This house is in desperate need of a deep cleaning. The floors, baseboards, vents, furniture , window sills were full of dust/dirt/grime. My daughter’s black pants were full of short white pet hairs from sitting on a sofa. It all just felt dirty. The basement bathroom smelled so we turned on the fan and kept the door shut. The furniture and rugs are worn out and need replaced. The mattresses were not comfortable at all. The kitchen was well stocked and the location was convenient to Bryce, about a 30 minute drive.
Spacious, comfortable, clean, loved the pool table . Close to everything we wanted to do (dining in Panguitch and Bryce Canyon). Would definitely make another trip back!
This place was a big nice place to stay with our large family! Close to all the parks!

13 of us had a great time staying here while visiting Bryce Canyon. The kids loved playing together and the adults talked and played games at night. There was plenty of space for everyone. We could have fit even more people on pull out beds or mattresses on the floor. We felt very comfortable here and enjoyed a relaxing and fun family vacation. Thank you!
The house was easy to find, had a beautiful location and view, and comfortable living arrangements for our group. The check in process was seamless. We enjoyed the wrap around porch and backyard area, as well as the firepit. The bedrooms and bathrooms were plentiful and comfortable. Will be back!
We stayed here for a family reunion. There were plenty of beds and clean linens. The host responded promptly to all of my questions. The space was clean and beautiful! The views were amazing and there are almost no neighbors so the kids could run in the backyard without bothering anyone. We were only 30 minutes from Bryce Canyon. We would stay here again!
The house is great, although the picture on the website is very misleading, it is the back of the house, which makes it hard to find. This house is extremely HARD TO FIND in the little town of Hatch, Utah. The I reserved it through VRBO, but Family Time Vacation Rentals
We had a great time. The home was perfect for a large group. Short drives from Bryce and Zion National Parks. A few small issues were addressed and solved by our contact person.
We cooked all our meals at the house and saved a bunch of money. Poool table downstairs and two comfortable living room areas. Porch was great for watching sunrise/ sunset.
We loved our stay. There was plenty of beds and bedding for our large group. It’s close to Bryce Canyon and we went to visit a couple times. The host was great in communication with us the whole time and answered questions quickly. Some of the main furniture could use replacing but it wasn’t a huge deal. We would stay there again. Maybe in the summer We didn’t realize that visiting Hatch in November that it shuts down for the season. They usually get tons of snow but Bryce offered amenities like gas stations and groceries.

Great property
The house was large enough for our family of 11 and well equipped. The view from the back of the house with the mountains and the river was just beautiful. The view from the front is not very desirable but once you are in the house you do not notice. Location to Bryce is ideal. I would recommend, you will not be disappointed.

Grand view lodge
Nice house but wasent cleaned when we got here and doesn't get cleaned very well internet not good at all missed a jazz game had to dig down in couch to find remotes to tv but other than that it was good

Sorry for the issue about the cleaning. Our housekeeping staff was running behind and was still cleaning when this guest showed up. We addressed this with the guest upon arrival. This is not a normal issue for us or this home. Internet is hard to control in a rural area, but normally is not an issue. This is a great family home that guests enjoy creating great memories at.
Property was in a very odd location behind what looks like a junk yard. Property is in need of maint and cleaning. Coms with property manager was great until I actually needed something then I got ghosted. All and all a bad experience. I am usually very happy with my VRBO rentals as I can only say two out of twenty I did not enjoy and this was one of them

Overcharged and underwhelmed
The property management company provided us with an incorrect door code on the day of our arrival and they were unavailable to resolve the issue. Happily a historical code did seem to work after we discovered it. The property was reasonably clean when we arrived but the grill was a mess. Location was good. The house was in OK shape. Unfortunately the property management company overcharged our stay by about a third vs. quote. Now disputing. This is my first bad experience with VRBO, I'm sad to say.
