Close to beach (3 minute walk), super clean, best stocked kitchen (plates, bowls, pots, pans, utensils etc) we’ve experienced in dozens of rentals over the years, excellent communication from owner, large home with multiple eating and sitting areas. Everything was perfect Five stars doesn’t really do it justice.

Family vacation
The house size suited 6 adults and 4 young kids and is located just a short walk to the beach, which was very nice. The AC units and fans in most rooms kept it cool. Only limited counter space was available for storing our food items since all the kitchen cabinets were full. The living room furniture is in rough shape and needs replaced and some dining chairs were broken. Too many of the owner’s personal items were accessible/visible and not secured out of sight. The grill, however, was top notch. There were spiders and cobwebs in most corners and under baseboards/furniture. We REALLY wanted to love the property, but these issues put a damper on it. We still had fun, enjoying the weather and beach along with local area shops and restaurants!
This property is less than a three minute walk to Mant's Landing, and that was with twin toddlers in tow. The convenience factor alone will have us requesting to come back next summer. Also noteworthy was that Mant's beach was almost empty despite the good weather we had, with no waves and shallow, warm water that we couldn't keep the kids out of... one of the best family vacations I've had in a house large enough for the cousins to stay with us.
We weren't home much, so the furniture wasn't a concern for us. I can say that the owner was responsive when one of the queen bed frames finally broke after being repaired what appeared to be a few times. Overall, the perfect vacation spot for a young, busy family. Thank you for sharing your home with us!

Short walk to beach
The house was big and as advertised had 4 bedrooms and 3 baths which was awesome. There was only one wall AC for the entire downstairs. One upstairs bedroom was also missing an AC unit. There were a lot of bugs in general but the master bath had so many little flies and tiny clear spiders covering the corners of the ceiling. A mushroom also grew out of the floor in the upstairs bath during our stay.
As others said, the furniture is old- but functional. One arm chair was covered in a trash bag but was left for us to sit on. Two other arm chairs were made of a material that kept flaking off all over us and the floor. The beds were hard, like other reviewers commented- not my preference but my husband enjoyed it! Beach equipment was provided as stated but I would recommend bringing your own as some of it was broken.
The house was very private and a very quick walk to the beach.

Disappointing!
The location was great but other than having three bathrooms, (one had dirty grout, a hole in the shower curtain, etc, ) for three couples we found nothing to our liking. The furnishings were shabby, ( material like leather flaking off the chais, etc) shelves messy and there was a whole lot of rust on tables, chairs outside and cookware. Ripped pants were a result of those chairs. Two bedrooms did not have air conditioning. Some fans did not work. The beds, other than the bed in the master, we’re too hard to sleep on. So much so that we had to buy two queen size blow up mattresses in order to stay there. There was no decent place to sit outside other than the deck off the bedroom on the second floor. However, it had no umbrella for shade. The rusty tables outside didn’t have umbrellas either. I could go on and on with examples. Having rented other places, seems that the owner doesn’t understand what renters expect. The owner seems like a nice guy but. I would not stay there again.

I wanna start by saying I have owned a home on Cape Cod for 15 years and rented it every summer. I or my realtor would never rent my home in the condition this house was in. 1. The house smelled badly of mildew the entire time we were there. 2. The refrigerator, microwave, oven and stove, and kitchen cupboards, were very dirty. 3. The first floor bath had living bugs in it,(silverfish and millipede) and the grout joint at the bathtub had black mold which I had to clean. 4. The area rugs were filthy, 5. The upholstered furniture at the first floor should be tossed and replaced (see other reviews). 6. There was dust on every horizontal surface and clutter on every shelf and closet in the house. This house should have never been rented in this condition. Basically the entire downstairs needed thorough professional cleaning from top to bottom.
Great location. House was close to as described. There is not central AC, but 3 window AC units in the house. Property manager was very responsive. When we checked in, cleaning crew had just started. They did an ok job cleaning, but the place could have used a bit more vacuuming. Overall, I recommend this place.
The location of this property was fantastic. Beautiful beaches are just steps from the front door, town of Brewster restaurants etc are only a short drive and the neighborhood is quiet.
The back yard is very secluded and back from the road/safe for kids but the outdoor shower and back deck could definitely use a facelift.
The inside of the house was spacious and clean, perfect for summer vacation with two families with kids. The kitchen was large and well stocked with dishes/cookware as well as stable items like basic spices/paper products etc.
The owner was responsive to questions during booking as well as check in. Contactless check in was a plus given current covid situation.
Spent summers on Robins Hill Road during my youth. Still have relatives and friends living in the neighborhood which made it that much more enjoyable. The property was more than we expected with all the creature comforts and very clean. The entire family thoroughly enjoyed our stay. The home was very inviting and located just feet from Mants beach. We couldn’t have been happier and would certainly return for another stay.
Overall, a lovely place close to the beach (Mant's Landing and Saints Landing) We saw the most gorgeous sunset with a low tide! The very best thing was being able to bring our dogs, something I've never experienced before. The washer and dryer were a big plus, as well as the beach equipment in the basement. A couple of suggestions: update the couches and the family room chairs. The sleeper sofa mattress is U-shaped and cannot be counted as a place to sleep the 9th and 10th persons. There wasn't an A/C in one of the bedrooms and unfortunately we were there during a hear wave. On my wish list would be a few new larger pans and a door for the outdoor shower. But all in all, it was a wonderful week at the Cape with a very responsive host. Thank you!
Check in was great., Great location . Loved the deck and master bedroom. I found the TV was a little to low for the bed since the bed is so high we could not see it. No complaints but would recommend to maybe leave couple kitchen. cabinets empty so we would have a place to put our food.. I would also recommend a door for the outdoor shower because the curtain just blows in the wind. Ok if your just rinsing. Two bad the trees are now blocking most of the view. Still have some view on deck. Great place to hang out.

Great location, house was very clean, kitchen well stocked. A few broken things here and there but that happens over the course of a summer. However, the mattresses were terrible!!! Worst beds we have ever slept on. My husband slept on the sofa b/c it was more comfortable and we left a day early due to back pain and poor sleep.
We had a great time in Brewster at this house. The property was as described. The fans placed around the house by the air conditioners help to keep the house cool, especially for our dogs. The natural shrubbery on the edges of the property served as almost as a fence, like we have in our own yard, which gave us comfort that the dogs wouldn't be likely to run away. We did stay with them the entire time they were out there, though.
Plus, we got plenty of opportunities to leash walk them up and down the street as they became friends to all the neighbors, nearby.
We loved the seclusion along with the easy access to Mants Landing beach. we would drive down in the morning drop off our stuff, and stake our place. Then it was a short walk back to the beach or back to the house whenever we needed.
The master bedroom was excellent and I was able to take a bath in the jacuzzi tub. Being 6'3", I don't get a chance to take a bath too often, so that was a treat.
I definitely had chosen a place with Wi-Fi. It was a little spotty at times, but considering where we were, we didn't mind.
The basement laundry was very helpful as were the beach chairs. We donated a boogie board to the collection. The beach is nice, though I am used to the ocean side with bigger waves but, you make do with what you have.
They're ended up only being four us there for the whole week But we had a couple of guests stay with us and there was plenty of room.
Every single person that visited congratulated me on finding such a great place. I wear that as a badge of honor. I would definitely return and recommend it to anyone
