Owners failed to turn on bedroom heating, also they let the bbq gas empty and failed to have a spare glass bottle, they also let the water fountain empty and didn’t fix it for a couple of days - could be a great place if they would just concentrate upon their customers!

This is a beautiful and historic property with fantastic views over Narragansett Sound from dawn to sunset. Its well equipped and tastefully furnished and provided my family with a perfect base for exploring Rhode Island and relaxing by the beach. There is a lovely garden and a wooden pier leading out into the sea - very helpful for swimming, fishing and bringing a boat in (if required). Internet connection was excellent and allowed us to stream Netflix/ Amazon in the evenings. Plenty of electrical sockets throughout the house and loads of glasses, plates, cooking utensils and garden furniture. Sofas are comfy and dining areas are spacious and allow you to move around according to the time of day and weather. We loved spending time in the wrap around screened-in veranda areas. Prudence island is a gem and we really enjoyed discovering the many hiking trails, Farnham Farm (fruit picking), fishing from the T-wharf, the community library, spending time with friendly neighbors and taking the ferry back and forwards to Bristol (another lovely port). Please don't be put off coming to PI by deer ticks : they are perfectly manageable and no worse than many other places we have travelled in North America. We recommend this property to anyone in search of the road less travelled - it's a great house to chill out in and a good base from which to discover the beautiful state of Rhode Island. Highly recommended.

We spent nearly a fortnight at Warren Avenue. We loved the property. It is comfortable and has everything required. It is in a great location, 10 minute's walk from Easton's beach or 20 minute's walk from Sachuest beach which was our favourite. There is loads to do in Newport and a trip to Boston is only a 1.5 hour drive. Trish and Paul were very welcoming and available if there were any issues (which there wasn't). We would thoroughly recommend a holiday here.

Our family of 4 absolutely loved our 3 night stay in this delightful, cozy, spacious & comfortable cottage! Ideally located for the beautiful Middletown beaches. The kitchen is so well stocked & Lori responded immediately to our request for a toaster. The kids loved having s'mores around the fire pit & we appreciated the marshmallows, chocolate & crackers provided! So many personal touches throughout. Lori is a very considerate & attentive host & I highly recommend this accommodation without hesitation - just wished we could have stayed longer! Thanks Lori.
