The space Welcome to our large 6 bedroom home in the neighbourhood of Riverbend.
This home includes 6 comfortable bedrooms, a sprawling kitchen, a large dining room, 3 full bathrooms, a living room plus a rec room in the basement, an attached garage with parking for 1 vehicle, an elevated deck and a propane BBQ.
*The Main Level* Upon entering the home you will find space to hang your coats and store your shoes. Continue up half a flight of stairs to reach the main living area. The chef's kitchen includes large appliances (electric stove, fridge, dishwasher & Microwave). We have stocked the kitchen with a variety of small appliances, dishes, cookware & kitchen tools to make your stay comfortable with all the conveniences of home. We also provide a starter supply of some basic spices. Adjacent to the kitchen is a huge dining room area to one side, and a breakfast nook to the other side.
Continuing on the main level there is a cozy living room space, with a 43" TV. Basic cable is provided, as well as unlimited internet access, so you may connect to your own streaming subscriptions through our smart TV's in the home. Please note the gas fireplace on the main level is not operational as we turn this off completely in the spring & summer months, and guests are not permitted to light fires in here.
The mainfloor includes three bedrooms that each have a queen or double sized bed & closet for clothing storage. Finishing off this level is a full bathroom with Sink, Toilet & Tub/Shower.
*The Loft* Ascending up half a flight of stairs from the main level you will find yourself in the Master Suite. This large bedroom is furnished with a King Sized Bed, TV, Walk in Closet & private ensuite with a corner soaker tub & separate stand up shower.
*The Lower Level* The lower level is accessed via a flight of stairs from the front entry area. The first area you will find when entering the basement is the rec room. In here you will find a ping pong table, open space for playing and a desk prfect for playing games on or doing puzzles.
Off the rec room you will find 2 very comfortable bedrooms, each with a queen sized bed & clothing storage.
The large full bathroom in the basement includes a sink, a walk in shower & toilet.
*Additional Facilities* There is a full sized washer & dryer located in the furnace room in the basement that guests are welcome to use. We provide a starter supply of laundry soap & dryer sheets. Use of these machines are at your own risk, and we do not take responsibility for any potential damages to your clothing or linens. The garage is available for your use during your stay and a garage remote is provided for your convenience.
Guest access The whole home is set up for guest use.
Other things to note
We do not have access to the mailbox at this property. Please do not use our address for receiving any mail as we will not be able to obtain this for you. If you have a long term booking and require postal service, please connect with a local post office to find out about renting a post office box.
If you have any deliveries coming to the house during your stay, please ensure that you have door drop off or depot pick up. We do not have access to obtain any parcels sent to the community mailbox for this home. The space This comfortable suite has everything you need to make you feel right at home. Bathroom with towels, shampoo, conditioner, body wash, hair dryers. Washer and Dryer. Kitchen with cookware. Tea, coffee, kettle, coffeemaker, toaster and so on. Iron and ironing board.
Guest access The modem is located next to the TV stand in the living room. The network name and password are on the sticker on the bottom of the modem.
!!! Please DO NOT use the microwave that’s mounted above the stove. There’s a spare microwave on the kitchen countertop for you to use while we are waiting for the technician to come and fix the other one.
Other things to note -All guests are required to pay a $200 security/damage deposit prior to check-in. The deposit is refunded within 7 days after check-out unless damage, smoking or excessive noise occurs during your stay, in which case damage deposit will not be refunded. -Check-in is after 3PM, check-out is before 11AM. -Late check-out may be possible but we must be notified well in advance. Your request will be reviewed and accommodated if possible.

The house had a great location and environment, just like my neighborhood. The fact that it was right next to a walking trail made it even better. Above all, the fact that it had six rooms made it a great place for families and friends to stay together.
The house was a great place for a group of us to get together to play some board games, relax, and have fun. Some of the dining room chairs are getting tired, as well as a couple of the bed frames in the basement. The hosts were amazing and helpful, very prompt, and courteous. Would stay here again!

This was a great place for our family to stay. There was lots of room and the kids loved the ping pong table. The kitchen had everything we needed to cook for everyone and the table had room for all seven of us.

Great location
This spacious spot worked well for our big family attending a wedding. The walking trails in the river valley were so close - a lovely bonus! And the location was central for everywhere we were going (airport/West Ed/Whyte Ave). We enjoyed the sunny deck for morning coffee too.
We hosted a birthday weekend for a friend turning 40 - 6 ladies all cooking, eating, crafting, and playing games. The house has 6 rooms which was awesome!
Would definitely stay again!
The host was super responsive and excellent to deal with. Everything in the home is as photos and as described. House is well stocked with linens and all expected amenities. Everything fit our needs really well. Dog park and Windermere close by for shopping. Absolutely great!

Property had allot of potential to be a very nice stay, but was not very clean when we checked in. It was great that it was large enough that it fit our entire family while we stayed there. The yard was very overgrown and was unusable as a result. The garage was very dirty and smelled of garbage. All around was a nice place, but it just needs some upkeep to be a great stay.
We had 6 guys staying for a pool tournament. 6 bedrooms worked perfectly. Lots of space. Bathrooms. Close to everything we needed. Restaurants. Shopping. Casino. Easy to find from the airport.
Excellent communication with the property management.
Property has been neglected, and beds and towels need replacment badly. Deck with no chairs.

If you are staying witha large group and particularly if you have airport teips back and forth to pick people up, this is a great location. You do need a vehicle, but groceey stores and many other conveniences are close, There is a park by the house that has a trail leading to a trail down into the river valley that is a beautiful walk. The house is simply, but well equipped. It also has ample bedding and towels for larger groups. The location lends itself well to travel across the city with proximity to large freeways, yet far enough away that it is quiet. Would definitely rent this house again.

We understand that the lawn not being done was disappointing. The gardener has now cleaned up the back and front but was unable to make it before your stay. We apologize for any inconvenience this caused.
We were able to accomplish goal of having 12 of us mingle together and cousins able to spend time together. They enjoyed the ping pong table. House needs some repairs to walls and a paint job. Some missing towel racks and burnt out bulbs and other minor fixing up required. Kitchen was well equipped. Location was good and in a quiet neighborhood. It worked out well.

The home is absolutely beautiful, it’s exactly as pictured. It is close to many amenities as well as a couple of beautiful parks! The seven of us were very comfortable, and the house is large enough everyone could have their alone time to decompress after the trips to the zoo, west ed, science centre (all of which are easily and quickly accessible by car or Uber) The kids loved the ping pong table, and the adults loved the large and comfortable deck. Unfortunately there were a large number of cigarette butts around the property, however since the snow melted not long before we arrived, my best guess is a previous guest was inconsiderate while the snow was on the ground.The app for the keys worked great, and I’m a huge fan of the soaker tub in the master bedroom! Communication with the homeowner was quick and respectful, will absolutely book this wonderful home the next time we visit Edmonton!

Arrived at 2:30 pm and ask if we could check in 30 minutes early. Answer was NO so we waited outside until 3 pm. Couldn’t get the smart lock to work finally got code to unlock physical key box after 20 minutes we were in the house. The kitchen was not the cleanest. If you’re say the house accommodates 12 people, 8 mugs, 6 wineglasses, 7 big and 4 small forks, and 6 knives are not enough. No dishwasher soap and laundry soap was provided. 6 dining room chairs which need replacing not enough for the 8 of us. Top stair from entryway is held together by tape. It wobbles and slides so we had to make sure no one stepped on it. Definitely a liability there. The house has such potential if they would pay attention to details and refresh a few things. On the plus side, the ping pong table was a hit. Bedrooms were spacious. Bathrooms are good.

This property accommodated 9 adults and 2 children very well. Parking in garage, on driveway and on street. Checkin with 2 people having the app and one having the actual keys worked perfectly. Needed more towels and 3 bbq propane tanks were empty so no bbq which also needs cleaning. Garbage and recycling was full with bags on the garage floor as well. Suggestion: some chairs for deck would be great with small table. Overall we would stay here again.

12 of us got together for our mother/grandma’s 70th birthday. The property is in a nice community not far off of the Anthony Henday so it was easy to get to. Check-in was easy and the property owners responded quickly to inquiries. The property itself could use some work. Lots of dings in walls, a tread on the top step of the stairs was duct taped down and the kitchen floor was covered in spices and possibly flour when we arrived. Also, there are no tea towels to dry dishes. The BBQ was also disappointing. Even if there was propane, I don’t think I’d eat anything that came off of it. There were plenty of beds to go around, linens were clean, as were the bathrooms. We ended having a great weekend and I learned how to pan seer steak and finish it in the oven.
