Creekside Farmhouse is a beautiful 3 bedroom/3 bath home two blocks from Main Street with 2 master bedrooms w/ en suite baths, and a large bunkroom. Secluded on more than an acre, with a new pool/spa overlooking Baron's Creek there's LOTS of outdoor spaces to enjoy - including a firepit, swings, and 2 covered porches––which is hard to beat in downtown Fredericksburg.

Soaring ceilings greet you as you enter the stunning living room with a fireplace that leads to a fully-equipped kitchen. The spacious living room and dining area are right off of the kitchen & feature a 10--foot zinc-top dining table, huge sectional sofa, flat screen TV and Sonos sound system.

The downstairs master includes a king bed with 400+ thread count linens and an en suite bathroom with soaker tub and walk-in shower. Two sets of French doors at the backside of the house open up to a sitting porch and massive back-yard with a pool (as of October 1, 2024), built in fire-pit, and views of Baron's Creek and beyond.

Upstairs includes a second master bedroom with king size bed, en suite bathroom, and elegant furnishings as well as a custom-built bunkroom - featuring 2 queens, 2 doubles and 2 twins - all pillowtops with top of the line linens - capable of comfortably sleeping 8 adults or 10 children.. Situated in between is a cozy sitting room overlooking the living room that doubles as an additional sleeping area with a sleeper sofa.

IMPORTANT RULES AND ADDITIONAL DETAILS:

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Safety Locks: The Home is equipped with safety locks near the top of each back door leading to the pool area, and WE STRONGLY RECOMMEND USING THE LOCKS IF YOU HAVE YOUNG CHILDREN TO LIMIT ACCESS TO THE POOL/SPA AREA.

- To use streaming services, guests must log in with their own credentials.

- PET IS ALLOWED WITH AN ADDITIONAL FEE (MUST BE SELECTED WHEN BOOKING)––NOT TO EXCEED ONE PET. PET MUST WEIGHT 35 LBS OR LESS. PLEASE KEEP YOUR PET OFF OF THE FURNITURE AND BEDS, AND CLEAN UP AFTER YOUR PET OR ADDITIONAL CLEANING/DAMAGE CHARGES WILL APPLY..

- There is free parking available for up to 3 vehicles (or up to 7 if you are also renting the Carriage House).

- One security camera is located on the front patio for your safety.

- Occupancy Limit is Firm/No Events or Parties. If the size of your party should increase, it is your obligation to let us know in advance. In any event, occupancy cannot exceed 12. Events (including small weddings) and parties are also not allowed, although reasonable visits during the day from other friends/family staying in town are generally acceptable, as long as parking and noise do not become an issue.

- No Smoking. For the comfort of all of our guests, this is a non-smoking home. If you smoke outside, please clean up after yourself. Additional charges may apply if this rule is violated.

- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.

- Fireworks are not allowed.

-For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- No confetti, glitter or tape on the walls - extra charges may apply if this rule is violated.

- Quiet Hours are 10pm-7am.

- There is a fire pit in the backyard and a wood-burning fireplace inside. We ask guests to please bring their own supplies and extinguish any flames/coals after each use.

- Additional fees will be incurred if personal items are left behind and we are asked to return them, so please be sure to check the house thoroughly for your items before check-out.

POOL/SPA RULES:

- Please advise us at least 2 days in advance of your stay if you would like to have access to the pool and spa. Pool may be heated for additional charge - please contact us for further information. No charge to heat spa for up to 3 hours per day, with advance notice.

- NO LIFEGUARD ON DUTY - USE OF POOL AND SPA BY YOU AND YOUR GUESTS IS AT YOUR OWN RISK.

- CHILDREN UNDER THE AGE OF 16 MUST BE SUPERVISED AT ALL TIMES BY AN ADULT.

- FOR THE SAFETY OF ALL OF OUR GUESTS - NO GLASSWARE IS ALLOWED IN OR AROUND THE POOL AND SPA AREA - INCLUDING BACK PATIO AND DINING AREA (PLASTIC GLASSWARE IS AVAILABLE IN THE HOUSE).

- NO FOOD OR DRINK ALLOWED IN THE POOL OR SPA.

- NO DIVING IN THE POOL - DEPTHS ARE 3' TO 5'.

- POOL/SPA HOURS ARE FROM 8 A.M. TO 10 P.M. to respect noise ordinances and neighbors.

- - POOL and SPA are controlled remotely - PLEASE DO NOT ATTEMPT TO ACCESS THE CONTROL BOX OR OPERATE CONTROLS YOURSELF.
