The Villa is a gem of Mykonian modern luxury architecture, ideal for those who love the calmness and elegant simplicity.
The stylish pergola equipped with the dining area for 15 next to the infinity pool offers cooling shade and a wind protected space for candlelit dinners.
Enjoy the timeless Cycladic setting and refined accommodation with each room mirroring a superior hotel suite.
Enjoying a private location, just five minutes from Ftelia beach (considered the best beach for Kite surfing ) and seven minutes drive from the traditional village of Anna Mera one feels the soothing sensation of infinite views as the summer unfolds at its best. The 400sqm Villa is situated in an 8000 sq. meter private property just 300m from the sea.It is surrounded by a stone fence and it is comprised of 4 independent guest-houses and a smaller stone built bedroom with a bathroom next to it. . On the upper level is the central guest-house as well as the pergola and the infinity pool (14x5.5 meters). There is a sitting area around it with teak sun loungers and a BBQ. The central apartment (on the upper floor ) is approx. 75sqm with a master bedroom that has a magnificent view, one spacious marble cover bathroom, a fully equipped kitchen, a dining area, and a living room. Through an outdoor stairway, one goes to the other 3 guest houses on the second level. The central apartment is approx. 85 sqm with 1 bedroom with a queen bed, a living room, one bathroom,a dining area with kitchen and a separate area with two single beds. Next to this is a smaller apartment with a sitting area, bathroom, and 2 single beds. On the other side of the central guesthouse is a large suite approx. 55 sqm with queen bed and bathroom as well as a sitting area.


The house faces the sandy beaches of Panormos and Agios Sostis and amazing sunsets as you may read from previous guests that stayed with us,,,,,, The South beaches are at very close proximity, around 10 minutes drive. However, one can always enjoy the pool equipped with 8 sun loungers, and a teak comfortable sofa. The pergola is very spacious with a sitting facility for 12 persons. Private dining at home or lunch is provided with fine Mediterranean cuisine at an extra cost.
There is a parking space for 6 - 10 cars. Every day the pool is maintained and we provide daily housekeeping at a flexible time to provide maximum comfort. Many other services could be outsourced upon request ( boat renting, private cook, etc ).

A very special place in Mykonos

I cannot explain how special our time in Mykonos was. I was worried after seeing how beautiful Santorini was that Mykonos would disappoint. I was so very wrong. Mykonos was stunning!!! This property, located in a very quiet and secluded part of the island, provided breathtaking views of Panoramos Bay and the Aegean Sea. The nearby village of Ano Mera was positively charming. The villa, itself was incredible: the house was very tastefully decorated, the outside living spaces outstanding, the kitchen was outfitted with every possible tool a cook could want, even special soaps and luxurious bath linens were provided. The owner left no stone unturned in making us feel welcomed and cared for. This property was everything and more than promised. We will have many fond memories. We appreciate the owners sharing their lovely home.

A spectacular retreat

The villa was lovely and the views over the bay were to die for. The staff was helpful at every step of the way and the recommended cook did a spectacular job on two meals we had prepared. The access to Ano Mera for regular shopping and the easier access to the southern and western beaches was far more convenient than going in and out of Mykonos itself. Only two minor annoyances, 1.) when the winds and breeze disappeared one night the mosquitos came out in force and 2.) the roads are poorly maintained and steep, the primary driver should be experienced in driving a manual transmission. The resident cat adopted us and we named her Zorba. She will consume her body weight in snacks but is respectful of not going on tables or chairs. Hard to imagine a nicer place to stay

Extraordinary secluded luxury villa, unmatched in quality and beauty

George was the perfect host. I cannot imagine a better experience on my first trip to Mykonos. The accommodations are extraordinary and the morning view of the horizon is serene. Staying in Ftelia, our group felt safe and secluded while at the same time we were able to visit all parts of the island in under 20-30 minutes. George creates an atmosphere that allows you to enjoy Mykonos, but also makes you feel like you're at a private resort. It's unlike anything I've ever experienced on a vacation and I would recommend the house to any large group or family. George keeps the villa immaculate with a daily housekeeper and help from Viktor. We never had a shortage of towels, sheets, or fun. All appliances are working and there is A/C in the house. There are nearby supermarkets and gas stations, and while it takes a LONG drive down a windy road to get to it, once you close the gate behind you, you really feel like you're home. This is most definitely the best vacation I have ever been on, and a large part of that was due to George, his attentiveness, and his beautiful villa. Though, please note two things: 1) the Wi-fi is not great so if you need fast access the Internet, you might want to go to the FoodMall nearby. 2) I cannot stress enough how secluded the property is, and that the road to the villa is up a mountain. Small cars will struggle to reach the villa. We required an SUV. The gate is on an angle, so the bottom of the car might scrape if its a low to the ground vehicle.

What a place!

My family and I just returned from a week-long stay at Villa Joy, and we could not possibly have loved it more. The villa is lovely and comfortable, the views are astonishingly gorgeous and mesmerizing, the pool is perfect -- there was even an outdoor villa cat who came to take afternoon naps with us on the deck! Thank you George, Victor and Greta for keeping us so comfortable and making us feel so welcome.

Beautiful, peaceful & all you need under one roof

The views from the location are absolutely beauitful and the villa to match. I went with my family and we stayed for 7 days, this wasn't enough as I would like to have stayed forever. George is so lovely and friendly and made the booking very easy for us. He gave us the details of our contact on site, Victor, who met us at a nearby supermarket the day we arrived. As we piled up our car with shopping, Victor even took a few with him on his bike! Super helpful. The villa is easy enough to find with some useful landmarks nearby. Road signs are easy to follow. The villa was fresh and bright and clean on arrival and stayed that way everyday as Victor and the cleaner returned to make sure everything was ok. So spacious, split level with plenty of room. The inifinity pool was beautiful and my favourite spot was on the floating water sofa. We asked for a BBQ to be cleaned and it happened in seconds, Victor was more than hospitable. I've seen some people mention the road up to the villa, which is quite steep, but we managed it just fine in a peugeot 206 type car (can't remember exact make). George will recommend a good person to hire a car from and that was much cheaper than booking from London. Plenty of lovely views and mountain goats. Don't be alarmed if they knock on your room window one day to wake you up...that was funny! The first day very breezy and quite chilly, however for the other 6 it was very hot not much breeze at all. Only thing I would recommned a new outdoor stereo system as it played up a few times and more bug deterrants as there are quite a few. Though that's a personal thing. Thank you George and team!

Great layout for extra privacy/space within large groups. Stunning views. Owner and care taker both very helpful Easy to get to anywhere on the island from here. Location is down a fabulous bumpy back road that adds to the sense of adventure and provides more stunning vistas.

This place was ALL that we imagined!!

We had been planning our vacation for almost a year, and when looking at the options for Villas in Mykonos...this one really caught our eye. Of course, how could it not? It's certainly not for anyone looking for a cheap hotel, but that's the point. You get what you pay for, and we found this place to be worth every penny. The rooms were comfortable, the views were spectacular and the pool area was relaxing and refreshing. There was a thorough cleaning service provided every day, which is often something the hotels have over house rentals. If you want to pay a little extra for meals to be cooked, go for it. We had a BBQ planned for the night we arrived, and the food was delicious. The house is not close to Mykonos town, so if that is what you prefer you should consider that fact. We made the drive to Mykonos town and various beaches just about every day, and it was fine. But there are other great areas nearby, including Panormos Beach. The road to the house is a bit of an experience (narrow, rough, and winding), but we had two small rental cars and got used to it very quickly. Ano Mera is close by, and provided a great bakery, a convenient grocery store and a beautiful square with great restaurants. So you don't need to travel far to enjoy a wonderful meal. This part of the island is a little bit more windy than others, but it was often refreshing during the day when sitting in the hot sun (though stuff did blow around at times). At night, the winds could be a bit noisy for some people, but we didn't mind it at all...found it relaxing actually. We absolutely recommend this villa for anyone who is looking for a spectacularly relaxing getaway with amazing views during the day and at night!!

Heaven on Earth!!

My friends and I had the most fantastic stay imaginable at George's villa. I have been lucky enough to stay in other beautiful places (Aman, Orient Express, Four Seasons, private villas in Mustique) and feel I have a good sense of luxury travel. George's villa is the most beautiful place I've ever stayed. From every room, bench, and sunbed, you have stunning 360 degree views over Mykonos. The villa itself is beautifully designed -- you feel like you're stepping into an Architectural Digest spread. The setting is spectacular and you feel completely relaxed as it is totally peaceful and quiet. We loved most of all the outside eating area -- where we could sit and enjoy breakfast while overlooking the island and the ocean. The only problem was we never wanted to leave the villa to explore other parts of the island! Also I must make mention of Vitor, who looks after the villa, and who was absolutely fantastic and helpful (and also came to our rescue at 2am after car trouble in town). In summary, you will be well taken care of if you stay at George's villa. We are already planning our next trip!

An incredible 5*experience!!

A truly unforgettable experience in one of the most beautiful islands in Greece. The villa exceeded our expectations. It is located in one of the prettiest and preserved areas of the island (located in a protected area where no further developments are permitted), boasting truly stunning views of the Aegean sea. We were greeted at the airport by the villa's owner and after a 20' drive we arrived at the villa. The location is ideal as everything is less than a 20' drive, including Mykonos town and all beaches. The tiny charming mountain village of Ano Mera is also 5-10' away with delicious little restaurants and convenient stores as well as bakery and a couple of cafes. The property was decorated with immaculate taste and daily housekeeping was organised. We enjoyed endless afternoons relaxing by the pool and having long lunches taking in the incredible views. Looking forward to returning sometime very soon!

A very rare location as it is built in an area that is now preserved as Natural Beauty and is very private and quiet at a very busy Island. Enjoy Mediterranean food prepared by a chef at home ( out sourced ) and taste the Greek wines.
We are very close to the sea front with a breathtaking view.the rooms are very large and comfortable as these were meant for a private luxury villa and not to provide as many beds as possible......
