Family Retreat in Kent. All-year pool. Sleeps 12 + 2. 6 bedrooms, 4 bathrooms.

Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with its own, exclusive and astonishing, full-size heated indoor pool, which ranges from 3ft to 6ft in depth, 6 bedrooms, four bathrooms and parking for 6 cars.

Hop Farm offers accommodation normally for 12 persons. Up to two extra persons are allowed and are charged at a nominal rate of £60 per person per night for which they are provided with sleepover beds. Babies in arms are free of courage .
We have a three-night minimum stay.

Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by high-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).

Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue, with seating up to 14 and two table tennis tables.

There is also a 5-a-side football pitch.

Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. Hours available are 11am to 1pm daily. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed in the autumn and winter, normally October to May.

Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks. Coppers Bistro in the nearby village of Preston, the Anchor Inn, Wingham and the Duke William, Ickham we can recommend for family meals.

Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club), Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.

There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children. And then there is the astonishing Whitemills Wake and Aqua Park at nearby Sandwich, just the thing for the young - as well as those of us not so young who would just like to experience the thrill of childhood once again! The host requires you to complete the following before checking out:
Load and start the dishwasher
Strip any used beds and gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Turn down the central heating control in the hall to 10
Pull cover over swimming pool and turn off the pool conservatory lights.
Failure to complete these may result in a negative review from the host.
Strictly No Parties (weddings, stags, hen dos) Please inquire for all male or all female groups.
Swimming pool hours of opening - 8am to 8pm
No alcohol, smoking, unsupervised non-swimmers and unsupervised persons under 18 in the pool conservatory. See full pool regs in rental agreement.

Despite the mixed weather and the fact that 2 of the double bedrooms were a long way from any bathroom or WC, our party of 12, ranging from 3 to 90 years, were happy at Hop Farm. The youg children particularly enjoyed the pool.

We had a lovely time thanks

We all live in and around Canterbury but busy lives makes family holidays difficult so this worked well. Fish and chips bought from the sea view chippy Deal and eaten on the seafront were delicious and excellent family meals at the 5 Bells Eastry made washing up a doddle :-)

Lovely place to stay!

I’ve stayed here at least 6 times, both with family and groups of friends, love it. Great location, excellent facilities, plenty of bathrooms, fantastic pool with table tennis, very well equipped kitchen. Highly recommend.

This was the 2nd time we stayed at Hop Farm.It’s the perfect location, just close enough for a the local attractions, but nice and peaceful.The house was well equipped and had everything we needed. The pool was a bonus and the kids loved itWe will be back next year

Great family break

We had a lovely family holiday. Swimming pool was a big hit with the grandchildren. They also loved playing football and tennis. Plenty of space. Very comfortable. It was lovely to all be together. Rural location very quite and peaceful.

Amazing house, great hosts

The property is big, clean and really well equipped. The pool and tennis court were perfect for our group of 6 adults and 6 children as we all enjoyed using them. The rural location is perfect for a secluded getaway but still with some great places to visit nearby. The hosts were excellent and very accommodating.

Vaughan is an artist and writer and retired head of the University for the Creative Arts where he serves as emeritus professor. Polly is the owner of a publishing company in London. Two grown-up offspring, one rescue cat, Jasper, who murders small animals. One greedy but always charming Be the Beagle.

We divide our time between our house in London, our house in Kent, which is near Hop Farm and La Spinosa in Italy ( No: 429689) which we have rented out successfully as a holiday home - lots of reviews! - for several years.

Why they chose this property

A charming country house with its own, exclusive use swimming pool, near the sea, within striking distance of London and the continent yet completely away from it all and with plenty of room and great country walks for humans and dogs - and our fabulous private grass tennis court, open May to September, which you can use. Just let us know in advance if you are interested. Oh yes, if any in your party are interested in old cars, feel free to take a look at Vaughan's collection in the black garage nearby!
