About this property

This indipendent house is distribuited on three levels. From the entrance at the ground floor a wooden staircase will take you in the luminous open plan area, where you will enjoy the magical view of the see. The charateristic beach resorts of Viareggio are right in front of the house. The open plan has a fancy and full-equipped kitchen area, a spacious living area and a dining area in a round corner of the house, where also you can enjoy the see while you are eating your breakfast or lunch.
On the same floor there are 2 master bedroom, (one of which with a walk-in closet), 2 bathroom (one of which with just a toilet and sink and the other one with a large shower). All the rooms on the floor have access to the enormous terrace of 90 m2. The terrace is furnished with confortable sofas and dining table and overlooks the famous beach avenue of Viareggio, called 'Passeggiata', where there is plenty of ristorants, cafès and shops and where you can enjoy a nice bicycle ride on the bicycle path that run all the way from viareggio to Forte dei Marmi.
On the second floor is a studio with mansard roof and a huge skylight where you can enjoy the see from a higher point of view, sitting on the sofa. The studio area is also provided with a little kitchenette and a bathroom with shower. On this level there is also the laundry area, with washing machine and dryer.
The apartment has wooden floor and air condioning system.

The house is, as I explained, on the main boulevard of Viareggio, where you have all the beach resorts, shops and restaurants are. At 50 mts you have also the Pinewood with tennis courtyards, and path for nice walks in the hottest hours of the days.
The port is at 5 minutes with the bicycle, and there you can buy fish directly from the fisherman who have their own wooden shops, where they sell the fish they caught the night before.

Viareggio is well connected with many areas: it is at 15 km from Forte dei Marmi, 20 km from Pisa, 15 km from Lucca and 80 km from Florence.
From Viareggio at any hours there are trains to Florence, Lucca, Pisa.

Beautiful beach house

We loved this gorgeous house which is practically on the beach. The stunning sea view balcony and enormous terrace on the street side offered alternate views of Viareggio, which was lively and perfect for a beach break. It is across the road from an excellent gelateria and just outside the house is the bus stop for the station. The house is equipped with everything you might need, and is most comfortable. The owner had recommended Annita Bagno, but although it seemed quite empty, the manager told us that it was full. No matter, Alice Bagno next door were happy to sell us six days worth of sun beds and umbrellas. A wonderful week!

Gorgeous apartment in a perfect location

This apartment is right on the beach with fabulous views out to sea. The front verandah is gorgeous and sits looking over the Main Street. I couldn’t imagine a more perfect location in Viareggio. A really beautiful 2 bedroom apartment with great furnishings and everything you’d need. We had a fabulous week staying here surrounded by a huge choice of great restaurants. Easy drive(or train) to Lucca & we spent a day exploring Cinque Terre. Highly recommend!!

Viareggio

I would give our stay 5 stars if there had been a contact person nearby. Eleanora was in Greece and the person who was cleaning did not seem to know we were coming! Garbage pickup in Viareggio is different days for different items, but that doesn’t mean having the garbage and recycling of the previous guests is OK! Parking, at least when we were there, was a real challenge. The house is charming, comfortable and well located. We had a good time!

The Jewel in the Crown

We had an amazing stay here. The apartment is very spacious, the outside balcony area is unprecedented! It’s in a central location for great restaurants, bars, beach clubs and there’s a bus stop across the road that can take you to Forte Di Marmi, Pietrasanta and all the towns along the coast. We would come back to the apartment in the evening from a day at the beach or having had a day trip and would head to the balcony area which had been in the shade all day for some food and family time in a relaxed atmosphere. The apartment is very well furnished and there’s everything that you could need in the kitchen. There is a beach bar next to the apartment that has music or bands some evenings but it’s not a major problem. Overall, having been staying in Viareggio since 2009, I would have to say that this is easily the best apartment I’ve stayed in. Eleonora is a great host. Always at hand with any queries and booked us an early taxi to the train station on our last day. We would love to return next year.

Overall very good. The property is right on the beach as well as being right on the main drag with all the shops and restaurants. Two double bedrooms at one end of the property, large living and dining space at the other end. Good windows and doors make it very quiet and we didn’t even hear the Thursday market being set up early in the morning. Fantastic direct sunset views from the sofa. So relaxing. The outside terrace is massive, just as big as the inside floor space, with plenty of sofas and dining chairs. Well equipped kitchen for easy dining in. Very easy to park outside at EUR20 per week. Bike hire close by at EUR8 per day. Decent supermarket 5 mins walk away. Train station 15 mins walk away with regular links to Lucca, Pisa, Florence etc. Easy drive to lovely nearby towns such as Montecarlo and Pietrasanta. Beach outside the property is wall to wall parasols and deckchairs which need to be paid for (approx EUR200 per week) but actually not as busy/noisy as you might think (numerous beach vendors though). There is a lovely free beach (take everything, including shade, with you) just south of the Viareggio port, about 10-15 mins cycle away. The booking, check in and check out was extremely easy and Eleanora was extremely helpful throughout the process. Definitely recommend this place. Thank you!

Perfect!

This was our second stay here and loved it just as much as the first. Once again my only problem was deciding which view I wanted. Amazing property. And Eleonora is easy to work with. Daniel is so sweet (and growing up so). Sad to leave. Looking forward to our next time.

It is great!

We had an extremely pleasant stay at Viareggio. The property is spotless, spacious, comfortable and fully equipped with everything you could need. Panoramic view of the beach on one side, beautiful spacious terrace on other. Photos do not do the property justice - in reality it is even nicer. The location could not be better in Viareggio. Literally on the beach on the same time a stone throw from a huge park (nightly attractions for 3+ year old children, bicycle rentals) and huge selection of restaurants. The best ice cream shop in Viareggio is right in front of the house. Very easy parking. The whole area and the property itself is very child friendly. If you are 2 adults with 1 or 2 children, you could not be at better place. Our host, Eleonora was extremely friendly and helpful. We arrived 1 day later and had to change the arrival time several times with zero problems. As a local, who is living in the property with her family for the most parts of the year, she was able to give us great recommendation which made our stay even nicer. We made a short trip to Casoli which is well worth the nice views (ideal for a rainy day). We have tried several nearby Bagnos and would recommend Narcisa (salt water pool for smaller kids,nice staff and reasonable prices). We would love to come back!

We had a fantastic first family trip to Tuscany staying in Viareggio. The property was so spacious and clean and had a wonderful view of the beach and sea on one side and the street/shops on the other side. Loads of restaurants and lovely shops. Couldn't have asked for a better property to stay in.

Just perfect!

My husband and I stayed here for 3 weeks. The house is perfect. My only problem was trying to decide if I'd rather sit and look at the sea or be on the deck watching the passeggiata. Better than the pictures. Location could not be better. Eleanora was always available if needed. Someone came to clean weekly. I am not much of a cook, so we did not cook meals in, but if someone wanted to, the kitchen is awesome - 6 eye stove with a grill, double ovens. Very roomy, very open, lots of doors and windows that open, clean. The TV carries a few English channels. Bed and pillows are comfortable. There is a clothes washer and dryer upstairs. There is a bus stop just across the street. Our stay here was a really good one. Hope to be back in a year or so and this would be my first choice of places to stay.

Stunning beach location

We spent a very enjoyable week at this fantastic apartment overlooking the beach in Viareggio. The apartment is spacious with a very comfortable and practical open plan living room/ kitchen/ dining area and boasts a huge outdoor terrace which was great for chilling out in comfort on those days that you can't face the heat of the beach. It overlooks a number of beach clubs where you can hire sunbeds and umbrellas for the day. And the other side faces the main beach promenade on which everyone takes their passeggiata in the evenings. The bus stop for the airport is located just outside the apartment, in front of the Grand Hotel. Very efficient aircon system kept us cool and happy at night. We thoroughly enjoyed our week there and will definitely be back!
