This host was unkind, unreasonable, and will be actively watching you at the property. I rented this cabin so that I had a comfortable place to relax while my adopted son visited with his biological siblings and grandparents. My son's grandpa asked if he could come up to just say hi since we had just gotten to town. I didn't think anything of this, and told him sure. I remembered there being something about an extra charge for guests, but thought it was for anyone that stayed over. About 5 minutes after he arrived, the host pulled up to the property. I went out to meet her; she asked why there were two vehicles. I told her who was there, and she informed me that there are "no visitors allowed" because it was not covered on their insurance, and that the contract said this. I apologized and said that I misunderstood the contract and thought it was just for overnight guests. When she left, I loaded up with my son and we went down to grandpa's instead. I then got a call that we needed to come and get our things because "VBRO" had canceled our reservation for breach of contract. When I told her it was a misunderstanding and I had nowhere else to go, she told me to "talk to the kid's grandpa". This woman kicked me and my 13 year old son out at 8 pm because of a misunderstanding that I addressed and fixed within minutes of her communicating it. When I went back to look at the contract, it simply says that there would be a 20 charge for daytime visitors.

This guest admitted to reading the contract she signed, verbally told me to my face & on the phone "I didn't think it was that big of a deal", meaning she didn't care what the contract said she was going to do what she wanted to do. If the grandfather had fallen and gotten injured and have gotten the hospital bills they probably would have sued us for that too. This is why visitors are not allowed on the property. Nor will they be allowed at a hotel or motel. I contacted VRBO, who suggested terminating the reservation for breach of contract. Clearly the grandfather wasn't there for just 5 minutes because she had made a full meal and a pot of coffee and ended up throwing out the remnants that were in the refrigerator when I was there to kick her out. Nobody was there hovering over the cabin people have privacy from where we live. This woman lied to VRBO that she not able to finish her reservation due to not having access to the property, but she clearly made a meal and everything and had access to the inside of the property and they gave her a full refund that she was not due to start with for violating a contract. This woman is absolutely nothing but pure drama trying to ruin the reputation of good properties. Note to guests follow the contract you signed.

Very lovely, secluded, beautiful spot of land

We were staying here while spending a weekend traipsing about Kentucky. It was a great place to come home to and we loved pretty much everything about it. Due to our schedule, we didnt meet the hosts until we were leaving, but they were available our whole stay and were friendly, nice people. Would recommend 100%

Quiet Little Cabin

For a solo traveler, this was the perfect space. It was small, but I did not feel cramped. It offered a nice sized kitchen, a couch and TV, and a loft with a bed. The deck by the creek was very nice too.

Cute Cabin

Cute Cabin with extra room in the back for summers. We stayed in november so didn't use. Plenty of room for our dog to run around. And we quite enjoyed watching the cows with their babies in the back pasture.

great peaceful getaway

property very tidy and well maintained. nice tranquil location. great weekend getaway. owners were very personable and took care of anything I needed very promptly. very friendly folks. enjoyed the cows, donkeys and goats and the sound of rain on the tin roof. will be back.

Really Enjoyed our Stay

Although the property was listed as sleeping 5 and we ended up paying an additional fee for a 5th, the property was excellent. It was very clean, inviting and the pictures on VRBO do not do it justice. The owners were very friendly and helpful. Listening to the stream while drinking my morning coffee in the screened in porch was just awesome.

The listing is listed as accomodates 4, as does the rental contract signed twice. A dog was slso brought but not told to owners upon arrival. Family was nice but at first on 2 occasions deceitful. Booking could have been turned down for breach of contract but glad they stayed. Lesson: Read the contract & listing fully. Would welcome them back.

Great spot to get away

Cute little cabin with screened in back porch and babbling creek. Loved sitting in the creek and hearing water at night in the outdoor seating area. Beautiful property and seeing cows in the distance in front of a sunset was straight out of a postcard. We couldn’t make calls out even on the WiFi but we left everyday to see if anyone was trying to reach us. Just know that might happen but it was nice not to be bothered with electronics. Great little place to get out of the city and slow down a bit.

Mattress or pillows didn’t have protective covers on them....bedding was not clean... except pillowcases...took off bed sheet and mattress had food crumbs, mouse feces an dead little black bugs... I thought they were bed bugs.... cabin owner brought up a blowup mattress from his cabin and it had dried dog feces on the side of it.. one pillow had an old blood stain with a urine stain on it as well.... the 2 burner gas grill had one burner that was broke.... we brought 6 steaks to grill... fried the steaks on the stove ... only skillet the cabin had was a “one egg Teflon skillet..... the cabin slept 5 people..... we had 3....smoke alarm was going off the entire time we were frying our steaks....refrigerator was not cleaned and had food debris from previous vacationers....owners were very rude when all of this was brought to their attention....we had our money refunded to us due to the conditions of the cabin..... I would definately not recommended this cabin.... and they bragged about keeping vacationers damage deposit!

This woman was nothing but a pain from the moment she came on our property. She showed up at 11am for a 4pm check in and fully expected to go in 'her cabin' as she frequently referred to it as. She came back at 4pm and started consuming alcohol in excess. I went down give freshly cleaned pillow cases for the sofa sleeper. She had 2 young men with her who could have both slept easily on the sofa sleeper. Our grill had worked just fine until she showed up. Our previous guests used it. She broke the left knob while only turning it instead of pushing it in for the ignitor. She decided to cook 6 steaks for 3 people in our fully functioning kitchen, setting off our 2 smoke detectors. We surmise she does not frequently cook as she filled our cabin with smoke and had to open the doors. This is a country cabin surrounded by forest. Yes, bugs happen. They happen more when the guest leaves the doors open as she almost burns the property down. We refunded their money to get them to leave. As per our contract, she was not entitled to a dime. In fact, the police should have been called for her drunkenness, and driving while impaired with minors. We had brand new freshly washed out of the package bedding on all of the sleeping areas. The air mattress she referred to was also brand new and she watched the Owner inflate it. She also received brand new in plastic pillows. We have never had such unstable guests and made her leave after her 2.5 hours of drunken complaining. To other property owners: Unless you want your property burned down or slandered, we strongly advise nobody rent their property to these ungrateful guests.

Fall Getaway

Darling cabin in a serene area. We really enjoyed the back patio that overlooked a peaceful creek. Hosts were very kind and easily accessible. Very clean cabin and about 45 minutes to Natural Bridge and other activities, although if I were to do it again, I’d spend more time simply relaxing at the cabin! You may want to bring extra pillows/blankets. We enjoyed our stay!

BED BUGS!!!!!!!!!!

VRBO limits the size of the review so as much as I'd like to tell the whole story it is simply impossible in the space allowed and many important details will need to be left out. The short version is bed bugs were found after the first night. I have photos of the bites, the shell that a bed bug sheds as it grows, receipts from the doctor and the pharmacy for the cream to try to stop the itching and heal the bites before they became infected but VRBO doesn't provide a place to attach them. The owner agreed to refund the second night of our stay but not the first or any of the fees associated. Their reasoning was VRBO collects the fees and we actually used the cabin the first night. Did I mention that the refund was only contingent on us NOT leaving a review of any kind (take that into consideration when you see a period of no reviews)? Before we left the husband came to the cabin and we explained our displeasure with the situation and that bed bugs are completely different than normal issues that are apparent when you get to a rental. You don't realize you have been bitten until the next morning. He wanted him and his wife to discuss it more and we made the agreement he would call the next day. He never called and when I did make contact they stated that the offer of a partial refund is no longer valid because we left the property and this was on the advice of VRBO. So they have bed bugs, the owners lack integrity and don't stand behind their word. I will never do business with VRBO or this owner (New Beginnings Ranch, LLC) and would highly recommend that no one else does either.

These people were absolutely unreal. We have NEVER had a complaint regarding bed bugs. Furthermore, they were notified upon check in that we get our properties exterminated MONTHLY and it had just been completed. (Probably why they came up with this deal.) These people could have brought them in themselves for all we know, but trying to be nice property owners, we tried to resolve a no-win matter. They wanted a FREE stay, period. We strongly suggest to other property owners not to accept a reservation from these individuals or you see the damage they can do to your listing/property. These people are absolutely hateful from check-in to check-out.

A little piece of heaven

We loved this little cabin, what a beautiful setting…really enjoyed grilling out on back deck and enjoying meals in the screened-in porch room, with the sound of the creek below and views of the meadow and mountain across. Jeff and Angela were very welcoming and obviously take great pride in maintaining the property. Highest recommendation!

Beautiful creek side cabin!

So, we know nothing about Kentucky, but wanted to break up an 18 hour drive to visit grandparents, and sought a place near a natural attraction to break up the trip - and we stumbled on to this wonderful cabin in dry Menafee county. First, the pictures don’t really do this place justice - they don’t show how wonderful the screened in porch is for meals or for coffee in the morning while listening to the creek, and watching turkeys and deer in the fields nearby; second, it is kinda in the middle of nowhere - but if you need some time to detach from screens while the kids play in the creek below and look for fossils, this is the place; Third, Jeff and Angela invited us to watch while they fed a calf and introduced us to their herd of cattle, donkeys, a goat, and were gracious hosts, Fourth- it’s a short drive to red river gorge and incredible hiking (which is where you can buy only-in-Kentucky bourbon if that’s what you’re in to). Really a wonderful place - can’t recommend highly enough.

This cabin is a little treasure. Great location for solitude. The sounds of the creek, the rain on the tin roof, made sleeping in the screened in porch one of the highlights of this trip. We would book here again for sure. My only complaint was I really wanted to sleep on the pullout couch or at least lay on it open while we watched tv, but the mattress was bad. You could feel every spring so we just folded it back up. Otherwise it was perfect!..thanks Jeff and Angela for letting us see your baby cow and bunnies😊

Piece of paradise

We had an excellent time staying at Angela and Jeff’s cabin. They were very hospitable and the cabin was awesome. Our kids played endlessly in the creek while we watched from the screened-in sun room. We cannot wait to return!

This cabin is perfect for a quiet getaway!

The cabin setting is wonderful, it’s nestled back off the main road. The surroundings are beautiful and we couldn’t have asked for a better place to get away from the chaos of everyday life. The cabin is clean and stocked with everything you need. We have no complaints! The owners were available if needed and very friendly.

Perfect!

This cabin is a slice of heaven. We rented it as a home base while climbing in the Red. While it was a bit of a drive to our climbing areas, the cabin made it 100% worthwhile and we will be back. The stream provided hours of entertainment for our two boys. The screened in porch was a delight for both early morning coffee (watching the mist roll off the surrounding mountains) and late evening games of Yahtzee with the boys. The owners were readily accessible but not intrusive and even showed our boys all their lovely farm animals. I highly recommend staying here.....just don’t fill up any weeks I want :)
