This freshly painted thoughout, meticulously clean and spacious, 3 bedroom, 2 full bath townhome is just steps from a 12 mile stretch of peaceful and pristine Atlantic Ocean beach (3 minute walk/~175 yards). Renovations include a brand new kitchen, new baths, all appliances, whole house AC unit, and HW tank. This large and comfortable private unit is closest to the beach in a community that is well maintained, quiet, and family oriented. It is the perfect place to get away from it all and make memories with friends and family! We are nestled mid-Island (and close to everything) among the shade of live oak and magnolia trees. In fact, the Queen Bedroom feels like you are in a treehouse among the magnolias and ancient live oaks with hanging Spanish moss. The family friendly community features manicured grounds, fountains, an outdoor shower, playground, a large updated community pool, and tennis (also lined for Pickleball) courts. This roomy townhouse features quality mattresses (all with luxurious memory foam toppers), quality bedding and towels, comfortable living room furniture, dining room, and a well stocked, fully equipped kitchen (with a designated tap of crystal clean purified water). There are two large flat screen Roku televisions: one in the Queen Room upstairs and one in the Living Room, allowing guests the option to stream Live TV or your own Netflix, Hulu, Prime or other accounts), super high speed internet/wifi, a large private deck for lounging, and laundry facilities are (washer/dryer/iron/ironing board) conveniently located in the home. We are close to shopping, 10 golf courses (including an Arnold Palmer Signature Course), wonderful restaurants, historic downtown Fernandina/ Fort Clinch, and 4 boat ramps within 10-20 minutes. It is less than a 175 yard walk to the beautiful open and free public beach access #24. The super clean Community Pool featuring recently updated furniture is about 200 yards from the condo's front door.
Come find your happy place under the live oaks and magnolia trees, relax on our large deck, stroll to the beach, and access our great historic district, shopping and world class restaurants nearby. Here on the island you will find year-round unspoiled natural beauty, stunning sunsets and several world class annual festivals and events including: the Amelia Island Concours d'Elegance held at the Ritz-Carlton in March and the annual Isle of Eight Flags Shrimp Festival held in May.
Additionally, Amelia Island is a perfectly peaceful place of great natural beauty to get away from it all and do whatever it is that makes you happy (even if that means doing nothing)! It is a special place in terms of its rich history, outdoor recreation, and small town welcoming atmosphere. 4) No trailers, RV’s, commercial vehicles, or motorcycles allowed on property.
5) Oversized trucks and vehicles (over 18 feet in length) please park in the parking spaces by the picnic/BBQ area.)

After spending 15 years of Spring Breaks here, we finally purchased in the place we've been most at home. Having stayed many other places on the island, we have found the sweet spot! An easy walk to the beach, no lugging a day's worth of gear- just walk in and out at your convenience! Relax by the pool or on the partially shaded deck.

Twelve miles of pristine sand, blue skies (and free shark's teeth), coupled with and every amenity for a relaxing and fun vacation.
