Relax with your family in a roomy, clean and quiet setting. Nestled on a private road, this home is less than a tenth of a mile to Grandfather's Beach. Families have easy access to swimming, exploring tidal flats, hiking and the Cape Cod Bike Trail. Conveniently located near bike rentals, shopping and a variety of restaurants. This is the perfect location to explore Brewster's many antique shops and quaint local landmarks, or just a short drive to more commercial summer attractions. After a busy day, one can enjoy dinner on the deck, then walk to the beach for spectacular sunset views! Available for 3 Night Minimum Stays (off season ONLY).

Non-refundable $325 Administrative Fee, Cleaning Fee $250, plus applicable state and local taxes.

Cancellation Policy:

If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect:

In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $500 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

Overall, I recommend this vacation rental. Reviewer Comments: We love this location! When we arrived there was an air conditioner in the front yard. It was hot. The property had a lot of fans, however, no AC. We love this location and have been renting properties with access to this beach for 5 years now. This was our first time renting this property. It was large enough for our group and we enjoyed playing games at the large table in the dining room.

Overall, I recommend this vacation rental. Reviewer Comments: This is the sixth time we have rented this house. In the past we have rented in the summer but this time was a fall trip. The home is always clean. It is close to the beach. It is in a nice, quiet neighborhood. We ride our bikes to get coffee in the morning at the Snowy Owl. The property is as described. Sothebys is easy to work with and available if there is any questions.

Brewster beach family base house

Roomy cape, nice and close to the private beach, just a couple of minutes walk away. So very convenient when grand baby needed his nap, or bathroom breaks, or later cocktails and sunset over the bay on the beach for the adults. Also only a few minutes ride from the bike rail trail.

The house has all the kitchen amenities that we needed. We ate on the deck every meal. The outdoor shower was a hit as there is only one indoor shower in the master bedroom upstairs. The short walk to the beautiful family beach was our favorite as it made it easy to come back and forth to the house for lunch and bathroom breaks. We can't wait until next year!

The one shower is located on the second floor accessed through the master bedroom. The basement has a bathroom, but the basement has mold/mildew problem, making it in accessible to any who is sensitive especially those with allergies or asthma.

Reviewer Comments: The kitchen was very well outfitted.The bathroom in the basement was not very clean and possibly not the safest. The overhead light had a collection of dead bugs and flies and a cord running through it. When you would take a shower, water would collect outside the shower resulting in spending several minutes mopping up the floor afterwards. Perhaps the owners could install a shower upstairs instead a bathtub?In general the home was not as clean as we expected.I know this was beyond your control but for some of us it is the only vacation that we have all year but we were woken up every morning at 7:00 am except Sundays due to a home construction right across from our rental property.The location was excellent since we could go to the beach.

Just Okay

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We rented 92 Dune, Brewster MA in late July 2014. The location is excellent - a short path from the front of the house takes you to an excellent beach bayside. The house is just okay. It has not had much updating, and is not very clean. There is only 1 shower upstairs in the master; the other 2 bedrooms share a bathroom with a tub. There is a bedroom first floor, but only a 1/2 bath off the kitchen. There is a shower in the basement, but the basement is filthy/musty, smells like mold, filled with spiders. Other than the great location the house (minus the basement)gets a C; with the basement mildew added it is a D.

Overall, I do not recommend this vacation rental. Reviewer Comments: First time we rented this property. The location could not have been better. The house itself, not so good. We certainly don't expect something out of House Beautiful when renting, but we do expect the home to be clean and bug free. There was a significant ant problem in the kitchen - small sugar ants all over the countertops, in the sink and the dishwasher. I'm not comfortable using Raid around my children but clearly ants were a known problem given the multiple bottles of ant & roach killer throughout the house. The shower was moldy and while the home is technically 3.5 full baths, the basement bathroom was filthy and unusuable and one of the second floor baths was tub only - no shower so realistically, the home is 1 full bath and 2 half baths which is fine, but the price should reflect that. The floors were really gross (dirty, sticky, sandy)and had not been cleaned properly. Cape cleaners never do a great job, but this was the worst I have seen in 12 years. The laundry is in the basement and those stairs and the basement floor clearly had not been swept, let alone cleaned, in a VERY long time. We will not rent this property again.
