**Bedroom 1 (Upstairs):** Luxurious King Bed, twin rollaway bed, and a private en-suite full bathroom.

**Bedroom 2 (Upstairs):** Inviting Queen Bed and a private en-suite full bathroom.

**Bedroom 3 (Downstairs):** Flexible bunk and trundle setup featuring 4 twin beds total (trundle can easily configure into a split King bed configuration). Perfect for kids, singles, or families.

**Living Room:** Premium Queen Sleeper Sofa equipped with a comfortable, bar-free memory foam mattress.

*Note: Guest access to bathrooms includes the main floor half-bath and the two upstairs en-suite bathrooms.*

Ski-In / Ski-Out & Ski Shuttle Details

We make getting to the snow seamless, offering two excellent options depending on your group's skill level and the time of winter you visit:

1. **The Free Winter Shuttle:** Operating from Thanksgiving through mid-April, this fast, complimentary shuttle picks you up steps from the door and drops you directly at the Peak 9 Base Area—ideal for beginners, families, ski school attendees, and hassle-free transit.

2. **The Adventure Trail (Ski-In/Ski-Out):** Intermediate to advanced skiers access Ski-In/Ski-Out steps from the door. Glide a few minutes through scenic National Forest glades directly down to a green run connecting straight to the Quicksilver and Beaver Run SuperChairs on Peak 9 Breckenridge. Heading home involves black ski run to a fun tree-skiing route back to your door. Detailed ski in/out information provided as requested or upon booking.

*Seasonal Note: Tree-skiing routes depend on natural snowpack and the Falcon Lift schedule. They generally open by mid-Christmas and wind down in April. When tree trails are resting, the winter shuttle handles all your mountain transit seamlessly!*

House Rules & Logistics

**Parking:** Dedicated parking for up to 3 total vehicles (1 garage spot + 2 driveway spaces), plus first-come, first-served neighborhood overflow parking.

**Policies:** No pets and no smoking permitted on the property to protect our pristine mountain environment.

**Altitude Note:** The Town of Breckenridge sits beautiful and high at 9,500+ feet. Please ensure your group stays hydrated and reviews altitude wellness tips prior to arrival!
