Barns Lee, Eastcourt - sleeps 9 guests in 5 bedrooms
Tucked away in the peaceful hamlet of Eastcourt, yet within easy striking distance of Cotswolds treasures such as Tetbury, Malmesbury and Cirencester, and with an excellent pub in the next village, Barns Lee is an utterly delightful barn conversion. It offers the perfect setting for a countryside escape.
Step inside and you’ll find an impressive entrance hall with rustic stone floors, wood-panelled walls and wooden beams. The striking living areas include the fabulous Barn Room with its vaulted ceiling and beams, huge stone fireplace and wood burning stove, a beautifully appointed open-plan kitchen with a half-glazed ceiling, and dining area, and the elegant Garden Room with a wood-burning stove and a line of bi-fold doors to the garden, for seamless indoor/outdoor living. Of the four bedrooms, the single room is on the ground floor. Head up the staircase from the hallway to discover three further bedrooms including two twin rooms and a king-size room.
Sheltered in a well-established south-facing garden, Barns Lee is set back from the lane and hidden from view. Mature trees and hedges envelop the secluded garden which is heaven-sent for relaxing and soaking up the sunshine. The level lawn is perfect for garden games, whilst the courtyard and patio offer a pretty spot for alfresco dining; afterwards, light the fire pit and gather round to toast marshmallows as the stars appear overhead. The icing on the cake however is the fabulous, heated swimming pool (open mid April to end of September (weather dependent), which lies in the lower garden.
Ground Floor
Entrance Hall: The entrance to Barns Lee is through the beautiful old, carved front door into an impressive entrance hall. Wood panelled walls, exposed stone and oak beams create a real sense of arrival. Pleasing design statements include an Ercol bench, antique umbrella stand, and full-height mirror.
Bedroom One: The first of the five bedrooms is a single, which could also be used as a private study if needed. Sturdy double wooden doors lead into this cosy room, a comfy bed is tucked under the window and a desk and chair double as a useful nightstand. A bookcase with a range of children’s books covers one wall.
Ensuite: Housing a shower cubicle, WC and hand basin, the ensuite to this bedroom is stylish and beautifully appointed. A large wall mirror fills the wall above the handbasin. A heated towel rail keeps things toasty.
Barn Room: This delightful reception room sits within the original part of the barn and its former heritage is beautifully evident in the high, vaulted ceiling, exposed stone wall, and abundance of oak beams. There’s one step down into the room where you’ll find a traditionally styled cream wood burning stove sitting within the stone hearth and a generous L-shaped sofa is placed in front. It’s the perfect spot for cosy nights with a good film on the Smart TV and warming cold toes after winter walks. On sunny days open the sliding double doors, which lead out to the patio and courtyard garden.
Kitchen: Wooden and glazed double doors lead from the entrance hall into the gorgeous open-plan kitchen, dining area and garden room. The half-timber, half-glazed ceiling above the kitchen allows plenty of light to flood in, pale grey cupboards are packed with everything you need for a self-catering stay and the central island, with its two high chair-back stools is the ideal place to perch with a coffee or a glass of wine, whilst budding chefs whip up something delicious. There’s a range-style cooker and induction hob, plus a larder fridge, freezer, dishwasher, and microwave.
Dining Area: The kitchen flows seamlessly into the dining area, where the large oval dining table can be laid for elegant dinners, casual breakfasts and long, lazy Sunday brunches. On chilly days light the wood burning stove which faces both the dining area and the garden room.
Garden Room: From the dining area there’s one step down into the garden room, an elegant, light-filled reception room with exposed stone and a wall of glass, which folds back to bring the outside in. The far end of the room features a floor-to-ceiling window. A Smart TV is wall-mounted, above a mid-century style sideboard, and a colourful rug covers the warm wooden floor. A blue velvet sofa and grey mid-century modern sofa sit at right angles around the rug, and a low-slung woven leather lounge chair adds additional seating. Occasional tables ensure there is always somewhere to rest a drink.
Utility: The utility area is accessed from the kitchen, down two steps. Here you’ll find the washing machine and tumble dryer. There is also a door to a lobby area with another set of stairs to the first floor, these stairs lead to the king-size room and this lobby area houses built-in wardrobes for use by guests staying in this room.
Bathroom: Spacious and bright, the family bathroom features a large shower, WC, and a hand basin. There’s also a large wall mirror and a shaving point, the opening window ensures good ventilation after a steamy shower.
First Floor
The main set of stairs to the first floor is from the entrance hall, which has a wooden handrail and leads to bedroom two and then continues up to bedrooms three and four.
Bedroom Two: Reached via the main staircase or from the second staircase by the utility room, this lovely room is decorated in neutral shades of cream and grey and features a king-size bed, a bedside table with a reading lamp and a six-drawer chest of drawers. The apex roof gives a feeling of space and two large roof lights let in plenty of light. Both have draw-down blinds to ensure no rude awakenings if the sun rises before you do! There is wardrobe storage at the bottom of the second staircase and easy access to the family bathroom.
Bedroom Three: As you continue up the stairs, bedroom three is on your left-hand side. This cosy twin has built-in single beds, with under-bed storage, be careful during the night as they both have slightly reduced headroom due to the eaves and roof beams. A wooden desk sits between the two beds and a roof light lets in natural light.
Bedroom Four: Opposite bedroom three is another twin room. Featuring a single bed and a small double, a shelved desk unit and a seated chest. Natural daylight comes from the roof light and the opening windows. The windows are designed to look like a door, but they do not open, this is just a design feature as the stone staircase beyond does not have a balustrade.
Cloakroom: A handy upstairs cloakroom contains WC and basin.
Outside
Barns Lee has an expansive, secluded garden filled with mature trees and shrubs that is perfectly suited to outdoor living. A pretty patio and courtyard garden house a fire pit, bench, and bistro table, whilst there’s also a teak table and chairs for alfresco dining. Meander down into the lower garden and you’ll find a divine heated swimming pool (open mid April to end of September (weather dependent)) surrounded by paving and lit for evening swims.

Family groups are welcome. Barns Lee is one of our pet-free properties therefore dogs are not permitted. There is CCTV overlooking the drive only for security purposes. The pool is open from mid-April to end of September (weather dependent), and may be used between the hours of 10 am and 9 pm. The pool is heated by a renewable energy air-source heat pump. Its efficiency is dependent on the external temperature to bring the pool up to heat at the start of the season. If the weather is cold, the pool will take longer to warm up. Please ensure all guests read and adhere to our Swimming Pool Rules and Guidance which can be found in your portal after booking. Noise monitor: there is an external noise monitor in place which records the level of sound from voices/music in decibels. It does not record the spoken word or have a video facility. If the sound is unacceptably loud, the owner will be alerted and may contact you. Barns Lee has private parking for a maximum of 3 cars, which is signposted. Please do not park on the shared section of the driveway. If you require additional parking we recommend Kemble Station (5 miles).

This was a wonderful house. Fully equipped in the kitchen. Pool was wonderful. There is so much to do in short approximatity . I would recommend this property . Picture do not do it justice.

Lovely rural retreat
This was a lovely, big, interesting house with a great pool. There was a big kitchen and lots of kitchen equipment and room for many people to eat and sit comfortably. The garden was a great size with a lovely seating area and a really good pool. The house is in a quiet rural location but close to shops, pubs etc. We had a super holiday here and the hosts were helpful

Lovely Cotswolds Holiday
We had a fabulous stay at Barns Lee in Eastcourt. This was our 2nd holiday there and we would love to go back again. We were very lucky with the weather and made the most of the great outdoor pool. Would definitely recommend this accommodation to others, we are a family of 7 and it suits us perfectly.

A week away from the norm
Amazing well equipped house. Pool is great especially with little ones . The online photos don't do the house or gardens justice . Arranged a Tesco delivery on arrival. Days out are within a reasonable drive. Only problem time goes too quick in this house and location
We had a great 2 nights stay in the beautiful house.
The house is kitted out to a great standard with all areas covered.

Beautiful family vacation house
We had an amazing 3 night vacation here. The heated pool was loved, especially with a cool summer in the UK, and the house was a wonderful place for 3 families to all hang out together. Couldn't have been better.

Wonderful house in a great location
Super weekend away with some friends. House was beautiful and spacious with all of the things you’d need. Also walked 30mins to the local pub, the potting shed where we had an amazing lunch.
Stayed here for a week whilst getting building work to my home done a few miles away. Great to have a base close at hand with every home comfort available mixed with luxury and homeliness. Loved sitting next to the fire at night in the living room.
Will definitely be back again with other family who were very jealous of our stay.

Family weekend at Barns Lee
The property is very authentic and atmospheric. It has some low door jams and maybe could benefit from some warning strips. Additionally, in one of the bedrooms you can hear the local wildlife, so might be worth bringing some ear plugs.
Location is very nice and quiet in the countryside and it has a big garden which is good for children.

Fabulous Barns Lee
What a fabulous barn - finished to a very high standard, but still managed to have that "homely" feel. Annual gathering of friends, we all loved it. Would definitely recommend and book again.
Just one comment in relation to information about check in/out was a little confusing from Boltholes - easily fixed though.
Lovely property that is extremely well equipped and set in a peaceful location. The host is attentive and kind. It has an amazing homely feel, a home away form home. The kids enjoyed the pool, garden and rooms to play. As parents we enjoyed the evening swims, and cozied up by the fire in house and outside with a glass of wine. The hot tub is a must and night swimming in the heated pool. We relaxed and enjoyed ourselves thoroughly! We are coming back most definitely!

Family Birthday celebration
Barn Lees is a beautiful house in a perfect location, a totally private garden with spacious ground floor accommodation and a well equipped kitchen. We all enjoyed the facilities of the swimming pool and hot tub.
The house was clean but not spotless, a lot of cobwebs and a blocked shower waste. The limited supply of one toilet roll per bathroom, only one pillow per person per bed and bath towels not bath sheets were not generous in our opinion given the rental price. A tin opener would be a useful gadget to have in the kitchen as well as a coffee machine (as advertised on Bolthole Retreats website) a cafetière was provided.
Overall we had a wonderful stay.

40th birthday stay
I stayed for three nights at Barns Lee with my family celebrating my 40th birthday. The house is lovely and I chose it for its facilities - the swimming pool and hot tub which did not disappoint. The swimming pool was heated and I was impressed with how warm it actually was! As we had a toddler with us they also provided a high chair, cot and stair gate which was so handy (there are quite a few stairs leading to the upstairs bedrooms so the stair gate was very welcomed).
I had booked the property nearly a year in advance and the process for booking (with Bolthole Retreats) and the communication in between was brilliant, as they were very efficient and helpful.
If you’re looking for a getaway in a big house (with a great big kitchen) with beautiful grounds, plenty of space for family/friends then I would recommend. You definitely need a car to get around (there is no pavement along the road to walk), and there are no shops close by, but Tetbury and Malmesbury are not far (we had arranged a supermarket shop to be delivered for our arrival which did the job). We also were able to fit 3 cars on the driveway in front of the house which was helpful.

A wonderful haven to rest and escape the business of life
We found Barns Lee a real haven away from our busy lives. It is situated in a very peaceful part of the Cotswolds. You definitely need a car but we rarely left the house. The highlights of the house were the pool and the hot tub . The pool is of a high standard and beautifully warm with good quality garden furniture to relax on . The hot tub is in a sheltered spot in the garden and a good size.
We found the audio monitor quite disconcerting as it was going off left ,right and centre even when we weren’t talking. This may annoy some people.
The house is just beautiful inside and tastefully decorated with character pieces of furniture everywhere.
The beds were all very comfortable and linen of good quality.
There were only a few niggles that didn’t worry us too much like only one tea towel for 8 people for the week and a small bbq for 8 people that never seemed to get to a good enough heat. Just to note also there is no body wash or shampoo just soap.
It was welcoming to arrive to a cake and cookies with milk in the fridge. The kitchen was well equipped yet missed simple things like pepper and olive oil.
We enjoyed going to the potting shed pub a couple of times which was just down the road. We’d definitely recommend Barns Lee to our friends.

A fabulous stay - would love to come again
This house was lovely! Very tidy and clean with a well stocked kitchen (plenty of pots/pans, crockery, glasses and even non-breakable outside crockery/glasses) and helpfully marked cupboard shelves(!) There are great communal areas for eating and chatting inside and outside and the pool and hot tub were such a treat. (We did luck out with gloriously sunny weather). The bedrooms configurations were perfect for our group although we did draw straws for the much bigger master bedroom which had a sitting area and en-suite bathroom! We thoroughly enjoyed our stay, going on walks (roads not busy); friendly locals directed us to a lovely golf course when we realised the pub we had walked to had closed down, and another pub (The Potting Shed) had a great atmosphere with good food. We made use of the BBQ too which was so useful to have. Good supply of towels and pool towels.
Gold star too for Suzy who was so prompt at responding to a few messages sent when we realised the pub opposite the station we had planned to head to after check out is closed on Tuesdays.
In terms of any cons, nothing much really! Maybe just a few more toilet rolls (each bathroom had one roll but one bathroom had none) and more sun loungers would have been useful as there were six of us and two sun loungers. Oh, and to mention to future guests to bring shampoo/ shower gel as that is not supplied.
All in all a delightful stay and I’d certainly love to come again!

A weekend celebration
Perfect venue for our celebration weekend. Lots of room downstairs for our group of seven adults to relax, cook and eat! Really well equipped and very comfortable.
We were fortunate with the weather so made good use of the pool which was very clean and heated to a perfect temperature.
Communication with the office and the housekeeper was excellent.
Great location for Highgrove Garden, Tetbury and Malmesbury.

A long awaited break for friends to come together
As friends living far apart from each other a get-together is always an important date on the calendar, Barns Lee didn't disappoint, beautiful property with a hot tub and heated pool ( check dates for access to the pool ). We sat in the sun in October!! Spacious accommodation, great for just spending time together. The surrounding countryside was fab for walks as well.
