We have a wood burning stove which really heats up the sitting room, central heating and the outside fireplace is perfect for cooking grilled meat all year round. Outside: We've planted a young orchard with pomegranates, apples, pears, cherries, peaches and quinces and some young olive trees and have a wonderful old vine. The area in front of the house has four sandstone raised beds with lavender, flowers, topiary box and herbs set into gravel. Around the garden we've created some beautiful walls using the left over old sandstone from building the house and gravel paths leading to the above ground (4.6 m wide by 1.2m high) round pool and the boules court looking out over the stunning rolling countryside, fields full of sunflowers and olive groves. The large veranda has an outside fireplace for grilling meat and quality table and chairs seating 6. Furniture is available for lounging in the garden, taking in the sun and watching the sun go down. Utility Room: Washer/dryer in the kitchen. Cleaning / Towels / Linen / Maid service: Quality linen and towels are included and changed once a week. The villa is cleaned once a week. Extra cleaning can be arranged on behalf of guests if requested.

- 100% refund if you cancel at least 60 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 30 days before check-in.

Simon and I spend most of the year in Edinburgh, Scotland. I own Dickins Edinburgh, a short term letting business, so I'm a holiday letting professional. We love Italy and all things Italian and first discovered and fell in love with Le Marche in 2002, when my mum decided to buy a house there. Little did I know then that I would end up building a little villa there too. Le Marche has been such a joy to discover and all our guests seem to agree.

Why Louise Brook chose San Ginesio
One trip whilst we were doing up my Mum's villa villa, we turned left instead of our usual right and discovered this little overgrown site with pig sheds, a big garage and just visible through all the overgrowth, a perfect little well. The large garden was full of trees, there was an old, strong vine and something magic in the air. I decided to find out who owned it and if they would be interested in selling. Sitting at my desk in Edinburgh and hearing that the owners had been found and that they would sell was an exciting moment. Even though I had no idea how I would pay for it, it felt that fate was playing a part and that if I didn't go ahead and buy I would always regret it. I've no regrets now!!
What makes this House unique
Casa Carina is pretty unique as it is a smaller detached private house with its own large garden and pool. In Le Marche the houses are normally much bigger so most of the two bedroom properties are apartments within a large house. Our nearest neighbour is around 700 metres away and Carina is not overlooked by anyone, so it is completely private. It is in a wonderfully rural location, with the most lovely views over the rolling Italian hills and yet one of Italy's prettiest villages is just 10 minutes away by car. It is so quiet and at night you can hear nightingales singing, or watch the fireflies and see all the stars. Casa Carina is our Italian home and we hope that it feels like a home from home for all our guests who stay there.
