So, Kotor Bay was wildfire smoke filled for our stay, to the point that we checked out after one night and went north to Croatia for clean air. That being said, there were some very good things about the villa: nice pool area, large and well-equipped kitchen, large family room, and a nice view of Tivat (smoke permitting) from the pool and some limited but nice views from the porch. However, there were some downsides: none of the bedrooms are connected to the living area, they all have their own exterior door, so you need to walk outside and up the back porch stairs to get to the living area. They are not well ventilated, especially the bathrooms which do not have a pleasant smell. The grounds really need sprucing up, and weeds were coming up in many places and in many areas the landscaping was nonexistent- so the grounds were rustic, not luxurious. There are a lot of long steps (50) to get down to the villa so if you are not fit or have mobility issues, it will be difficult for you. The town of Rose is only 10-minute drive away, and it is lovely, but the villa really is in the middle of nowhere, and the peninsula is pretty isolated. We have rented many properties over the last 30 years, and this was not the worst one, but I would not call it a luxury villa as it falls short of luxurious but it is serviceable if the many rooms meet your requirements. I would grade it as a B-, not as good as the description says, not a bad place though.
