About this property

High-design farmhouse. Duplex villa for up to 10 guests. 30 min to Florence.

Poggiosole is an historic rural property on seven hectares (about 17 acres) of Tuscan olive groves and meadows, located 30 km (19 miles, a 30-minute drive) south of Florence. Our stone and timber farmhouse is comprised of two luxurious design-forward lodgings (or "villas") a skip and a jump from a salt-chlorinated private swimming pool. On Vrbo we offer these lodgings together as a single duplex residence (with pool) which comfortably sleeps up to 10 adults and up to three children aged 3 and under (we provide wooden cribs and Tripp-Trapp high chairs). The farmhouse interior offers two living areas and two exceedingly well-equipped kitchens as common areas, as well as two outdoor patios with parasols and Weber BBQs.

Five air-conditioned bedrooms, three of which connect to an en-suite full bath (there are a further two-and-a-half bathrooms besides) round out the 201 square meters (2163 sq ft) of air-conditioned indoor living space. The kitchens are outfitted with Alessi cookware, Wüsthof chef's knives, a Vitamix blender, Bosch mixer and citrus juicer, a Dualit toaster and Lavazza espresso machine, Bodum coffee presses, Pulltex corkscrews, Rösle stainless prep bowls, non-stick baking tins... even a meat thermometer and digital scale. Each kitchen also includes a full-size fridge, dishwasher, gas cooktop, and electric oven. The living areas with fireplaces feature furniture and accessories by Cassina, Fritz Hansen, Vitra and Kartell and lighting by kreon, Artemide, Tecnolumen and Flos. In our bathrooms you'll find Duravit fixtures and Dyson hairdryers. The two patios are linked by a floor-lit terracotta sidewalk and are furnished for outdoor lounging and dining.

The larger of the two lodgings offers a long dining table that will seat 8 adults comfortably, and 10 in a pinch (for when everyone wants to dine or breakfast together). There's also an outdoor dining table which will comfortably seat 10 adults in our picturesque courtyard. We have free Wi-Fi (70 mbps) which extends throughout our inner olive grove and pool area. Relax to a couple of audiophile-grade sound systems (plus a pair of B&O wireless speakers). Daikin A/C units, Nest-regulated radiant heat, on-demand towel changes and use of laundry facilities are all complimentary (the farmhouse is equipped with two Miele clothes washers and a Miele dryer). Each lodging also has a chess set, Go set, playing cards, Jenga blocks and a streaming-capable HDTV.

The swimming pool is salt-chlorinated and outfitted with five teak loungers, two teak and canvas deck chairs and two large canvas parasols. The pool is for the exclusive use of farmhouse guests. Although not heated for off-season use, it is comfortably warm from late May through early October.

Most of our outdoor spaces (pool, courtyard, and patios) are misted by a state-of-the-art nebulizing system which dispenses a powerful insecticide at midnight and dawn and eucalyptus and citronella essential oils throughout the afternoon and evening to keep mosquitos away.

Our land gradually slopes into a verdant valley of which our larger lodging in particular has a commanding view. All guests are welcome to walk through and picnic in any part of the property, and informal walking tours of our olive groves (and a decanter of our award-winning EVOO) are offered free of charge. For runners, a 5 or 8 km mostly grass and gravel road circuit starts just outside your door. There are ten varied and excellent restaurants within a 15-minute drive, the nearest a 10-minute walk away (flashlights are provided for getting there and back after dark). The local general store in the hamlet of Romita is an even shorter walk across our upper olive grove, then 30 meters along a country road.

The nearest town is called Tavarnelle Val di Pesa and can be reached by car in less than 10 minutes. In Tavarnelle you'll find a supermarket, several ATMs, as well as grocers, an exceptional butcher, a gelato shop, a pharmacy, and various gift shops.

The broader context is the Chianti fiorentino, the portion of the historic Tuscan wine-growing region that's closer to the Florence-Siena axis. By car, Poggiosole is within 30 minutes of Certaldo Alto, San Gimignano, Monteriggioni, Greve, Montefioralle, and Castellina in Chianti as well as Florence itself. Closer in are the towns of Barberino, Marcialla, San Casciano, Monteriggioni, Badia a Passignano, and Panzano. Siena and Volterra are less than an hour away.

We are relatively new to Vrbo (only 3 reviews so far) but have a 5.0 star rating on Google (over 25 reviews) and a score of 5 out of 5 on Tripadvisor (12 reviews). Poggiosole has been hosting guests since 2008.

We had a wonderful stay - the houses are appointed with everything that could be required for a vacation stay and we really enjoyed the restaurant down the road. The air conditioning and nebulizer were also very appreciated during the peak of August.

Amazing villa

We had a great time staying at Alex’s villa. He was a great host and the property is stunning. The location is perfect. Close to the city and close to the wineries. High recommended.

Super guests. Relaxed and respectful, fun and very friendly. Mike even helped me put together a big orchard sprayer that arrived while he and his family were our guests! And we were invited to join them for dinner the night before they checked out. I'd be happy if they returned to stay with us in the future.

best location in Tuscany

This is one of the best homes I have stayed in period! The home sits on an olive tree farm with amazing views. The owner spared no expense on this home. He is very accommodating for all your needs and the olive oil he will leave for you in the villa is simply amazing. It is perfectly located as well. We were able to see Bologna, Rome, and many little towns around the area. I highly recommend this home.

Born in Milan, toughened in New York City, softened again in San Francisco, I'd worked two decades at the intersection of design, technology and visual art when, in 2005, I returned to Tuscany.

When not caring for Poggiosole's olive groves or welcoming guests I'm with one or more of my four kids. We're trying to be good stewards to this land and good to each other. World sure needs it.

We're family-owned and run. When my parents left us Poggiosole I didn't think I'd enjoy hosting as much as I do. But I do.

Why they chose this property

Even after 15 years of welcoming guests to our little corner of Tuscany, we continue to consider Poggiosole a work in progress. Guests remark the interiors look "fresh", but no one can deny the buildings are old, and the contrast is alluring.

From the outset my family's goal was to create an experience tied to our own pleasure of re-discovering this land, and nearby towns and cities, upon returning to Tuscany in 1998 after many years living abroad. The people here are genuine; rural Italians tend to reduce and seek the essence of things, in contrast to the American drive for more. Each has its appeal for me.

Just outside our lodgings are Poggiosole's olive groves: one part pride, two parts passion, 611 trees and lots of work. We make our own extra virgin oil, amongst the finest in our area. A small decanter of this emerald liquid awaits guests in each of the farmhouse's two kitchens.

What makes this property unique

The farmhouse or fienile (Italian for hay loft) where our lodgings are located was totally rebuilt from the old stone walls and original roof tiles in 2005-2006, upgraded in 2021 and further refined in 2022-23. Numerous touches lend Poggiosole an air of understated luxury:

Alessi cookware, Wüsthof knives, Ginori dinnerware, a commercial Nespresso Zenius machine (with limitless coffee pods in three varieties), a Dualit toaster and Bosch mixer in each kitchen, a Dyson Supersonic hair dryer in each bathroom, Anker wireless iQ chargers on each bedside table, high-end audio gizmos by B&O, Cambridge Audio and Wyred 4 Sound to stream your favorite tunes, Chromecast-enabled flatscreen TVs, Led Lenser flashlights and contemporary and period furniture and accessories from Vitra, Cassina, Artemide, FLOS, Fratelli Tagliabue, Stokke, UNOPIÙ and MUJI. The reach is for deep quality. I think you will be very hard-pressed to find another vacation rental in Tuscany, whether the owners call it a villa or a palazzo or whatever, with living spaces and kitchens is as well-appointed as Poggiosole's.

Our goal has been to juxtapose the elegant, international flavor of 20th Century high design with the very local and timeless rough textures of our roof timbers, our stone and terracotta exteriors, our land, and our hundreds of fruit trees.
