In order to minimise disturbance to overwintering wildfowl, the footpaths to the Southern and Eastern edge of Somerford Lagoon are not accessible from the 1st of October to the 31st of March
Spinney Lake is available for non-powered water sports all year.

Had an amazing week making memories with family and friends
The property was lovely, well equipped, very clean, and wow such a stunning view over the lake not overlooked. We had an amazing time, visiting Lower Mill Estate for the first time, and will certainly be returning, can’t wait to go back!
The onsite facilities are great, and we had a lovely meal in the Balihoo restaurant.
The only things that I would recommend changing in the property is in the front bedroom, putting two single beds instead to cater for kids, especially as those that don’t want to share a bed. In the top bedroom replacing the bed for a king size, with a quality mattress.

We had a lovely holiday
We enjoyed staying at Wild Boar with its fabulous view over the lake.
The accommodation is laid over 3 floors and the lounge on the first floor takes full advantage of the view. The kitchen and bathrooms were well appointed and had everything we needed. Beds were comfortable and the accommodation was clean. We stayed during one of the many heatwaves this summer and someone had thoughtfully provided fans in each room.
The site is lovely and worth exploring, preferably with a doggy. We didn't use the restaurant but it looked to have a good selection of dishes.
The only issue was that on arrival the map and instructions to find the house were confusing and the site's signage was poor; it didn't help that there were several supermarket delivery vans obstructing the roads leaving barely enough room to pass. Also the dining table on the ground floor decking was only accessible though one of the bedrooms and not particularly handy for the kitchen on the floor above. .
This is a lovely part of the UK, convenient for many attractions and we would stay here again without hesitation.

Family Birthday Celebration Weekend Break
On a positive the size of accommodation suited our multi-generational family, it was well equipped and comfortable. The facilities at Mill Estate were good. I was very impressed with communication from Orion, administratively everything was very smooth.
Just a couple of niggles which I mention constructively for improvement; outside of the entrance door was overgrown with spikey, stingy foliage which look unkempt in relation to other properties in the vicinity, our 4yr old got prickled! Overall the property could have done with a re-paint. There was also dust in areas behind furniture - we had small children with us who were on the floor crawling etc. Also the balcony furniture had not been cleaned - I read the disclaimer about build up due to the lake position but honestly it looked like it hadn't been cleaned at all and is probably due for an upgrade as rusting in places.
However, above said, I would recommend the property for a family with children looking for a reasonably priced lakeside stay with amenities.

Gorgeous, peaceful view and stay
Excellent family house but the best thing is the view and the stillness that comes with it.
It is well equipped, very comfortable and close to spa and swimming pool. Stairs not easy for those with mobility issues though.

Great place to stay
We had an extremely relaxing week on the Lower Mill Estate despite the changeable weather. The lodge was an ideal base for walking through the nature reserve, cycling and swimming. It was very clean and comfortable and had stunning views across the lake. All of the information we recieved from Orion Holidays was clear and useful. We will definitely book with them again.

Memorable holiday

Perfect holiday in every way
We loved everything about this property/the area and would highly recommend. The property had the ‘wow’ factor and was well equipped with everything we needed. Amazing lake views
A lovely seven days spent here. First time at the Lower Mill Estate and will 100% be back. The house was a great location due to the view and being so close to the pools and restaurant. The lake view is stunning to wake up to and equally to watch the sun set over. We had loads of towels (really nice quality ones too) and the kitchen had everything you’d need to cook with (rare in a rental even when advertised that way.) Orion customer service is fab. We left something small at the house which they found and are returning to us - they are there if you need them and very friendly. Thank you for a lovely family escape.

Clearwater 28 - properly dog friendly
We stayed for a mid week break in June 2025's heatwave. It was lovely to be next to the lake in the heat. There were lakes where we could paddle to cool down and let the dog walk in (on lead). The property was properly dog friendly with throws on the settees expecting dogs to climb up and no area of the house out of bounds for the dog. There are many walks around the estate (which is a nature reserve) and also on the Thames path for the dog as well as the humans.
The spa membership was great as there was access to the spa's indoor and outdoor pool for "proper swimming". Usually the outdoor pool isn't open mid week in June as it's seasonal but thank goodness it was in the heatwave. There's a small gym that the young men used too. The unheated naturally filtered lily pond was popular in the heat. I'm not sure anyone used the sauna or steam room this time. The only thing missing is a hot tub but lots of the other houses come with a hot tub so if that's important you can select one that comes with the house.
There's another outdoor heated pool in Mill Village that's available to everyone. That one is heated to Centerparcs outdoor pool temperature so you don't have to swim to stay warm! Great for younger children.
Kayak and paddleboards can be hired on site. Orion Holidays recommended Cotswold paddleboard company which offered great service, delivery and collection to the house and was cheaper than the onsite hire. There's a little kayak safari you can do if you're prepared to carry the kayak across a couple of lanes so you get to go into two different lakes. Somerford Lagoon is plenty big enough though.
There's quite a few tennis courts and multipurpose astro turf courts with at least one hoop. Table tennis too. In Mill Village, you'll find a sunken trampoline next to the pool together with a grassed area and small goals for football kickabout. There's a playground for little ones right next to the cafe/restaurant on site.
You're close to lots of local attractions but we had a lazy time and only ventured to Cirencester for ice cream. The young men did travel to Clarkson's Farm and then went to his pub on the way back. They were very impressed with the food from the marquee.
Clearwater 28 is very well maintained and had everything that we needed. It's so nice not to have to take the basics like washing up liquid. The main supermarkets deliver so we ordered our shop for our arrival. Excellent showers. All the bathrooms had baths with showers over so a little more difficult for some to access. That's probably the only thing we'd change - putting a walk in shower on the ground floor.
Great service from Orion throughout. They know all the properties really well and the local facilities. Don't hesitate to ask them as they have all the answers. We asked if we could borrow a DVD player (old school I know) and it was sorted.
I recommend Mill Village due to the facilities that are there and it's a nature reserve too. If you have little ones, some of the properties have enclosed decking so the proximity of the water is less scary.

Not good value for money
We feel the house was overpriced. Our friends visited at the same weekend and booked at the same time as we did but used Habitat Escapes. Our house was dated and parts needed a refresh/redecorate. The main problem was the ensuite bathroom had a broken fan and no window so after a shower it was very damp/ lots of condensation. The towel rail only came on for maybe an hour /day so all the towels stayed damp and the bathroom was cold and unpleasant. We had not realised when booking that the master bedroom, which was probably a better size with a good en suite, is actually locked up and reserved for the owner's use only. So what we thought was the master bedroom was actually a fairly small room on the ground floor, with a damp bathroom.
For exactly the same money with Habitat Escapes our friends had a house almost double the size, v high spec, newly developed with a roof terrace, games room, utility room and larger bedrooms and bathrooms. In comparison our house felt very overpriced.
Its a shame, as Orion Holidays were excellent at customer services but the property itself was a let down so next time we'll go with Habitat escapes.
