We have rented this property four or five times now and obviously enjoy it. The big draw for us is the easy access to the Betsie River for fishing, swimming, kayaking, etc. The house is very comfortable and has everything we need. Unlike a lot of rentals, there is plenty of room for our groceries, clothing, etc. and the garage is completely open and ready for hunting and fishing equipment. There is even a fish cleaning station and dog kennel outside. It's great for anyone wanting to enjoy the great outdoors!

We had such an amazing time at this property! If you are looking to get away and enjoy much needed quiet this is the perfect place! We ended up not bringing our dogs with us but it would have been great for them as well! We would stay here again!
This home was well thought out! Was hoping for more Salmon to run down the river, but just not the right time. This home was very clean. Nice size yard. With rap around deck to follow the sunshine.
This place was perfect for our week away. It was very clean, a beautiful setting, got to do some fishing right outside the house. Would definitely rent again!
Stayed with daily and brought our dogs. The house was immaculately clean and we had the best time.

HAVE STAYED HERE IN THE PAST AND THIS HOME NEVER DISSAPPOINTS. BEAUTIFULLY FURNISHED AND PERFECT ACCESS TO THE RIVER FOR FISHING. HOPE TO STAY HERE AGAIN!

The house and property were great. For anyone bringing a dog, this house was set up great with an outdoor small dog run/enclosure. The creek on the property was a great place to take in.
Super quiet neighborhood. We seemed to be the only people staying on our street the whole week. Great location. Within 30-45 minutes of all major sights. Also good food and drink within 5 minutes drive (once you get off the dirt roads-LOL). We had everything necessary for pleasant stay with our dog. (Note all info we read said dogs allowed on most beaches and tourist areas. Actually lot of locations ban dogs until after Aug 15th, due to nesting protections)

The house is very nice and well kept we had fun playing ping pong and watching the river just a couple of things that came up we were cooking in the grill and the gas went out and there was no replacement and also 4 towels were left for four people for four days and only three kitchen towels thank you for sharing your home

We absolutely loved it here! It was incredibly clean and welcoming - the perfect up-north cottage! Loved the decor and there were a lot of nice touches and amenities for guests. The property was beautiful! My kids loved playing in the river and hanging by the campfire. It’s an easy drive to the dunes, Lake Michigan, and Traverse City. We wished we would have booked a longer stay and would definitely return.
This was very nice. However, we could not use the basement to sleep in because it was too cold and musty smelling. The blankets in the basement needed to be washed also, had a strange smell

Home was very nice and comfortable. There were a few things that could of been added and done. We felt there should of been propane tank provided for grill or been told to us to bring one. Bushes could of been maintained a little better by steps. Other than those two things very peaceful setting and very clean. Kitchen was very well stocked when all the necessary pots and pans. We enjoyed our stay and would definitely consider staying again.

Response from owner: "There should have been one on the grill. If you have issues, eg. propane tank, there is a contact representative to help with any problems that may arise! Also, with the house being in an up-north setting, there is no one to do the weeding, unfortunately. I am glad you enjoyed your stay and the peaceful setting!"
Clean, spacious, pretty view. Amenities were great, except TV did not work. It wasn't that we didn't know how to turn it on, it was broken. It was plugged directly into the wall, not into a power strip/surge protector and probably got fried by lightning at some point, it needs to be replaced. It rained most of our trip so having it would've been nice mostly for the evenings as we were fishing during the day. Nice big yard, great access to the river. Spacious garage, great for hanging waders and drying out gear. Comfortable beds. Great place overall.

River Living
The house and property were nice. Access to the Betsie River in the backyard. The house was spacious and clean.
The check-in process was more difficult than necessary. The check-in email did not provide a code to the lockbox with the key in it. The "Local Host" did not provide the code or respond to our calls, emails, or texts. We did, eventually, find the back door unlocked. We were able to enter, but then had to leave the house unlocked while we were out.
We did eventually hear from the host and get the code. However I'm not sure why the code wasn't just provided in the check-in email.
We were busy on the trip and didn't have much time to watch TV, which is a good thing because I could not get it to turn on. I didn't spend much time on it, so maybe I could've figured it out, but it wasn't simple.
Other than those two items the house met our needs.

Response from owner: "Good Day Jeffrey, I know there was some confusion with access to the house. The contact was in the hospital with an emergency. However, she did try to email and contact you, but you did not leave a good telephone number for a call or text. It is important to leave a good cell number for this purpose or any other problems you may have when you are there! The turn over for reservations is usually the same day - leaving at 10:00 am and new renters check-in at 3:00 when they get the code. I am glad you enjoyed your stay at my up-north house!"

The property itself was in good condition BUT: I emailed Evolve property contact before visit and never heard back. If you have little kids there are no railings on the wrap around porch and no door on the basement access to kitchen-accidents waiting to happen. The biggest issue was the outside surveillance which was NOT disclosed on property profile which violated VRBO's policy: "Location and coverage of devices must be disclosed on the property description page for. It's not enough to include a photo of the device". Property sleeps 6 and 2 dogs. It was the two of us retirees and our dog. A brother his wife and friend dropped by for a couple days to cheer on my husband for an Iron Man race and the property owner called and texted us that "she wasn't running a hotel". We never had more than 5 people on property at any time. Brother stayed in RV in driveway - which was ok per property profile so I have no idea what her problem was? She mentioned she barely makes $100 per day on property and talked about electricity and water consumption- she needs to find a different income stream I think. We are in our 70's and don't need to be harassed by a property owner. I've saved the texts and emails for future reference. We made sure to take photos of the property after we moved out as a precaution and we never felt the need to do that before. It's a shame because the Frankfort MI area is beautiful, but we won't be back

For a quicker response, it’s always best to reach out to the Guest Contact directly via phone or text.The porch and basement access meet current safety codes, but I appreciate your input and will consider how we might make these areas feel safer for families with small children.Regarding the Ring camera, it is positioned above the garage door facing the driveway for security purposes. I was not aware that this detail was missing from the property listing, and I apologize for any inconvenience this caused. I will promptly update the listing to ensure it includes this information and guests aren't caught off guard. As for the RV, the listing initially allowed parking for RVs but not for plugging them into the property. This rule has since been updated for clarity. The property is intended for a set number of occupants, and exceeding this without prior discussion can lead to misunderstandings, especially regarding utility usage.I regret that your stay did not meet your expectations, and your feedback helps us improve the guest experience.
