Casa Tartaruga is a classic Italian farmhouse with a modern sensibility. It is fully air conditioned with Daikin splits. A 14 meter lap pool overlooks the Tiber valley and World Wildlife Bird Sanctuary. Perched in the Umbrian hills, the stone house is the heart of a six acre private estate dedicated to olive trees and pollinator friendly meadows. The 360 degree view overlooks the Tiber valley to the southwest and the ancient holm oak forest and Guardea castle to the north east. The house is easily accessed from Rome, and some of Umbria's most beautiful sites are a short distance including Orvieto, Todi and Amelia.
The new swimming pool is surrounded by a stone patio and a long chestnut wood pergola extends the length to provide shade and a sitting area for relaxing. The wooden floor ofthe pergola is also great for yoga! The area is landscaped with bay laurel, oleander, rosemary, lavender, crepe myrtle, linden trees and many local plants.
Designed by an award-winning Norwegian architect, the house has an open floor plan that includes a large modern kitchen with creamy marble counters and double ovens. The dining area easily seats 8 with views of Montefiascone and the hill towns through three sets of french doors . A shady pergola with mature jasmine and wisteria extends the length of the dining room and kitchen, providing al fresco dining and seating and the aroma of jasmine and roses.
The living room, on a raised level overlooking the dining area and kitchen, has a wood fired stove for winter nights and double doors leading out to a patio providing an intimate space scented by lemon trees and jasmine, and shaded by an apple tree. The perfect spot for a splash of sun with your morning coffee.
Travertine flooring and a traditional ceiling of terra cotta tiles and chestnut beams fan across the open area offering a warm inviting space for relaxing and entertaining. Each of the three bedrooms upstairs have spectacular views. The ensuite main bedroom has a queen bed, a dressing area and full tub. Two more bedrooms - one with a queen bed, the other with twin beds that can be adapted to a king bed - share a bathroom through separate entrances. This bathroom has a double shower and double sinks- it also has the best view of any bathroom in Umbria! There is a fourth bedroom with a queen bed ensuite on the first level with a separate entrance. Twin beds can be substituted in one bedroom if necessary. A twin can be added to the master suite.
Windows and doors are screened. Travertine floors throughout the house are cool in the summer; underfloor heating and the addition of a low emissions wood stove make for a cozy winter vacation. Solar heating and photovoltaic panels make this a green house. The house catches natural breezes and is quite cool. Every door and window provides a framed view: an apple tree, the olive grove, Lake Alviano, the rugged escarpments of Umbria and the peaks of hill towns from Abruzzo to Tuscany. On New Year’s eve, the fireworks of 100 towns illuminate the nightscape.
Guests have access to the entire property. A short walk away is a cave where St. Francis stayed and wrote. 30 minutes on foot will thread you through the farmers' white gravel roads past orchards and spectacular wild flowers and land you in the local town of Guardea , with many coffee bars, grocery stores offering local produce and homemade pasta, and a Sunday market. By the way, "Tartaruga" means tortoise in Italian. We thought the name appropriately captured our lifestyle -- we move our home from place to place, and we also love the slow-moving pace of Italian culture.
The house is well equipped for large groups who love sharing the good life: -The kitchen is well stocked from plates to food processors to sharp knives and big pasta pots! We have: -A crib and high chair for your little ones. -Board games and bocce balls. -Starlink internet provides a fast strong connection. -The house is fully screened top and bottom! -We also have neighbors within a 5 minute drive who rent their houses. Please let us know if you would like to bring a large group to our community and I can arrange multiple rentals (about 15 bedrooms altogether). These properties have pools and landscaping for wedding parties.
Casa Tartaruga is surrounded by more than 150 olive trees - mostly Moraiolo and Leccino- every November we gather family and friends to harvest our trees. We place large nets under the trees and hand pick the olives dropping them into the net. From the net the olives go into crates and make the trip to the local "frantoia," or oil press. Actually, our local press has state of the art equipment ensuring that our olives are centrifuged and kept cool. This attention to detail keeps the acid content low and makes for exquisite cold pressed extra virgin olive oil.

This house was even better than the photos. We had a wonderful time, there was so much outdoor space that everyone could have privacy or socialise as they chose. Beds were comfy and the kitchen was very well-stocked. After the first night we were already planning a return visit.
This was such a special, serene place to stay in Umbria. We loved it so much, especially the pool. Also, Angela’s cooking was probably one of the best meals we had on our entire trip, and she was super helpful. There aren’t really blinds on some of the windows, so I suggest bringing an eye mask if you are sensitive to light! We also loved all the cool instruments and games, and the geckos around the property.
If I could buy this place I would! House is beautifully designed, spacious and comfortable with everything you could possibly need and more. Stunning setting with amazing sunsets over the Tiber valley. Perfect pool is the icing on the cake. Good base for various day trips if you can tear yourself away from the house. We had a wonderful time.
We thoroughly enjoyed our stay at Lisa's place near Guardea. There is absolutely nothing negative to say - only praise. The house is beautifully restored, comfortable, and modern inside while retaining its Umbrian charm outside. The private pool is wonderful, and the kitchen is fully stocked with everything you might need during your stay. As if all this wasn't enough, we were greeted with a welcoming bottle of wine on the kitchen countertop. We highly recommend this accommodation for a special and unforgettable stay in this magical part of Italy.
We are 3 sisters who never get to spend enough time together. At Lisa's beautiful Casa, we cook cook delicious meals in the spacious kitchen, eat on the terrace overlooking the Tiber river, and relax in the welcoming living area. Lisa arranged for Angela to meet us at the train in Alvino and to prepare a lovely meal on the day if our arrival, all the arrangements worked perfectly.
We explored the area by foot and by car, and found the Casa to be a welcoming haven at the end of each day.
We highly recommend this place to anyone.
Great family vacation in a uniquely welcoming Umbria vacation house that makes you feel at home
The house is even more impressive than the online pictures, very spacious, elegantly furnished, and very well equipped. It really shows that this is a family's vacation home that makes YOU feel at home. The house offers a beautiful view over the valley and the nice little town of Guardea is just a few minutes drive up the hill with a great butcher store, supermarket, etc.
Communication with Lisa and Angela was great - they were very accommodating, helpful, and knowledgeable about the surroundings.
The Umbria and Lazio regions were a very pleasant surprise - not as busy with tourists as Tuscany but equally beautiful with cities like Todi, Montefalco, Orvieto, Bagnoregio, etc. all within less than 90 mins. Also good beaches on Lago di Bolsena and not too far from the ocean for a day trip.
We enjoyed our stay immensely and can highly recommend this place, also for families with children - we hope to come back soon!

Comfort and Style
We had a lovely stay at Casa Tartaruga for two weeks over the Thanksgiving holiday. What an incredible house....very modern on the inside with the look of an ancient farmhouse on the outside. The sweeping views of the Tiber Valley are breathtaking. I took photos at all times of day and evening. For part of our visit there were 8 of us in the house, the second half there were only 4 of us. The house was equally comfortable for larger parties and for just two couples. The kitchen is large, modern and open so lots of fun was had preparing big meals or just snacking. Every convenience was available to us. the proximity of the house made it easy to do daytrips. We went to Todi, Montefalco, Viterbo, Rome, Amalia, and of course, nearby Orvieto. I'd go back to Casa Tartaruga in a heartbeat!!

Perfect House and Location for an Unforgettable Vacation
Casa Tartaruga in Guardea Umbria couldn’t have been more perfect. We are 3 couples who stayed there for the first 2 weeks in September.
The million-dollar views of the Tiber Valley are stunning! The house sits at the top of a hill overlooking the valley below. It really takes your breath away any time of the day, but especially at sunset. The property is lush with olive trees as well as fig and walnut trees, grapevines, herbs, and flowers. There’s a shady patio with a large dining table and chairs.
The house itself is spacious, clean and comfortable. The large kitchen is equipped with everything you need to make and serve wonderful meals. It’s open to the living room that comfortably accommodated our group. The beautiful architecture and tasteful decor made us feel right at home the minute we walked in. The house exceeded our expectations…none of us wanted to leave.
We had Angela prepare a dinner for us. She made a delicious pasta dish with a creamy sauce of local sausages, mushrooms and cheese, an outstanding wild boar cacciatore, along with grilled vegetables, salad and appetizers of local cheeses, salami, and olives. She delivered this gorgeous feast to us in time for dinner the day we arrived. We all loved it so much that we had her make it again the following week.
Some of us walked to the village each morning to enjoy pastries and cappuccino at Bar il Cavallino. We enjoyed sitting outside watching the neighborhood come to life and meeting the friendly folks who live in this wonderful town.
Casa Tartaruga is close to Rome (1.5 hours) and is well situated to easily exploring Umbrian hill towns. We rented a van and took day trips to Orvieto, Gubbio (don't miss the Funivia cable car ride to the top of Mt. Ingino), Perugia, Florence, Civitela di Bagnoregio, Montecchio (the Bartolomei olive oil tasting and tour are top-notch), Bolsena (beautiful lake town), and Assisi.
We even took a hot air balloon ride with Balloon Adventures Italy from Bevagna to Assisi…what an exhilarating experience! And we had a fabulous cooking class with Chef Simona Fabrizi of Sagra In Casa in Allerona.
Thank you Lisa and Angela so much for helping us make our stay at beautiful Casa Tartaruga such a wonderful experience. We will be talking about this for a long, long time!

Wir hatten eine fantastische Woche in diesem tollen Haus abseits vom Trubel. Der Blick über das Tibertal ist unbezahlbar, ganz besonders bei Sonnenuntergang. Die Poollandschaft ist sehr schön gestaltet. Es gibt ausreichend Sitz- und Liegeplätze sowohl in der Sonne als auch im Schatten. Man hat absolute Privatsphäre, die Kinder konnten nach Herzenslust rumtollen. Im Sommer ist der Rasen leider trocken, Ballspielen ist dann etwas erschwert. Mit ausreichend Mückenschutz kann man rund ums Haus wunderbar sitzen, die Aussicht und Ruhe genießen oder auch gemeinsam essen. Der Gasgrill war sehr sauber und hat wunderbar funktioniert. Aber selbst an dem zum Glück einzigen Regentag, den wir hatten, konnten wir uns in diesem Haus sehr gut aufhalten und die Zeit mit der Familie genießen, weil der Wohnbereich mit offener Küche und Esszimmer so großzügig ist. Die Küche ist mit allem ausgestattet, was man in einem Urlaub braucht, Selbstversorgung ist also kein Problem. Der Kühlschrank und der Herd sind groß, es gibt sogar zwei Backöfen. Einige Küchenutensilien könnten etwas sauberer sein. Kleinere Supermärkte sind innerhalb von 15 min. mit dem Auto zu erreichen, größere innerhalb von ca. 30min. Nach Rom haben wir ca. 1,5 h gebraucht, für einen Tagesausflug also sehr gut machbar. Der Kontakt zu Lisa war stets unkompliziert u. freundlich. Wir hatten keine Probleme, die kurzfristig geklärt werden mussten, da im Vorfeld dafür gesorgt war, dass alles funktioniert. Klare Empfehlung.
beautiful property with stunning views and sunsets
Siamo due famiglie, genitori e 3 ragazze. Per le nostre vacanze scegliamo una zona, molto spesso in Italia, e una proprietà con caratteristiche di unicità che ci permetta di visitare i luoghi nelle vicinanze. Abbiamo scelto Casa Tartaruga per le caratteristiche offerte: grande zona giorno interna ed esterna, camere con bagno abbinato e che non avesse altre proprietà nelle immediate vicinanze; le foto e la descrizione dell’annuncio corrispondono esattamente alla realtà.
L’arredamento è in stile minimal ma completissimo: ci ha fatto sentire come a casa nostra. La caratteristica che più ci ha permesso di rilassarci appieno è stato il silenzio, ovviamente al netto dei rumori della natura circostante. La comodissima pergola ci ha permesso di vivere appieno i momenti di convivialità godendo di una vista spettacolare sulla valle del Tevere con tramonti unici. In paese c’è tutto quanto necessario ma è indispensabile una vettura, a meno che non siate abituati a camminare (noi non lo siamo).

We are two families, parents and 3 girls. For our holidays we choose an area, very often in Italy, and a property with uniqueness characteristics that allows us to visit the places nearby. We chose Casa Tartaruga for the features offered: large indoor and outdoor living area, rooms with a combined bathroom and which did not have other properties in the immediate vicinity; the photos and description of the ad correspond exactly to reality.
The furniture is minimal but very complete: it made us feel at home. The feature that most allowed us to fully relax was the silence, obviously net of the noises of the surrounding nature. The comfortable pergola allowed us to fully enjoy the moments of conviviality enjoying a spectacular view of the Tiber valley with unique sunsets. In the village there is everything you need but a car is essential, unless you are used to walking (we are not).
Lisa, the host, was always available to answer our questions, as was Angela, the guardian angel of the house.
Très bien située la maison de Guardea permet de profiter des sites touristiques et historiques à la fois d'Ombrie et du Latium.
C'est véritablement une belle maison de vacances et nous nous sommes sentis "comme à la maison".

Bellissimo casale con splendido panorama sulla valle del Tevere immerso tra ulivi vigne e boschi. La casa è molto confortevole ben curata e completamente attrezzata. Si possono fare belle passeggiate partendo direttamente dal giardino.

Paradise in the Umbrian countryside
Our family (seven total - two teenagers and five adults) stayed here for a week in August and it was by far the highlight of our entire trip to Italy. The house has been beautifully renovated so it retains the look of an old stone farmhouse, yet it has all the modern amenities one wants for comfortable living and cooking for a large group. It is beautifully decorated with interesting art and the bookcase is overflowing with guide books and maps, perfect for planning the next day's adventure while sipping a glass of wine. My favorite room was the master bedroom and bathroom. A soft bed with large feather pillows, big windows with billowing curtains, and a lovely breeze created was the most serene, relaxing space.
The scenery is stunning. The house is surrounded by fields of olive trees and grape vines and set on a hillside that provides expansive views (and dramatic sunsets) of the Umbrian countryside below. There are many interesting medieval towns to explore with narrow, steep, winding streets and vibrant flowers adorning every window sill or step, all less than an hours drive away. We also found an olive oil business that gives a great tour and tasting experience. Walking the footpaths and farm roads into town or to find the nearby cave used as a shelter by St. Francis of Assisi was also a treat. The town of Guardea was hosting a gnocchi festival and later in the week a cinghiale (wild boar) festival. We dined at both and appreciated the curiousity and friendliness displayed by the locals. They were also very patient with our scant Italian. This house and setting allows you to amble around the countryside or access the more populated tourist sites, and then retreat back to the comfort and quiet. It was everything we were hoping for and much more for our family vacation.

Gorgeous House with View
This is an increbily beautiful farmhouse set up on a hill just below Guardea which overlooks th Umbrian hillside and valley. The house has everything you need from the well stocked kitchen open floor plan comfy beds and outside patio dining. We walked each morning through the olive groves and into the small neighboring towns.its a lovely place to spend the day or to return home to after a day of sightseeing. Wish we could have stayed longer.

Beautiful house with amazing view
We enjoyed our stay at the house very much , the view is amazing and we had a nice sunset every evening sitting on the patio in front of the house. The house has everything you could possibly need and more . We had some problems finding it so don't really go by the GPS but Isabella would pick you up in town so no problem. The house is very big lots of room for a Familie or friends traveling together. Location is great ! Lots of stores in town just remember they are closed from 12 until about 3:30 . Lisa was always available if we had any questions.
We would come back anytime ...
Did I mention it's very quiet, in the morning you wake up to birds an owl and many other animal sounds...

Why they chose this property
In 2006 our family was packing up our apartment in Rome after three wonderful years during which Italy totally charmed us. Our stress level had dropped because living in a country where life slows down will do that for you. We fell in love with the people, the food, and the stunning beauty of southern Umbria. It was in the back of our minds to find a place to call home once we retired from careers that took us all over the globe, but we certainly never thought we would end up building a house in Italy. Now you can enjoy it too!
