The property is situated overlooking the 'River Brede' and the beautiful Sussex countryside with views across open farmland towards Rye & Udimore. We are a few hundred yards from the Rye Harbour Nature Reserve, a large part of which is a site of special scientific interest & a special protected area. Camber Castle is 1 mile walking distance along a public right of way. The beach is a pleasant 20 minute walk along public footpaths. Nearby is the historic towns of Rye, Winchelsea, Battle and Hastings. Short drive or bus journey to Rye station with services to Ashford, for fast trains to London or Eurostar. Walking distance to Co-op Hairdressers, Post Office, Local Pubs, Farm Shop, Local Deli/Butchers and Bus Stops. Excellent locally caught fresh fish at Rye fish market. Farmers market every Thursday at Rye. Ideal for couples wanting a relaxing break. Unfortunately this property is not suitable for very young children due to close proximity to river bank unless they are very closely supervised.

Lovely place to stay. Make sure you do the Winchelsea guided tour of the cellars, amazing. Take the train from Dungerness to Hythe [have lunch in Hythe] and get the train back to Dungerness. Finally visit Lamb House in Rye. Oh and don't miss Camber Sands. So much to do.

The pictures do not do it justice !Amazing riverside location which was very peaceful and relaxing, and very easy to lose a couple of hours watching the wildlife whilst enjoying a drink riverside. Twenty minute walk to the local Co-op and the two local pubs, one of which does food but has limited opening hours, and a further five minute walk to the beach cafe.Connie and Clem are great hosts and on hand if you need them, but very respectful of your privacy.No hesitation in recommending this location to anybody else, and will definitely look to book again for a return visit.

An absolute gem!
We had an amazing holiday in this delightful annexe. It was so well equipped, beautifully decorated in an outstanding location. The owners were so helpful - nothing was too much trouble. The decking area was ideal for the sundowners and the walking opportunities from the property were superb.

We enjoyed our stay at the river fronted property a very quiet peaceful location.
A short drive to Rye for eating out maybe better if there where more eating locations you could walk to from the property.
Otherwise I would say the accommodation was very lovely.

From Connie's warm welcome onwards, everything went well. Very peaceful watching the swans, ducks and moorhens swimming by. The kingfisher 's fleeting appearances were too quick to be photographed, but were also very welcome. A lovely, relaxing break.
Connie and Clem's place is the perfect spot if you are looking for peace and tranquillity. We had a wonderful few days watching the birds and wildlife by the river which runs just outside the doors. We had a great walk to winchelsea beach as well, which is only 20 mins over the fields. Even the rain showers didn't dampen our spirits and we are already planning a longer stay. The accommodation is clean and spacious with everything you need. Thank you Connie and Clem 😊

Connie and Clem were the best from the moment they opened their front door. They never intruded but were there to help whenever called on. The accommodation was better than best. My only complaint was that I did not take the correct tackle for the river fishing on the premises.
The complete annex was so clean and tidy.
I cannot find any words to compliment better than I have.would I visit again ? Yes, you bet I would.

This is a lovely place to stay. Connie and Clem are great hosts, there are beautiful walks, and a bus stop just a minute away if you want to go further afield.

This property was clean and comfortable, lovely spot to relax and watch the wildlife and sheep. Easy access to quiet clean beach that has a cafe and free parking. Nearby town of Rye is beautiful.
Our hosts were very welcoming and friendly. Enjoyed our short break very much in very comfortable and peaceful area. Beautiful surroundings and great walks. Hope to return in the future some time. Excellent property and facilities.

Enjoyed our stay in this really clean, well equipped annex. The riverside location and outside seating was lovely. The owners are friendly. Only slight drawback is the hand-held shower but overall would highly recommend this accommodation.
A friendly welcome, all the comforts of home, a nature lovers ideal spot with grounds leading down to the Brede river, great care taken of their environment by the owners, close to nature reserves, beaches and historic towns, lots of easily accessible restaurants and easy walking. We loved our stay despite the October rain.
With the mid September weather looking promising we thought we'd take a week break in England and so glad we chose this place. Good sized rooms and very well equipped kitchen. Connie and Clem very welcoming and helpful. The good weather allowed us to enjoy lunch on the decking with the wonderful views. Great walks in countryside from local villages and indeed from the property itself and as National Trust members we visited some stunning places albeit 30 / 40 minutes drive away. Great choice for places to eat within 10 minute drive and a well stocked supermarket 10 minutes walk away. Would definitely recommend and hope to return one day
My Wife and I booked a week's break at this property , it looked idyllic in the brochure. When we arrived we found the reality was even better ! The Annexe was more spacious and offered lovely views over the countryside. Connie and Clem were very welcoming and gave us a thorough tour of the property.
It is very hard to describe how tranquil and relaxing it is to sit in the shady garden when its too hot , or on the decking overlooking the river and the surrounding countryside.
We loved every moment we spent there and also greatly enjoyed trips out, Rye was amazing and only about 10 mins drive. My summary is that this property is a 'gem' and would be very hard to beat, We will certainly come back in the future. Thank you Connie and Clem :-)

A relaxing riverside retreat
We had a week in Connie's annex and were very pleased to find that the description of the property was accurate; it was a stone's throw from the river Brede and the views across to Rye were just lovely.
The annex itself was very comfortable, with everything we needed. The bedroom was spacious with plenty of storage and had a marvellous view of the river. The kitchen was well equipped and although we did very little cooking the range cooker was a pleasure to use.
The house itself was well placed for walks as there were footpaths in all directions, including ones to the beach, to Rye, and to the Royal Military Canal - all within minutes of our doorstep.
The road was quiet, but a pub and several shops were ten minutes walk away and there was a bus stop close by.
Although we shared the decking with the owners, it was a very long riverside garden and we didn't feel overlooked at all. Connie and her husband were the perfect hosts - super- friendly and informative, but respectful of our privacy. It was a lovely holiday and we hope to return.

Beautiful view and spotless-clean
