This lakefront ranch home in Sandpoint, Idaho, on the Sunnyside Peninsula, is uniquely situated on the north shore of Idaho's largest lake, Pend Oreille, at Hawkins Point. A 20-minute drive from downtown Sandpoint, the property sits on a 10-plus acre ranch with private shoreline. The 2,500 sf, 3-bedroom, 2-bath comfortable house with an expansive deck and outdoor hot tub is a historic gem at one of the most beautiful spots on the lake.
This property on rural lakefront acreage in Sandpoint, Idaho, has been in the same family since 1944. The home is surrounded by Lake Pend Oreille, horse pastures, state forestland, and private and public shoreline. The property includes a private beach with a dock across the road from the house protected by a privacy fence, which includes the Boho bell tent for rent available May through October along with amenities such as an outdoor shower, fire pit and horseshoe pits. To have more full access to this private beach in season, consider renting the bell tent as well. All guests have access to the property's private shoreline, dock, and sitting areas amongst the shore in the shade of trees. The house includes an outdoor hot tub, large deck and concrete patio for enjoying the outdoors. A county road separates the house from the private shoreline. Nearby at Hawkins Point is a public boat dock with concrete launch. The public dock area and private beach are a two-minute walk from the house.
For those wishing to have group retreats, the family includes an additional bell tent, the Gypsy bell that sleeps up to six; a camping cabin that sleeps up to six and four RV sites.
Recently remodeled and professionally decorated, this lakefront home features vintage furnishings, antiques, beautiful artwork and collectibles. Experience lakeside living in a country setting on a ranch located on a prominent geographic feature, Hawkins Point on Lake Pend Oreille. See bald eagles, Canada geese and other migrating waterfowl as well as deer, turkeys and otters. Pick fruit in season from the many fruit trees on the property, as well as vegetables, herbs and berries in the gardens. Walk the property and enjoy stellar views of the lake and mountains surrounding this special spot on the Sunnyside Peninsula.
Inside the home are comfortable furnishings, a fully-stocked kitchen and sleeping accommodations for up to 10 guests. Add an RV site or bell tent rental and host a small family reunion on-site.
Guests have access to the entire home, except for the basement and an office, and the 10-plus acre ranch, private shoreline, beach, dock, outdoor hot tub and other amenities. Respect the privacy of bell tent guests (when applicable) and quiet time from 9 p.m. to 8 a.m. Do not enter fenced areas where horses are present or any outbuildings.

Sunnyside is a desirable neighborhood close to Sandpoint, Idaho, where folks enjoy living out in the country on or near the lake. It's also a popular recreation area with public access at the Oden Wildlife Management Area, Sunnyside Access, Hawkins Point and shoreline managed by Idaho Fish and Game. The area includes longtime residents and more recent transplants to the area, as well as seasonal residents. Sunnyside is teeming with wildlife, from waterfowl to big game, while Lake Pend Oreille is home to many species of fish, including rainbow trout, kokanee, bass, whitefish, perch, bull trout and more. The lake has a thriving fishery and with 111 miles of shoreline, much of it public, there's a lot to explore by boat, canoe or kayak, or by hiking, bicycling and horseback riding. Sunnyside is between Sandpoint and Hope, Idaho, and either town may be accessed by boat or car for dining, shopping, concerts and other events.
Sandpoint and the surrounding towns of Dover, Kootenai and Ponderay, as well as the Schweitzer shuttle parking lot in ski season, have a free SPOT bus. Amtrak makes its only stop in Idaho at the Sandpoint depot daily. Rental cars are available in Sandpoint or at the Spokane international Airport. Sandpoint Airport has a 6,000-foot paved runway. For our guests arriving by private plane in Sandpoint, we can possibly make arrangements for a loaner car. The Sunnyside property is about 15 minutes from the town of Ponderay, where you'll find Walmart, Bonner Mall and many other shops. It's another two miles to downtown Sandpoint, or about a 20-minute drive via Highway 200.
The property includes RV and bell tent vacation rentals, and you may encounter other guests, residents or family members and their dogs. Guests may have to share or alternate usage of the hot tub. A gravel county road (speed limit 35) separates the house from the private shoreline. Be prepared to cross the road to access the beaches. If the bell tent on the beach is rented, please respect the privacy of its guests. Bell tent guests don't have exclusive use of that beach and dock; however, they do have quiet time from 9 p.m. to 8 a.m. There are sitting areas and a hammock spot on the shoreline for guests to enjoy. There is plenty of room for everyone! Consider renting the bell tent as well to have more full usage of the private beach.
The host's shop and barns are on the property as well and are off-limits to guests. The owner may access outbuildings, move equipment or be present on other areas on the property while guests are staying in the house. The property also includes resident equines (horses and mules), and guests are not allowed inside the fences with them; however, they may pet or feed them treats from the other side of the fence. The mules are friendly with people but not dogs. Keep your dogs leashed and outside the fenced horse pastures at all times for their safety.
During summer and especially on weekends, you may encounter heavier traffic and parked vehicles along a half-mile stretch of Sunnyside Access or at the Hawkins Point public boat dock and ramp. Watch for traffic, people and wildlife on the road at all times.

Mike and I love to travel and enjoy outdoor pursuits such as horseback riding and camping, flying airplanes and airplane camping, and boating. We are longtime Sandpoint residents with a deep knowledge of and love for the area. We both graduated from Sandpoint High School, and Mike has been living on the property at Hawkins Point his entire life. As partners, we have worked together since 2014 on his home and the rest of the property and made it available for people to experience our rural, lakefront ranch. We're very proud of the property and we're excited to share it with friendly, appreciative guests.
The family has owned the land at Hawkins Point on Lake Pend Oreille since 1944, when Mike's grandfather bought about 300 acres here, which included a barn and floating boathouse. The boathouse was home on the lake until 1953 when it was dragged up to shore, where it now sits as the core of the home at Hawkins Point. Mike spent many happy times here with his grandparents and inherited the house after they passed on. Over the years, he built additions and improved upon the house in many ways.
At Hawkins Point, this historic spot is the former site of a railway and steamboat stop. Today, it is home to the Hawkins Point Public Boat Dock and lands managed by Idaho Fish and Game as wildlife habitat.

Why they chose this property
Mike's great grandfather retired to Sandpoint, Idaho, after farming in Rosalia, Washington. He decided to cattle ranch in his retirement years on Lake Pend Oreille at Hawkins Point beginning in the 1944. His daughter and son-in-law and their son soon joined him. Mike's mom married into the family in 1949; Mike was born in 1953 and brought home to the floating boathouse. Just before he turned 1 year old, the family moved into their own home on the opposite end of the family property. His grandparents lived out their days at Hawkins Point, and after their passing, Mike inherited their house and raised his own family here. He spent more than 40 years as a "dirt mover," doing large and small excavation projects and building roads in the area. Now semi-retired, he was convinced by Billie to run a vacation rental business and share what we get to experience every day on one of the most beautiful rural acreages in Bonner County. The property at Hawkins Point includes the house, a camping cabin, two bell tents, and four RV sites available through Twin Cedars Camping and Vacation Rentals.
What makes this property unique
Mike grew up in this rural neighborhood on Lake Pend Oreille and has lived here his entire life. Billie joined him in 2014 as his business partner and 2015 as his wife. Together they transformed his home into the beautiful place it is today. With a large piece of acreage on the lake at the tip of the Sunnyside Peninsula, the property is uniquely situated to take advantage of the views and recreational opportunities on the lake. Visitors love the scenery of the lake and mountains and being surrounded by open countryside, seeing the horses and mules in the pasture, and the eagles in the trees. The property is surrounded by the lake on two sides and state-owned forest land and adjoining family property. Together, the Spear family owns 36 acres at Hawkins Point. Sunnyside is out in the country but yet only 15 minutes to town, and much of it is a beautiful drive around the lake. With the Hawkins Point Public Boat Dock nearby, it's easy to access the lake by motorboat. The private beach and shoreline are ideal for enjoying the water and launching a canoe, kayak or stand-up paddleboard, or fishing off the dock.
