The property was well kept and very tastefully decorated. The issue was the AC. When you are paying to go on vacation, the AC should be adjustable to your comfort level, and not the demands of the property manager. The property management is imposing that the AC be kept at 72 degrees, not lower and threatening to impose a 300 service fee (if it freezes) without understanding nor informing you that even when you lower the AC to 72, the unit will not cool at that temp until overnight. This issue is too big to pass.

In our humid coastal climate, tropical AC systems run under substantial strain. Setting thermostats below 70–72 degrees frequently causes evaporator coils to freeze over completely, which shuts down the cooling system entirely and can take 12 to 24 hours to thaw and repair—often leaving guests without any cooling in peak heat. Our guidance and service fee policy are meant to prevent that disruption rather than restrict your comfort, but we understand how our communication felt rigid and stressful during your vacation. We also take your note seriously regarding daytime cooling efficiency. During peak afternoon heat, units can struggle to pull temperatures down quickly, and our team should have communicated that clearly and worked with you to verify airflow and thermostat calibration to ensure the home was cooling effectively throughout the day. We truly appreciate your candid feedback, as it helps us re-evaluate how we communicate system limits and better support our guests' comfort. We wish you the best in your future travels.

We loved the beautiful direct view of the ocean and sunsets. Hearing the waves crash with the patio doors open was so peaceful. Accessing the beach was very easy and close. Equipped with everything we needed to enjoy our stay and comfortable furniture! Lots of room for a larger group. We put this on our "have to come back" list.

This place was great! Very clean with updated decor, exactly as the photos shown. Very close to the private beach, you could see and hear the ocean from the patio. Amenities such as beach chairs, a cooler and a beach umbrella were included and delivered timely.Highly recommended! Only one small critique: The unit was very hard to find due to a missing address on the building wall.

Location: an ADecor: an ALighting: B- (definitely could use better lighting in the bedrooms)Lack of a washer and dryer in the unit… A BIG negative.Lack of an elevator… A definite negative. Granted, I understand it’s not your building that you built but for older people with luggage and groceries the stairs were definitely a challenge. I had a double hip replacement six months ago and I did manage. But my other guest definitely had Challenges.Being unable to use the waterpark was a big negative. My grandchildren were so disappointed. I don’t know why they wouldn’t let my daughter pay as a guest of an owner of a condo there. I would like to see that addressed so that future guest would have an option to use that park. On top of that the currents were really rough on certain days and the waterpark would’ve been a perfect solution. I definitely liked the keyless entry.The lack of amenities… Dishwasher soap , dish soap, ( more than 2 would have been nice )salt, and pepper, paper towel,(more than one would have been nice) and bigger hand soaps versus those tiny little discs that were provided etc., For someone who is spending two weeks in a condo and is paying top dollar one would like to see better supplies provided by the owner. Also, not being able to have housekeeping come by to change the linens and run a vacuum through the condo was a definite disappointment.(at least one time during a two week visit. would have been greatly appreciated!)

We try to make these structural details clear in our listing so guests can plan accordingly, but we understand how these factors posed a challenge for your party. Resort Waterpark Access: The waterpark on Captiva is strictly owned and managed by the main resort complex, and they unfortunately restrict access exclusively to their direct resort guests, prohibiting outside owners or rental agencies from purchasing passes. We completely understand how disappointing this was for your grandchildren, and we share your wish that guest day passes were an option! Supplies & Services: As an independent vacation rental, we provide a starter kit of paper products, soaps, and detergents to get guests through their first day or two while settling in. This unit was beautiful & had everything we needed. We appreciated/read the books and games on site, along with beach towels. The property was a short walk out to the beautiful beach or pool area. We used the grills one evening to eat in & loved that convenience. It was super easy to communicate with the rental company and they were very helpful. The restaurants on Captiva were great:Green Flash and Mucky Duck were our favorites.

Perfect trip

Property gave us a perfect trip. We just needed comfort and a short walk to the beach. The property had some style and came with a lot of comfort. The furniture was comfortable and we could tell that thought was put into the property, down to the quality of the utensils and the board games that were left there for us. It also came with beach chairs and an umbrella. The unit was clean, comfy, and we couldn’t have asked for more.

Wonderful with Character!

Perfect stay, exactly as advertised. South Seas has come a long way since Hurricane Ian and they continue to make positive progress. As far as the individual unit, absolutely perfect. For those concerned about the water quality of the gulf/beach quality of Captiva, it was crystal clear aquamarine water. Paradise. Would book again in a heartbeat.

Unit number is not posted - you have to investigate to locate it . No washer & dryer and the location for the trash is incorrect.

For clarity regarding the unit number, there are signs posted at the bottom of each staircase indicating the unit numbers, and the numbers are also clearly displayed on each individual unit door. Regarding the laundry facilities, there is a laundry room conveniently located under each building for guest use. The trash disposal area is located near the tennis courts, as outlined in our guestbook. All of this information, including directions and amenity locations, is detailed in the guestbook that is emailed and texted to guests prior to arrival to ensure a smooth and easy stay. Additionally, our team is available 24/7 to assist with any questions or issues that may arise during your stay. We encourage guests to reach out to us at any time for immediate assistance. We hope that despite these initial challenges, you were able to enjoy your time in Captiva.

Very clean and well-designed property close to beach

This was a beautifully and adeptly decorated and very clean property right on the beach! Sunsets were stunning! The beds were very comfortable. The condo was well appointed. Just remember in this area the properties come with zero spices or anything - even salt and pepper - so bring or buy what you need! The beach chairs were great - we rented bikes at a nearby purveyor. The fridge ice machine does not work and that’s not a big deal if only we’d been told. BUY A BAG OR TWO OF ICE! You don’t want to arrive as I did at 6pm and end up having to drive back to Sanibel for ice! (If it had been earlier the nearby Island Store would have had me covered!) Owner was very responsive to questions and issues and quick to respond. Captiva is beautiful and this place is walkable to the island’s restaurants and general stores. Pool was clean and had many chairs. Still rebuilding the cabana area but it did not affect pool enjoyment at all. Captiva beach is not crowded and simply the best for walking, shelling, and swimming! Captiva is where you go to slow down and not have to be with a ton of people. Really loved this property.

While we provide a well-equipped kitchen for cooking, guests will need to bring or purchase their own spices, condiments, etc. We will definitely consider adding a note about this to our information for future guests. Your suggestion to buy a bag or two of ice upon arrival is excellent advice, and we'll make sure to include this information in our guest communication as well. At 60 My dream came true!!! I was like a little kid at christmas when I opened the door to your Condo! Absolutely gorgeous!!! True Serenity!! I’ve been fighting my battle for 10 years with Metastasis Melenoma and a Brain tumor which has returned… 10 surgeries later… 160 nymph nodes removed! Lots of scarring and On and off Immune therapy chemo… which caused type one diabetes and adrenal failure and some loss of saliva.. I am grateful to be alive! I opened an Aveda Day Spa called CAPTIVA SALON and Spa in Yarmouth Maine…My salon name Inspired by my one day visit sea shelling years ago! Sadly, with my health being my full time job.. I had no choice but to close down… My fiancé made it all possible with a last minute vacation to your unit. I want to come back next year maybe in February if God allows me! I wish I could live in this unit!! The view of the sunset and gorgeous interier design why not? I hope you enjoy your stay as much as I did!! Blessings

63 year old and 72 year old traveling. Booked based on ratings. Although our issues were dealt with in a reasonable time frame, our issues were many. Air conditioning did not work efficiently, arrived on a Tuesday to a 78 unit that would not cool. Called the next morning and someone came but there was no change. Wanted to be patient but by Saturday it was still 78. Called again and finally Saturday evening it began to cool. By Sunday it had reached 72. Strict rules for 72 setting on thermostat or could be faced with a high service bill.Refrigerator was not cool and it took 36 hours to finally reach optimal temperature. Toilet in hall leaked from a bad seal. Plumber came Sunday and pulled toilet and replaced seal. Rugs were dirty in bedrooms and living room and silverware was dirty in the drawer. Location was great, access to beach was great. Communication was great and our issues were dealt with in a timely manner, however there were just too many issues.No washer and dryer in unit which was disappointing but there was 2 coin operated washers and dryers available.Our bill was adjusted for the many inconveniences but when traveling for a “vacation” one does not expect to be met with one issue after another. Was booked based on a 5 STAR rating and it simply was not even close. Unit needs some attention to detail. Broken lamps and decor.Again, appreciated management adjusting our bill, but it was not enough. 4 days out of our 8 day trip were not enjoyable.
