We loved the location next to the river. From the balcony we watched mule deer, turkeys and elk drinking and playing. Very comfie beds and very stocked kitchen
Lovely condo in a beautiful setting! The condo was comfortable, beautifully decorated, and well stocked. It was so relaxing to sit and listen to the river and very convenient to be close to the park.

Excellent place!
Very well kept and clean! I appreciate whoever owns this doesn’t skimp on cheap stuff just because it’s a rental. Everything was so nice as if it was someone’s actual home. Private balcony was so nice and direct access to the river from our balcony was the cherry on top.
Great location with the river running just outside. Close to Estes Park and RMNP/Bear Lake area. Wood burning stove was cozy, and blankets provided for the living room area. Salt/pepper and spices available in the kitchen. Be aware that laundry is not in unit; it is in the main building and requires coins.
Loved sitting on the deck overlooking the creek every morning and evening. An elk would come by in the evenings. I saw him at 8:00 on the last morning.
The property is at great location, close to city and park entrance. We found it very clean and equipped with everything that we needed. Parking was convenient. We loved the cute balcony right in front of the river!
We stayed here for a family reunion and couldn’t have asked for a better setup. The place is better than pictured and has the biggest river side patio of the building. I ’ve stayed at Fawn Valley more times than I can count since childhood and this is my favorite spot so far. Owners were easy to reach and beds were comfortable.
We came for the weekend for the Estes Park Winefest - location was amazing. All of us enjoyed the deck overlooking the river - beautiful place - very peaceful and quiet. The only thing we would like to see different is a hot tub. It would have been wonderful to relax in the hot tub after hiking in the park.
Lovely location right on the river. The condo is a little outside Estes park (not within walking distance). I would definitely stay here again. Note: there is NO washer/dryer, so pack accordingly or you will have to go into town to do laundry. :)

Heavenly Mountain & River Views
One of our family’s fave rentals we have ever stayed at! Updated and sparklingly clean rental right on the super peaceful Fall River and with lovely mountain views. Plenty of room (and then some!) for our family of 5 to call home during our stay. Favorite place was sitting on the deck overlooking the river…we miss it already. Loved being less than a mile from RMNP, where we spent most days. Pool was also very clean and super warm. Highly recommend!
This was a beautiful property and perfect for our family. The property was in great condition. Very clean and nice. The scenery around the property was beautiful with a river running right behind The property. We even saw a big elk down by the river one day. The property was only a couple of minutes from one of the entrances to the Rocky Mountain National Park. We would definitely stay here again if back in this area.
We chose Colorado for our family trip, and as I was looking for a place for us to lay our heads down to rest, something kept drawing me back…I knew this was the place for us! Nestled right in Fall River, we were at a home away from home; quaint and quiet just far enough away from everything but close enough to Estes Park downtown area to jump in the car and within less than 10 minutes we were there! I highly recommend this beautiful and quiet location! We hope to be able to visit Colorado again, and if we do, this is where we will rest our heads again after days of hiking! Elk were in the parking lot and we could see them feeding right off the porch by the river. Absolutely gorgeous!

Exceptional!
This condo was amazing! We traveled with three adults and two children. They provided a pack-and-play and a high chair for our kiddos, which was immensely helpful! The kitchen was well stocked with basic kitchen essentials. The entire place was clean and the beds were super comfortable. Plenty of pillows, blankets, and bedding. The view out the back patio was the crowning jewel. We enjoyed quiet privacy and comfort for our whole stay. Just far enough out of Estes that you are away from the bustle of the touristy area, but close enough that it's a short drive to the grocery store, stores, restaurants, etc. Super close access to the Fall River RMNP entrance. We absolutely plan to return to this condo!

Peaceful location
Overall the property was good and I recommend. It was clean and the common area and main bedroom were spacious. It’s a nice location on Fall River. Our condo had a riverfront balcony. We saw wildlife on several occasions and the river was peaceful.
The beds and sofa sleeper were comfortable. The second bedroom was small for two beds but the closet was a good size. The lighting was a bit too low in the bathrooms but it was nice to have toiletries and nice, white towels and washcloths.
I couldn’t find property details. It wasn’t obvious to us that the new buildings at the top of the were part of the property and that it was considered the main building where the laundry room was located. Main building offers a couple coin-operated washers and free dryers. The front desk can provide change.
The driveway is a little tricky especially if you miss the first drive coming from RMNP and have to maneuver the second drive with the property sign.
I didn’t find the property manager very friendly or helpful compared to other rental properties where we’ve stayed.
