The 1959 home was meticulously designed & restored in late 2016, followed by an interior refresh and expansive pool, spa and landscape remodel in late 2018.

Designed as a contemporary, ultra-luxury yet “green” mid-century residence only highest grade materials, furniture, appliances and technology were considered; the home is self-powered with solar & heat-pump technology. The design is inspired and furnished exclusively by Design within Reach™ & BoConcept™.

The home sits on a large quarter-acre lot, tucked away on a quiet side street in historic Racquet Club Estates offering unobstructed view of Mt. San Jacinto; the desert landscape garden is private, gated and secured featuring 4,000sft of grass, a brand new saltwater pool & jetted spa, 6 loungers, umbrellas, 2 outdoor showers, fire-pit, dining & lounge area for 6 and built-in outdoor grill.

There are 3 bedrooms and 2 bathrooms; the master bedroom features an en-suite bathroom with radiant heated floors which opens to a large outdoor patio and outdoor shower. The two additional bedrooms share a bathroom. Both bathrooms feature wall & rain showers by HansGrohe & Kohler; hot water re-circulation provides instant hot water everywhere. The home's interior walls are soundproofed with Quietrock™ for ultimate peace and quiet.

The living & kitchen entertainment space showcases an original midcentury brick fireplace, an oversized kitchen island and large glass sliders that open to the outdoor dining and lounge area offering views of the desert landscape and pool. The fully equipped kitchen boasts all Bosch appliances (brand new LG fridge with ice-maker) with dual-oven, induction cooking, dishwasher and Everpure water filtration.

Technology enables individual AC control for every room, hepa whole-house air filtration, Samsung TVs and Sonos in every room, backyard surround sound, recessed and dimmed light controls and built-in bedside USB ports.

• Pool & Spa
Brand New Pebble-Tec pool & Ipe wood decking as of Fall 2018; remote controlled from inside the home and you have full control over temperature, lighting colors and Spa jets. The pool deck features 4 loungers. Pool towels, toys and floats are provided. Please read below details on heating fees

• TV & Internet
Samsung 4K TVs in every room. 60" in living room, 40 "- 48" in every bedroom. TVs are equipped with Amazon FireTV streaming SlingTV, Netflix, HBO, Amazon Prime and local HDTV. The living room also features Apple TV and Sony Playstation4 with games
High-speed Wifi internet (100/10 Mbps) is available throughout the property

• Music
Sonos speakers are in all rooms, including Sonos Sub. Connect with your own devices to stream your favorite music via Spotify or other streaming services; please download the Sonos app to your phone or computer. Garden & pool area feature a Sonos powered surround sound system which may be activated upon request during daytime hours; please note that no outdoor music is permitted per Palm Springs city ordinance.

• Kitchen
comes fully equipped with utensils, coffee maker, French press, blender, water filtration, LG fridge with water dispenser & ice-maker and induction cooking.

• Grill & Patio Heating
The brand new outdoor grill by Blaze, is a Professional BLZ3-PRO and one of the finest grills currently on the market featuring 64,000btu of cooking power; as it is connected to natural gas and you will never run out of gas. The patio can be heated with two SunStripUSA heaters and one natural gas heat-lamp during the colder months

• AC & Heating
enjoy the desert in comfort with a custom built Trane™ HVAC system, commercial HEPA filtration system and zoning. Every room features it's own thermostat to individually control the temperature and airflow. Whether you are looking for allergy relief or like sleeping at 65° while keeping the living room at 76°, it's all possible with this amazing system.

• Sleep
1 Master bedroom with King bed and ensuite bathroom. 2 bedrooms with queen beds and shared bathroom. Mattresses are provided by Leesa featuring cooling Percale linens by BrookLinen. Hypoallergenic pillows are available. 2 bathrobes are provided per bedroom.

OTHER THINGS TO NOTE

POOL & JACUZZI HEATING
This is optional and charged separately at $60 per day- $80 from December - February; this includes Jacuzzi heating. Pool heat is set to 88°, Jacuzzi can be heated up to 104°. Higher pool temperatures of 92° or 94° upon request and additional charges. You may decide to heat the pool at time of booking or later on, just keep in mind it may take up to 24 hrs to heat-up. If you like the pool to be pre-heated and ready for your arrival, please let us know at least 24 hours prior to arrival. A two day minimum applies; payments will be handled via third party.

POOL & LANDSCAPE MAINTENANCE
The pool is being cleaned and tested twice per week, Tuesday & Friday ~ 1pm for less than 15mins each. The gardener comes every Thursday ~ 8am for ~30mins each.

SAFETY & SECURITY AND SECURITY CAMERAS
The home is protected by DesertAlarm™ with armed emergency response. All rooms are equipped with Nest smoke & carbon sensors. Fire extinguisher and first aid kit are available.
For your safety and the safety of others, surveillance cameras are installed outdoors at this property. There are four (4) Nest cameras facing the front-drive, breezeway - front door, service gate and garage interior. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas.

RATES, FEES & TAXES
There are NO additional FEES or charges other than the AirBnB total displayed; the only exception is pool heating. The rental and cleaning fees INCLUDE Palm Springs' mandatory Transient Occupancy Tax (TOT) of 11.5%.

PARTIES & EVENTS
This is not a party house. We do not allow gatherings, parties or events.
Maximum daytime occupancy is 8

PHOTO & FILM SHOOTS
All photo & film shoots require prior written consent including location agreement and are subject rates starting from $2000 for photo shoots, $3000 for film shoots. If you are planning to shoot on property or bring professional camera equipment you must let us know prior to arrival.
