Situated on the shores of Swinging Bridge Reservoir, the largest motorboat lake in Sullivan County, prepare to be captivated by sprawling lakefront views from our floor-to-ceiling windows. With 5 acres of land to explore, including an inviting heated in-ground pool and a thrilling pool table in the basement, fun is always on the agenda here!

Whether you're a winter adventurer or a summer enthusiast, our home has something for everyone. Dive into our finished basement, where an array of amenities, games, and toys await your enjoyment. Feel the rush of excitement as you partake in watersports on the shimmering lake or gather around the in-ground firepit to create delicious pizzas in our outdoor pizza oven. With kayaks at your disposal and open land begging to be explored, the possibilities for fun are endless!

And here's the cherry on top: enjoy exclusive discounts for week-long and month-long stays! Please keep in mind additional guest fees apply for parties exceeding 14 guests, so let's keep the party honest and exciting for everyone involved.

To ensure your stay is worry-free, we require all guests to purchase a $99 protection policy with CSA and place a fully refundable deposit of $500 or more. Alternatively, you can opt for a $5,000 deposit for ultimate peace of mind.

The house was great for our group of 10! Awesome pizza oven, wood supplied. There is some maintenance/ renovation in progress on the house, the curtains in the master bedroom do not close enough to block out morning light, but if you need a six am natural alarm clock it’s got beautiful views. The entertainment and lake amenities were so nice.

We stayed during early march and loved our stay although it was in the late winter / early spring season. The property is gorgeous, and the bathrooms are next level. More than plenty of space for 2 families of 4 and grandparents. Recommend!

The bedrooms and bathrooms were updated and beautiful. The kitchen and dining room is spacious and modern. The kitchen amenities could have been a bit better (no condiments, baking sheets, minimal spices). The sink was not draining well. Deck and basement could use some sprucing up and there were a few minor complaints that the host quickly responded to. There are plans for updates on the house this summer so I'm sure those minor details will be worked out. The lake, dock, kayak and paddleboard were great to have. The large fire pit area was also very nice. Pool was closed when we stayed so I'm not sure how that was. All in all, a great house.

Monticello's Magnificent Mansion! From the moment we pulled up into the tree lined driveway and saw the beautiful house with the crystal clear pool we knew we chose the right house. Spotless thanks to Jalissa who was on her way out as we arrived and was a wealth of information for nearby places to visit, eat, and shop. The open floor planned allowed the 8 of us to gather in the living room and dining room and I was able to be a part of the conversation while in the kitchen. The kitchen has everything you need to prepare, cook, and serve meals. The coffee bar was a welcome surprise. The beds are extremely comfortable and linens exceptional. Yes no need to take up space packing linens and towels, all were provided. Game room downstairs is a fun place to hang out. However the real draw to this house is the backyard deck which overlooks the lake/river where you can walk down to the dock and grab a paddle board or kayak and enjoy the serenity. A great ammenities as you usually have to rent these items. One guest fished off the dock and caught 4! Smores by the fire pit despite us all being adults! Shopping for groceries, liquor, or anything you might have forgotten is a quick 10 minute ride. Ben our host was awesome with communication! Always available to answer any questions. We brought our dog who had a great time in the grass and was happy to be outside. If I could give 6 stars I would. Our family has found our "happy place" and we plan on making this a yearly family trip!

Ben is a very responsive host. Any problems directed to him, he resolved quickly, except for the pool. The description of the pool did not match the pool itself. It was not heated and not clean. Ben did indicate that someone would come to the house and take care of it, but no one did. We were given instructions to turn on the heater, but it did not work. We did have very hot weather, though, and that heated it nicely, but it remained green. There are only a few old, torn pool chairs and no umbrellas by the pool. Ben did say that if anything was lacking, to buy them, and he would reimburse us. We did buy a few umbrellas, but took them with us.The inside of the house is beautiful and clean. Bedrooms, beds, and bathrooms were very clean and comfortable. The downstairs accommodations did not include a double futon. The pullout sofa is old and uncomfortable. The other sofa was for one person. The Murphy bed is the most comfortable. Bathrooms did not include any toiletries, but the toilet paper was plentiful.The kitchen is grand with a very large refrigerator-freezer. It is well stocked with pots, pans, and cooking utensils. The dishwasher door needs repair, but we could get it closed. Also, there were not enough forks for everyone.Be careful walking on the back deck. It is old and splintery. The other decks are composite.The view is the main attraction of this house. The grounds and the house could use some TLC, but otherwise it accomodated us well.

I set out to find a lake front home that can fulfill my desires to escape the stressful city life and offer a complete disconnect my day to day life. Everybody needs a place to unwind and forget their worries by changing their environment and creating a nice healthy life balance. Staying active in nature with plenty of activities, watersports, and amenities was my dream growing up. Our family comes together and enjoys spending time with one another. We sit by the fire, roast marshmallows under the stars and enjoy each others company. This home allows me to live my dream and share it with other families who feel the same way!

Why they chose this property

This is everything I could have ever dreamed about in a property. After searching for many years I finally found the property that pretty much has it all. Large 5 Acres of private lake front land in the middle of the Catskills. Its a place for me and the family to unwind and relax. Breathe in fresh air and enjoy the peace and quiet from the busy city life. We managed to find a safe haven with a multitude of activities, fun, sports, and relaxation. The most beautiful part is the night sky and clear stars that are almost impossible to see in a city environment.

What makes this property unique

The house is a very large contemporary looking lake home in great condition. It sits on 5 acres of land with about 200 feet of Lake Frontage. It has a private boat launch and an in-ground heated pool. There are activities for all seasons of the year and lots of privacy! There are porches, balconies, decks, and open land to breath fresh air and enjoy the lake views and wildlife. Whether its a snowy winter ATV trip through the wood trails or a sunny summer Jet-ski water-sports day, everyone in the family comes together to create new bonds.
