Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. Arniston is an ideal base for families with pets. We are accredited with the Good to Go scheme ensuring our compliance with strict Covid-19 protocols.

A week in Edinburgh
Return trip with stay at the Arniston House cottages (Elm and Sycamore) given their location, price and they fit my needs perfectly. Always arrive to a fresh smelling and clean cottage with the cooking facilities and laundry facilities that make my stays enjoyable. Add in the quiet countryside with views over the grounds of deer, cattle and the odd rabbit and pheasant and it really makes for an enjoyable stay. It looks like you have made some recent upgrades to the cottages and my only thought would be in your next upgrade plan maybe purchase some mattress toppers for the beds as for my back they are a little too firm. But otherwise wouldn't change a thing and you can count on my return visits in the future.

Beautiful cottage-Will book again!
We very much enjoyed our stay at Sycamore Cottage. It was extremely comfortable and far enough out of the city to be beautifully quiet. We will definitely book again.
The cottage was located in a lovely country setting and was very well appointed. The host is very close by and responsive. A guide provided information on all of the local amenities needed. Our stay was cut short by a day due to airline delays, so we were unable to explore the property as we had hoped. Very quiet and quaint. The stairs up to the sleeping quarters and only bathroom were not ideal for my 76yo mom, but we managed to minimize her trips.
Amazing place, remote and easy to reach Edinburgh. Fireplace in the evening with the glass of wine is magical. Although windy and cold outside it was cosy inside. Host is amazing, great communication.
We thoroughly enjoyed staying in the Sycamore Cottage. Wonderfully comfortable furnishing and pleasant decor. Beautiful country setting. Would definitely recommend it and stay again.

nice cottage in beautiful surroundings
We had a very good stay at sycamore cottage. Everything was perfect. Only the wifi could have been better.
We loved it! Everything about it, the area, how it was kept up, and of course, Henrietta was wonderful. The location was absolutely beautiful. We already are trying to schedule another stay for next summer.
My family and I had a beautiful week in Scotland at Arniston house. Henrietta was a wonderful host and was very attentive to anything we needed during our stay. We did a tour of the property as well, so much history and beauty on site.

Great place to stay
Lovely cottage within easy travelling distance to Edinburgh. Clean and comfy. On our last day we discovered pigs living in the garden.

Love the surroundings
Stayed here at Arniston many timesx. All the cottages are of a high standard.
Beds are super comfy and cosy
The kitchen has everything you need although we tend to ear out most of time.
We love it here for walking the dogs most other dog owners staying here are respectful.
There is lots to do from Arniston and only a short drive to Edinburgh however reccomend park and ride or jump on train at Gorebridge/ Newtongrange .
The cottage is quirky and very old but cosy and quaint, the lounge comfortably accommodated four of us. Parking is outside the cottage. The only downside for us was the hot water only worked if you lit the woodburner which would have been too hot inside for weather we had. There was a water heater but the water was still cold. The kitchen is well equipped and the two bedrooms are large and comfortable. The bathroom was also a really good size with a good electric shower over the bath, so if you have older guests with you this needs to be considered. The location is superb for all amenities and attractions (Avoid the Greenhall food bar although itโs listed is the welcome guide, the chippy part of this place is truly horrible. All four of us threw the food away). The grounds are beautiful and the walks are peaceful and a joy, especially as it was lambing season so the babies were all bleeting. I would 100% stay here again and recommend it anyone.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.
Why they chose this property
The properties were built in the 18th century to house the foresters who worked on the estate in days gone by.
What makes this property unique
The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
