This large, one of a kind, 7500 sq ft LAKEFRONT home offers plenty of room for family and friends! Can sleep up to 34 people in beds, with the sleeper sofa. Two complete kitchens, great seating for dining together either in the dining room or the gathering room downstairs! Lots of indoor and outdoor spaces for socializing and entertaining. Not to mention a large game-room with a kitchenette off of it for your snacks and refreshments! UPGRADED Premium 2 slip concrete dock with large swim platform, two PWC slips, kitchen/bar area, jumping platform added 2021 season. Lots of fun to be had here! This home is situated near the 1 MM of the Little Niangua Arm, a family friendly area of the lake- 200 ft of WATERFRONT!! Great for boating, kayaking, water skiing, tubing- whatever your water sport is you can do it here! Provided for you water entertainment are paddleboard, kayaks, and a large water mat. Also provided are several outdoor lawn games with FLAT lawn space to play them.

NOTE!! We have our own cancellation policy.
This cancellation policy supersedes VRBO's.
CANCELLATIONS- A ninety (90) day notice is required for cancellation. Cancellations that are made more than ninety (90) days prior to the arrival date, will incur a $200.00 administration fee in addition to any fees that have been paid in relation to your booking (credit card processing fees, local state and county lodging tax)
.Cancellations or changes that result in a shortened stay, that are made within 60-89 days of the arrival date, will incur a 50% penalty of the total rental rate and taxes. Cancellations within 59 days of arrival date forfeit 100% of total rental rate and taxes. Cleaning fees and security deposit will be refunded. Early departure does not warrant any refund of rent. We do not refund rent or deposits lost due to canceled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent or deposit.
Unless there is a travel restriction in place for the Lake of the Ozark area, due to COVID, the cancellation policy as outlined above will be followed.

VRBO makes a statement on the Booking Summary Page (Details of the total cost) at the very bottom stating their Cancellation Policy
"Canceled bookings will not receive a refund."
We do not agree with VRBO cancellation policy. We will honor ours as listed above and it is also listed on the contract you will sign.

Another great stay

This is the second time we’ve stayed at this property for a large golf trip, and it was just as good this time. Plenty of space to spread out and the two kitchen set up is awesome. The dock is perfect for hanging out and relaxing. Great communication from the owner as well. Would definitely stay here again.

This home worked perfectly for our group of 19. We loved the ability to cook in either kitchen and appreciated the many refrigerators and pantry storage. The gathering space in the lower kitchen was a favorite evening spot to visit and play games and the kids loved the game room on the main floor. The large dock was another great space and we all made good use of the diving platform, the paddle boards and kayaks. The kitchen space on the dock was great for serving snacks. The hosts were also very responsive to any requests we had! Thank you, Rick and Robin, for a wonderful stay. We would definitely stay here again!

We have rented multiple houses over the years for several families vacationing together. Our kids are older (& much taller!), so this house worked really well for us. The kitchen had the supplies we needed. The dock is close to the house with plenty of space. The kids enjoyed the water toys. We appreciated the extra beach towels! Working with the owners was easy & they communicated very well. This is a house we would rent again!

Every room was perfect for our guest. The upstairs room I called “the dorm room” was perfect for the teenage girls. All the rooms had a on suite or quick access to a bathroom.Even though the weather was a little chilly, the kids swam off the dock and fished as well. Overall two thumbs up. Loved it!

Spotless vacation home with space for everyone

This huge, well-maintained home with many bedrooms was immaculate and on a wonderfully quiet and open part of the lake. We loved hanging out on the deck off the main floor which had one of the best views we've experienced. Rick and Robin are amazingly responsive and always responded within less than 10 minutes if I had questions. We had zero complaints, which is saying something when you have 17 people of all ages! The only comment I would make is that if you are traveling with guests who have mobility issues, you should be aware that there are stairs going down to the main entrance. There is also grass path going down to the entrance, but it is somewhat steep.
