Set in a quiet spot just outside Cheltenham, Tom’s Barn exemplifies an authentic English countryside atmosphere. Soak up the natural tranquillity of this place and take the opportunity to decompress in the special company of your loved ones. With its conveniently designed layout, well-equipped farmhouse-style kitchen and wonderful location, this property extends a restful stay.
Gather for breakfast around the sizeable dining table and enjoy fresh produce from the farm’s on-site farm shop, The Three Turnips. The thoughtfully furnished ground floor benefits from a wood burning stove, a grand piano and two accessible downstairs bedrooms. The wide feature staircase opens to a splendid gallery floor landing, leading to three further bedrooms, each boasting country-chic décor.
Step outside into the Barn’s idyllic garden, set on three levels, and relax to the sounds of the farmyard and surrounding countryside. The lowest terrace features a patio with a large dining area and BBQ, perfect for al-fresco mealtimes and hosting groups. The middle terrace is a perfect place to pause with a book on the comfortable outdoor furniture. Unwind amidst the smell of the chiminea burning and the warm glow of the festoon lighting and delight in the lush lawn space of the upper terrace.
Ground Floor Entrance: Enter Tom’s Barn through the statement floor-ceiling glass front into the stunning living room.
Living Room: The spacious living room features original stone walls, exposed timbers, a flagstone floor and timber staircase leading to the gallery floor upstairs. This room is perfect for socialising, with its wood-burning stove, Smart TV, piano and ample seating providing a cosy ambience to relax in.
Snug: Beside the living room is a delightful seating area with a Smart TV, DVD/Video player, coffee table and huge collection of family friendly DVDs and videos. This is a lovey area for younger guests to sit and enjoy their favourite movies.
Utility Room: Just off the snug is a fully equipped utility room with a washer-dryer, sink, storage cupboards, cleaning equipment and a stair gate.
Kitchen/Dining Room: Behind the living room is a well-equipped, farmhouse-style kitchen/dining room featuring a beautiful flagstone floor and an impressively big country kitchen table to comfortably seat 10. The kitchen has a range cooker with a gas hob and four electric ovens, a dishwasher, a US-style fridge-freezer, separate tall fridge, microwave and double sink.
Garden Room: Head through a wide arch from the kitchen-dining room into this bright, multi-functional room which also opens to the outside dining area. The garden room provides ample storage space for footwear and coats.
Bedroom One: This spacious twin bedroom features a charming window seat with a view towards the farm and woodland. There are two single beds with bedside tables and reading lamps, a full-length mirror, a dressing table with a triple mirror and a small Freeview TV.
En-suite Shower Room: This accessible en-suite features a wet room-style shower room, an overhead and handheld showerhead, a corner seat and grab handles. It also has a toilet, washbasin and heated towel rail.
Bedroom Two: This bedroom features two single beds on pretty, oak bed frames with a central bedside table and reading lamp. The bedroom has a chest of drawers, a Freeview TV, a dressing table with a stool, a mirror and hooks with hangers for clothing storage.
Family Shower Room: Immediately outside Bedroom Two is the family shower room with a cubicle shower, washbasin, toilet, heated towel rail and plenty of shelving. First Floor Head up the double-width, feature staircase to the spectacular mezzanine-style landing, with wonderful views of the private garden.
Bedroom Three/Master Bedroom: This beautiful dual aspect bedroom features deep red walls, exposed timbers and a fabulous view of the farm and woods from the window. A super king-size bed adds a further touch of luxury. Other features include bedside tables with lamps, a dressing table with a large mirror, chest of drawers and fitted wardrobe with hanging space and shelves for storage.
En-suite Bathroom: The master bedroom’s en-suite features a P-shaped bath with an over-bath shower, a toilet, washbasin, heated towel rail and a dressing table.
Bedroom Four: This delightful twin bedroom, with long, exposed timbers, has a lovely view overlooking the garden, and some farmland. It is furnished with two single beds, a central bedside chest of drawers, a reading lamp, a dressing table with a chair and mirror, a Freeview TV, chest of drawers, full-length mirror and hooks with hangers for storing clothes.
Bedroom Five: At the end of the landing is a beautiful en-suite, twin bedroom with two single beds, bedside tables and reading lamps, chest of drawers, dressing table, mirror, Freeview TV and hooks with hangers for storing clothes
En-suite Shower Room: Bedroom Five’s en-suite features a large, step-in corner shower, a washbasin with a vanity unit and mirror, a toilet, a heated towel rail and a windowsill overlooking the garden.
Family Bathroom: This spacious bathroom has a full-size bath, over-bath shower, a washbasin with a vanity unit, a toilet and a heated towel rail.
Outside The Barn’s impressive garden is set on three levels featuring a large patio, a gas BBQ (available from April to October) a dining area, comfortable seating, a seasonal chiminea and a wide lawn at the top of the garden, creating an easy and practical location to convene outside. Lower Hampen's on-site farm shop, The Three Turnips is located just a short walk through the farm and up the lane.

It is the policy of this property not to take bookings for groups where the majority of guests are under the age of 25, or single-sex group celebrations, including stag/hen parties. This property is ideal for family groups. Please note that additional guests above the maximum capacity are not permitted. The garden is terraced with some steps in places, and there is an unfenced duck pond in the farmyard. 2 well-behaved dogs are welcome for an additional fee of £47 per dog. The ground floor is all on one level and has two twin bedrooms – one ensuite with a wheelchair-accessible wet room.

A wonderful place to stay with all the family. The children loved the donkeys and hens, and there was lots of room outside to run around. It was great to have a piano in the property. The setting was very rural, with sheep and cows nearby. We enjoyed the barbecue, and even cooked breakfast on it on our last day.

Beautiful, spacious home
We had a wonderful few days at Toms Barn, with our extended family. The property is in a pretty, quiet hamlet, surrounded by views of the countryside. Everything about the property was wonderful for us. Spacious, homely, comfortable and full of character. The large kitchen, dining table and outdoor eating areas providing excellent facilities for us to entertain our family for my 60th birthday celebrations. Lizzy, the property manager was extremely friendly and attentive if we had any requests. We loved it and will definitely be returning.

Excellent stay in the Cotswolds
We had a fabulous 80th birthday celebration in Toms Barn. A really nice place and well appointed with everything we needed. My son, a chef, loved the kitchen. And the 5 double bedrooms, all effectively with their own bathroom, worked well. We’ll be back.

Perfect family property
We were in the area for a wedding and 6 adults plus 4 kids under 5 stayed at Tom’s Barn. Beautiful farm & accommodations. Plenty of room for 10, kitchen equipment, places for the kids to play inside & out! We enjoyed walks with the kids and the market. Highly recommend!
Tom’s Barn was perfect for our multi-generation family. Bedrooms and baths for all of us. Huge kitchen with extra large dining table. Charming garden with beautiful flowers. Owners lived next door and were so friendly and helpful. Kids loved the chickens and animals. Quiet, scenic and relaxing stay!

Beautiful Barn Break in the Cotswolds
Beautiful barn in a lovely setting in the countryside with good pubs only a short walk away. Perfectly equipped for large groups and our hosts Lydia and Clive were always accommodating and helpful. Highly recommend.

Great property for a reunion
Tom's Barn is a great barn conversion, with lots of original features and the photos don't do it justice. It was also an unusually good layout for a group of friends, it's hard to find properties with so many of the rooms being twin and each essentially having it's own full bathroom and that worked out perfectly for us. Overall we thought it was great value and would definitely consider coming back.

Get together of 10 old friends
Though difficult to find Tom’s Barn was an excellent rural location. The hosts were friendly and welcoming without being intrusive. The facilities and the Barn were ideal for our group. The only slight negative was the size of the fifth bedroom, but the overall layout and cleanliness were excellent.

Exceeded our expectations
Immaculately clean, super well equipped and very spacious barn conversion. Welcome tray and fresh flowers were a lovely touch. Beautiful furniture and quality fixtures and fittings. Very comfortable beds. Huge dining kitchen and lounge areas. Ample dining and socialising space in the garden, ample onsite parking . The hosts were throughly delightful, interesting and informative. Reunion of uni friends
House and garden were perfect, only niggle was that the small bedroom downstairs is only just adequate for an adult couple. There was a slight problem with the shower by that room too,so that couple drew the short straw. Lydia is aware of the shower problem.
Otherwise everything excellent. We enjoyed our week in the beautiful countryside immensely.

October Half Term Family Break
This was my second visit back to Tom's Barn. Having previously visited earlier this year with a group of friends I booked to return here with family to introduce them to the beautiful Cotswolds and I knew that Tom's Barn ticked all the boxes for the range in needs for our family from my 6 month old niece, disabled mother to my elderly grandma. The layout of Tom's barn and the accessibility was perfect. The barn is really well equipped and we had everything we needed to enjoy dining in together.
The barn and farm which it is located on is beautiful and a great location to access some of the lovely towns and villages in the Cotswolds.
We all really enjoyed our stay and the owners are very friendly and welcoming.

Wonderful stay!
We were a gathering of uni friends from the 1980s, celebrating our 60th birthdays staying at the delightful Tom's Barn. This is a beautiful, spacious and homely barn conversion, providing a comfortable, well equipped, warm and tranquil home for the weekend. Clive and Lydia (hosts) were welcoming and at hand if needed. Their Devon Closewool ewes were lambing and this brought joy to the occasion, along with a visit to their farm shop on Saturday morning which has a variety of woven woollen garments, naturally dyed yarn and blankets, as well as home produced lamb, beef and vegetables for sale. Lots of walks nearby, with a lovely garden and patio for alfresco dining. A thoroughly relaxing and splendid place to spend our reunion. We hope to visit again.

A lovely Easter break with extended family
We thoroughly enjoyed our stay at Tom's Barn - the hosts couldn't have been more helpful, the location was perfect for visiting nearby attractions such as the Cotswold Farm Park and Crocodiles of the World, and the accommodation itself was wonderful. The kitchen was extremely well equipped and the welcome pack was very much appreciated, we loved the huge dining table where we were all able to eat together and the living room space was thoughtfully split so that the younger children could play in the snug area while the grown ups enjoyed a cup of tea in peace. The beds were very comfortable and the plentiful bathrooms were clean. The best part for our family was being alongside a working farm - the chickens that came to the kitchen window every morning hoping for grain, the newborn calf in the barn opposite, and the sights and sounds of the unspoilt countryside were a joy. Thank you very much to the hosts for a wonderful stay.

Wonderful weekend away with friends.
Toms Barn really was the perfect place for a weekend away with friends. Sharing memories and creating new ones.
When we arrived we were greeted with a warm welcome from Lizzy.
The Barn is beautiful and the location is wonderful. We found the directions with our SATNAVS worked well.
The kitchen is so well equipped and provides a wonderful social space. We arrived to lovely flowers on the table and a wonderful welcome tray of goodies.
The bedrooms were all lovely, it was difficult to choose. Having the five ensuites made a real difference.
Meeting the Chickens and Donkies could have been the highlight of the weekend for some of us.
We enjoyed a walk to Dunkertons Taproom ( approx 6 miles) which we would definitely recommend. We also enjoyed a lovely Sunday Roast at The Frogmill Pub.
It was lovely to pop up to the Farm shop and meet Lydia.
Thank you so much for such a wonderful weekend. We would all love to return!

Wonderful celebration weekend at Tom's Barn
We had an amazing 3 night weekend at Toms Barn in November. We were a group of 10 adults and a tiny baby, gathered to celebrate a 70th birthday. The location of the house is lovely, in a quiet hamlet surrounded by fields and small lanes, perfect for country walking. The accommodation was perfect for our group. The house was lovely and warm, beautifully finished with wood and stone. We did all our own catering and the large kitchen with huge dining table was very well equipped and ideal for preparing and eating our meals. The living room with log burner was very cozy and a great space for gathering together. The only possible improvement is that there could have been a couple more comfortable chairs in there to seat 10 adults easily. Bedrooms were very comfortable and having a bathroom for each made it so luxurious. We would definitely like to return.

Fantastic Place
We had a wonderful stay at Toms Barn whilst in the Cotswolds for a family wedding. The accommodation was so comfortable and inviting. It had everything we wanted and more for our large family group. Highly recommend this place.
