The inside is very clean with updated kitchen and bathroom.Cable t.v. gave us a bit of a problem and the outside could use some T.L.C.

We want to clarify that the home doesn't have cable, it has high-speed WiFi, so guests can stream through their own favorite apps, and we'll look at ways to make that clearer for future stays. The outside of the house really needs some work, con webs everywhere, and the deck was filthy. I had to wipe down the table outside for us to feel comfortable sitting there. Water was not good for swimming, very cloudy and weeds everywhere. Also the lawn was overtaken with goose poop. The inside was pretty clean and had everything we needed and we had a great time!

We thoroughly enjoyed our stay! The house is cozy, comfortable and well appointed. The location is perfect! We enjoyed the lake, fishing, and kayaking. We would definitely stay here again.

The potential for this place to be five star is there but what you see in the ad isn’t exactly what you get. The cabin is a bit run down (they refer to it as rustic) and the deck old and crumbling. We had to sweep the deck of all the debris and wash the chairs and table on arrival. The screen doors were impossible to open but the host was diligent in getting somebody out there the next morning to fix them. The coffee pot continuously overflowed regardless of how careful you were. Supplies were limited but adequate. However, the place does seem like it would be sufficient for a group of fishermen or a small family who enjoy boating and lake life and fire pits with small care for appearance and convenience. Four stars to the host for his kindness and his quick responses to all our questions and concerns. We adjusted to our surroundings and above everything else enjoyed the most amazing lake views the fire pit and the lake cruise out of Burlington and yes even the “rustic” cabin. Just don’t be fooled by the pics you see in the ad that make it look a tad better than it actually is.

Great quiet getaway!!!

Well, there is good and bad to this property…We arrived late at 9pm. after an extremely long travel day, only to walk into a forgotten clean out between guests. All the beds linens had to be changed out, dirty towels, trash in bathroom and all thrift store dishes/cups/flatware had to be to be run through dishwasher. Overall, a bad first impression that only got worse as we looked deeper. This place needs a deep clean both inside and out(cobwebs and dust everywhere)! Outside only had grass mowed but needs weed whacking, house, deck and gutters (all clogged) needs to be pressure washed. Lake grass is to thick so swimming is impossible! Neighbors on both sides were annoying..right side has 3 trailers and frequently ran their tractor while we tried to have a campfire. The other neighbor was renovating and all day construction noise made it impossible to take a nap. There was some good, kayaking was fun, however I would suggest an additional canoe so a family could all go out together. The property manager was very responsive and did offer to pay for a hotel the first night since the property wasn’t clean (no hotels anywhere close/remote location). He did promptly refunded us a fair amount for our initial experience. The shower had great water pressure and we never ran out of hot water. Overall, it was a lack luster property that seemed less “rustic” and more run down! It’s a shame because with a small renovation/redecorating budget this could be a nice place.

We're sorry the home wasn't ready for arrival that first night due to a missed cleaning between bookings, which is why we offered to help with alternate accommodations and adjusted the stay while it was addressed. Our exterior upkeep is ongoing, though rural settings do bring natural elements like dust, spiders, and seasonal debris that can return quickly after cleaning. As for the surroundings, our neighbors are within their rights to use their properties as they do, and we appreciate that the area continues to see improvements. We want every guest to feel this cottage lives up to its charm, and we'll keep working with our team to make sure arrivals go more smoothly going forward.

We had a great getaway weekend at the cottage. The only dissappointment was the lake access and "beach" which was not really swimable at all. The water was very mucky and still and fill of reeds for a while so we did not spent time in the water as we expected to. We still had a great time, but would have preferred to be able to have better lake access for swimming.

Lake Champlain’s water levels can vary from year to year, as there is no regulating authority controlling them. The levels depend entirely on winter snowpack and summer rainfall. This summer has been the driest in Vermont in decades, and the lake is currently at its lowest point in 75 years due to the unusual lack of rainfall. Typically, August levels are more than a foot higher, which helps with shoreline access and reeds. Earlier this year, water levels were actually above normal in June, so these record lows were difficult to predict."

Well Equipped nice house

We stayed for a weekend the house was clean & comfortable and had plenty of amenities. Great views of the Adirondack Mountains across the lake. This house is in a rural location make sure you have what you need before you get there.

Fantastic retreat

Brothers and I reserved this house for a fishing excursion, and it was home run! Beautiful location smack on the lake with ample room to relax outside and gather around the firepit. House was neat and tidy and well stocked with the essentials. Thank you!

We wanted to go back five minutes after we left!

What a lovely spot! It was quiet and peaceful - just what we were looking for. The house was absolutely spotless and had everything we needed. The owner was very nice, responding quickly to a question we had and offering information on a local orchard we wouldn't have wanted to miss! We loved every minute of our stay and hope to come back next year. Five stars plus!

Winter Lake House Stay

We had a great time at the house. It had everything we needed and an added benefit of being one floor with no steps for those with mobility issues (we had someone in a wheel chair and it was perfect). It was so pretty to be on the lake and wake up to ice fishers getting their day started. It was an easy drive to Middlebury Snowbowl and Breadloaf. And a quick 20 minuets to campus. We'll have to keep this on our list for future travels to the Middlebury and Lake Champlain area.

Quaint Lake House

Very cute lake house. Nicely updated, very clean. Good kitchen. Decent base if you want to see both Northern and Southern VT. We visited in April, when the lakefront was too flooded and the winds too chilly to enjoy the lake. Likely much prettier in the summertime!
