For any problems or issues, guests will work with Bear Lake Lodging, a local property management company in Garden City.
Harbor Village is right across from the marina with walking trails located right off the neighborhood. Two minutes from downtown Garden City and 15 minutes from the Idaho and Utah State run beach access. Only 15 minutes from Beaver Mountain Ski Resort. Seasonal Pool and Tennis courts as well.
Jogging/walking trail is right out in front of the neighborhood, with close access to downtown Garden City. Marina is across the street. Overflow parking for additional vehicles or trailers.

Tenant desires to rent the Premises from Manager and Manager desires to rent the Premises to Tenant under the following terms and conditions.
1. Premises: Tenant understands that in certain circumstances beyond the control of either party, the Manager may be unable to provide the exact Premises to Tenant. If the Manager is unable to make the premises available to the Tenant, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.
2. Tenant: The “Tenant” of the Premises shall be the name listed on the reservation unless otherwise specified.
3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.
4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become binding and the Tenant`s reservation will not be booked until the reservation deposit has been paid in full. Payment of the entire balance due thirty (30) days prior to the day on which occupancy will first occur. Returned checks are subject to a $25returned check fee.
5. Cancellation Policy: The Manger`s Cancellation Policy differs based on the type of property Tenant rented. Reservation booked through 3rd party websites follow this cancellation policy unless otherwise stated at booking. Airbnb and Vrbo reservations will follow the policy specified on those booking sites. It is the responsibility of the Tenant to understand which type of property was rented and where they booked it. See below for cancellation policies:
VRBO/Expedia: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). If Tenant cancels any reservation(s) at least 30 days before check-in, they will receive a full refund. Reservation canceled between 14-30 days before check-in will receive a 50% refund. Otherwise, no refunds will be issued.
Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state mandated due to Covid-19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.
Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless property is able to be rebooked. If booking is cancelled due to Covid-19 then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.
6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and time specified.
7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for check in after 4:00 pm on the check specified. In the event that the Manager is unable to make the premises available for occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.
8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified. Tenant agrees that, in the event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above, Manager is authorized to charge to Tenant ’s credit card additional charges for the actual costs incurred by Manager due to the late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the return of the property and (b) does not satisfy the lien against said property.
9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum occupancy of the premises. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers, trailers, camping equipment may not occupy or park on or near the premises.
10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager. Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b) place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c) place dirty dishes in dishwasher and begin cleaning cycle, d) close and/or lock all windows and doors, and e) turn off lights. Tenant agrees Manager is authorized to charge to Tenant’s credit card an additional $25 cleaning fee because of the violation of this provision.
11. No Smoking: Smoking is not allowed in or around any portion of the premise’s property. This non-smoking policy extends to outdoor areas such as decks and patios. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this

This was a great place for a quick stay at Bear Lake. Wonderful location that is close to shopping and the popular eating spots. The property manager was quick to respond to any questions.

We could see the lake from our condo. It was clean and had all the comforts we needed. This includes fridge, stove, dishes, comfortable bed. We didn't use the pool, but it was just outside our door. You can see the marina as well. The water is so blue. Internet was a constant. We had a very fun week here. We will be back!

We love Harbor Village. We go every year. This time not so happy though. The pool was closed and the hot tub was dirty and overpopulated. We rented this condo because we love to spend time in the swimming pool after enjoying the lake. The ad did not specify that the pool was closed. If we knew we would have gone somewhere else. Very disapointing.

This particular condo was located right next to the public swimming pool and hot tub, so it was not very quiet. I could also hear every step that was made in the condo above me. This condo was in need of some basic updates.
The property was very tidy and clean. It was perfect for my daughter and I. The owners were very attentive when we couldn't get the sliding door to lock there was a maintenance person there right away to fix it. The only thing I would warn you about is that because you are so close to the hottub and pool it can be loud until 10pm so if you have littles that need to sleep earlier then that, this location might not be ideal for you. For my daughter and I we were fine even with the noise but thought I should share that info for future tenants. This is a very centerally located condo and it was very easy to get around to all the places in Garden City. We would stay here again for sure!
Beautiful comfortable condo. Kitchen very well stocked with basic necessities. Lots of dishes and utensils of all shapes and sizes. Very comfortable bed. Easy access from main road. We enjoyed every minute of our stay and was sad to leave!
Cozy and quiet little retreat for two, within walking distance of the marina, really enjoyed all the aspects of our stay. The only downside was the bed, once we pulled down the comforter it was plain to see that the mattress needed to be replaced, you can easily see the two large divots in the mattress where people had been sleeping. Otherwise, our stay was perfectly lovely.
We absolutely adore Bear Lake! My daughter and I enjoyed a lovely little getaway the weekend just before Christmas, and the property was so peaceful. We arrived late, but the instructions were super clear, making it easy for us to find our parking spot and unit and the door code worked with ease. The unit was warm, clean, and welcoming when we walked in. We really loved the gas fireplace, and the view of the lake was beautiful, with the pool and hot tub right in front. It's fantastic that the hot tub is open year-round until 10 PM! I did wish it was a touch hotter, but it was delightful to relax in the tub while enjoying the lake view. We cooked all our meals and had everything we needed. The bed was so comfy! The phone # is in several places in the unit, we called early Sunday morning and got a live person who directed us to the trash location. I noticed a few things: the patio light needs to be replaced, the bottom of the shower needs a little scrubbing (there were some black marks), and the shower head could be replaced as it's a bit low and is gunked up. The oven needs to be cleaned. The chain lock on the door needs to be reinstalled, it's nearly falling off the wall. Although there were only two other units occupied during our stay, one was directly above us, we were in unit 103, and everyday noises were very noisy; Just some old building quirks, I guess, but it might be a concern for sensitive sleepers! Overall it was a lovely stay and we'll definitely be back!

Quite disappointing, the pull out couch was broken so they gave us a broken air mattress for my kids. I had to keep filling it up all night. The back sliding door handle was broken, the BBQ Grill didn't work. The TV in the bedroom was a tiny 19" and since the DVD player didn't have a remote there was no way to watch movies on it. The Wifi wasn't working so I couldn't work on my laptop. All around this was a very disappointing stay and I would not stay or recommend this place.
The bed was absolutely horrible! Ridiculous! We planned 2 nights and only stayed one!
It was easy to rent, but not real clean and there were no hot pads or oven mittens. The air conditioning in the bedroom was so loud could hardly sleep. The bed was absolutely ridiculous! Will not stay here again or recommend it.
This property is in a great location. Close to the marina and the pool access is great!!! The mattress in the bedroom is awful (I’m not usually picky about it), and the AC unit in the bedroom is loud enough to wake you up each time it turns on. The pullout couch was very comfortable.
It was clean and had a cozy feel for our weekend getaway! We loved the easy access to the hot tub and the pool. It had a beautiful view of the lake!
