The cottage is nestled next to the Ford on the East Lyn River, in the charming Brendon Valley, renowned for Lorna Doone. Located on the National Trust's Watersmeet Estate, Rockford Lodge can be reached via a footbridge, tranquilly situated in a forest, secluded from traffic. The stunning North Devon coastline is close, with Lynton and Lynmouth merely four miles away. A variety of river, moorland, and coastal trails are accessible right from the garden gate, offering a scenic treat for nature enthusiasts and photographers alike. Opportunities for salmon and trout fishing on the East Lyn are available, along with excellent nearby horseback riding options.

The cottage features three comfortably sized bedrooms, including two twins and one double, a spacious bathroom with a separate shower, and an additional toilet. The ground floor offers generous living space, with a sitting room that boasts an open fire for the colder months and a large dining/TV room. The farmhouse-style kitchen is equipped with a breakfast table and is kept warm by the AGA. Additionally, there's a breathtaking River Room with views of the East Lyn River, an ideal spot for a glass of wine overlooking the river.
Outdoors, the sizable garden is dog-proof, and amenities such as tables, chairs, and a barbecue are provided. However, due to its unique location, this cottage is not recommended for individuals with mobility issues.

Rockford Lodge is set in a small hamlet with a few cottages and a traditional pub, the Rockford Inn. They offer a warm welcome, local ales, ciders and homemade meals. The East Lyn river runs through the valley offering salmon and trout fishing with wonderful walks in either direction.

What makes this property unique

The cottage is ideally situated for a peaceful and comfortable holiday. Rockford Lodge is extremely spacious offering a sitting room with open fire, a TV area, separate dining room and the wonderful River Room. The kitchen is a warm, welcoming area for family and friends to congregate around the AGA. The three bedrooms are all spacious with plenty of storage and comfortable beds made up with Egyptian cotton. Waking up the gentle sound of the East Lyn river is and birdsong is quite magical. Leave the car in the car park and venture up river towards Brendon (the Stag Hunters Inn offer a warm welcome and a pool table) or wander down river to the famous Watersmeet (for a cream tea) and onwards to Lynton and Lynmouth. A beautiful seaside town offering fantastic fish & chips and mini golf. Take the famous Cliff Railway up to Lynton to explore more shops.
