About this property

Stone-built Cottage In A Tranquil Setting With Views Over Rosedale

**Rates reduced by 10% from 22nd August to 27th September**
The Mushroom House is a stone-built cottage in a small row nestling on the eastern side of Rosedale about 1.5 miles outside Rosedale Abbey village. It is in a tranquil setting on a road which ends further up the dale and so has little traffic. The view from the front of the house looks out right across the valley of Rosedale with its farmhouses and extensive fields.
The row of old iron-miners' cottages is made up of a mixture of permanent residences and second homes and so the area is consequently very quiet and peaceful. You can step outside the door, pull on your walking boots or get on your bike, and set straight off into Rosedale and the surrounding moors and dales for a gentle stroll or a serious jaunt – whatever suits you – there are no pressures out here away from it all.
If you want to explore a little further then in a one-hour radius you have everything from the wonderful seaside town of Whitby, the quaint Runswick Bay, the magnificent Castle Howard, ancient York, pretty Helmsley and even a theme park at Flamingoland not to mention Scampston Gardens and Dalby Forest. This is just a small selection and there’s more information in the Location section of this site and in the box full of leaflets and guides in the cottage itself.
Rosedale Abbey village has two tea-shops and three hostelries (all serving food) and there are other excellent places a few miles further away such as the New Inn at Cropton (with its own brewery) and the Blacksmiths at Lastingham. Then of course there’s always Whitby fish and chips!
The house itself has 3 bedrooms upstairs (1 with super-king-sized bed, 1 with double bed and 1 with single top bunk and a child's pull-out bed) and a lounge, kitchen and bathroom downstairs. We have decorated and furnished the house to a high standard so that our guests will feel well looked-after, relaxed and at home. The comfortable lounge has two sofas and an open fire. All three bedrooms are decorated in individual styles with lovely views from all windows. There’s a garden to play in at the front and a secluded lawn at the back ideal for barbeques on the fire pit.
The house has a modern and well-equipped kitchen as well as a modern bathroom with bath, shower, basin & WC (towels not provided). At the front of the house is a stone patio which looks out over beautiful Rosedale. At the rear is a secluded lawn backing onto the fields and ideal for sitting quietly or barbecuing.
If you want a real idea of the place then read the reviews our past guests have kindly written. We couldn’t have put it better ourselves.

Received good directions and instructions. Key box easy to use. Would be good if cutlery could be stored in kitchen. Really enjoyed sitting out & enjoying the view from the front patio.

The property was generally ok but was looking tired. The towel rail didn't work in the bathroom and hadn't realized until after booking you needed to take your own towels. Hand towel provided for the bathroom looked old. More general useful items needed in the kitchen rather than cupboards of items you wouldn't use on holiday. You have them had the crockery in the kitchen which would have been more useful. Was not aware the bathroom was down stairs or that the staircase was steep. Said had no Netflix but this was not available,we had to use our own log in.

Cosy holiday house in a rural setting

Cosy holiday house in a rural setting, located at the edge of the Yorkshire moors. We enjoyed walks on the moors, but the house was also conveniently close to seaside villages like Whitby and Scarborough. Small but comfortable living room, nicely decorated bedrooms. Nice front and back yard

Great Property in an outstanding location

The cottage is in a great location, just over a mile from the village of Rosedale Abbey. The views from the cottage are outstanding! Everything was provided for an enjoyable stay. A slight problem regarding bedding was quickly resolved, so this is not a complaint, it's a positive! Would definitely consider a return visit.

A Real Tonic

We enjoyed a relaxing stay. The beautiful views were a real tonic and the cottage was cosy with a well equipped kitchen and comfortable beds. The village of Rosedale Abbey is lovely and there is very good and thoughtful information about the area etc in the cottage handbook. The hosts were very approachable and helpful.

Great house to enjoy nature

We had a wonderful holiday as a family of three in the holiday home.It was beautifully furnished and well equipped, the bed was very comfortable, and the immediate surroundings were lovely—with a farm, many hiking trails, and charming towns nearby. The neighbors were very friendly and gave us great tips for day trips. We went on many excursions to the coast and to the surrounding towns. The house is quite remote when it comes to supermarkets, and some of the roads are very steep, which takes a bit of getting used to at first. The bathroom is on a different floor than the bedrooms, and it was quite cold in there, especially in the mornings. All in all, we really enjoyed our two-week stay and would love to come back.

An ideal retreat

An early cleaning problem was promptly remedied. Although a bit remote the property is within an hour or so of many attractions - York, Castle Howard and the Yorkshire coast. The villages of Helmsley and Rosedale Abbey with their pubs are nearby as is the interesting Dale Head tea garden. Great walking country. The cottage was very comfortable and very well equipped

Great Outdoors; nice sheep and sleep

The house is ideally located next to footpaths leading to the moors. It is fully equipped with everything you could need to cook. It is cosy, warm when necessary, super quiet, with awesome neighbours. Just note that the bathroom is downstairs and at the far opposite end of the rooms and the dining space small for 4. That being said, the house remains really comfy.

Cozy house in beautiful location

My husband, adult daughter and I stayed for 5 nights and had an absolutely wonderful time. The property itself is very homely, very well furnished and and has everything one would need for such a stay. The best thing for us was the stunning view from the front of the house. The property is also very well situated for visits to Whitby, Pickering and other smaller towns or just for walks in the area. Can recommend a visit to the Abbey Tea rooms in Rosedale Abbey and a visit to the Mallyan Spout waterfall, accessible from Goathland. The owners were very appoachable and helpful and I have no hesitation in recommending this property. We would love to stay again.

Amazing location

The property had absolutely everything you could possibly need and was very cosy. If you desired you could park up and just walk in a different direction each day. We walked to Rosedale Abbey and enjoyed the hospitality at the tearooms. There was the now closed iron mine railway walk just up the road too. Nothing was too far away - Whitby, Teesside carting, Thirsk for the World of James Herriot, Captain Cooks monument with great views & even Hawes (Wensleydale cheese), Carnforth bridge and Tan Hill Inn. Enjoyed the sights and sounds of nature too with the trickling stream, chickens, ducks, owls, pheasants, sheep, horses and highland cattle.

Lovely peaceful stay in the Yorkshire dales

It is al lovely cottage. For just the two of us more than enough room. The surroundings are beautiful. Had a few day with lovely weather and had breakfast and diner outside in the frontyard with the view over the dale.It is a good starting point for walks, even if you are not an everyday hiker. There are nice tearooms an restaurants nearby. And by car you can go to all kind of interesting places. And after a day out you come back to the peaceful and quiet place. We had a wonderful time in a lovely home.

Beautiful location.

Absolutely beautiful setting…couldn't wish for better. One or two disappointing things, but didn’t really spoil the holiday. Towel rail didn’t work, so we were unable to dry the towels (bit of a problem, especially as we had to take them home with us). House not particularly clean in some areas. Bedding very clean. Grass wasn’t cut until a day or so before we left (we were there for a week). Unable to sit in the garden at the back…grass very long. Didn’t look too appealing at the front, especially when everyone else’s gardens were neat and manicured. Finally, a ‘For sale’ sign went up the day before we left….would have been nice to have informed us. Having said all that, we enjoyed our stay and, as I said an absolutely gorgeous setting.

Cosy cottage

Lovely, cosy cottage in a beautiful area. Excellent instructions to finding the cottage. We really appreciated the milk and biscuits, not many places are so considerate these days. The only one little down side was no freezer box in top of fridge so couldnt freeze our ice packs to keep our picnic and drinks cold during the hot weather but apart from that it was excellent. Would definitely recommend!!

A great cottage with great views of the Dale

The cottage is a short distance outside Rosedale Abbey and has an amazing view down the dale. It has everything you could need and is warm and comfortable. We visited in September and used it as a base to explore the moors. This was our first visit to the North Yorkshire Moors but we will definitely be back!

About the host

Hosted by Jackie Reeder

Host profile image
We are Michael & Jackie Reeder (accountant & teacher (retired!) respectively) and live in Sheffield. We have a 37-year old son (budding entrepreneur) and a 33-year old daughter (GP). We both grew up in Stockport but have lived in Sheffield for over 40 years now. We bought the house in 2003 and for the 10 years up until 2013 we worked to bring the house up to its current standard whilst at the same time enjoying many happy times there and on the North Yorkshire coast with friends and family. The house is furnished and decorated as a second home for us and we hope it feels like home and not just somewhere to sleep whilst on holiday in North Yorkshire.

Why they chose this property

This house has been both our escape from our busy city lives and the base for some wonderful times with friends and family. Its location in the lovely surroundings of Rosedale with just a 20 minute walk down into Rosedale Abbey village was ideal and it felt far enough away from the rat race to relax the instant we got there.

What makes this property unique

The peace and quiet (you can truly often only hear a cockerel crowing or an owl hooting when you sit out on the front patio or in the back garden).
The view out across Rosedale is lovely at any time of year.
Rosedale Abbey village with its couple of small tea-shops and two nice drinking/eateries is just the right size with friendly local people but never too busy.
The village is in an ideal location for countryside pursuits, visits to the seaside and days out at the many attractions in the surrounding area.
