The Space:

Welcome to Villa Royale!



This beautiful gulf front home offers stunning views from three levels of balconies. Villa Royale features 2,300 square feet with 5 bedrooms and 4 bathrooms a private elevator with easy access to all floors. On the first floor, you can cook out on the grill and relax next to your own private splash pool that overlooks the Gulf of Mexico. There is a king bedroom with a flat screen TV and Gulf Views. There is also a bunk bedroom located on this floor that is perfect for kids! The bunk room has three sets of twin bunk beds along with a flat screen TV. * The full bathroom located in the king bedroom is the only bathroom for this level*. Access for the splash pool is located through the king bedroom or the side of the home.



The second floor features a beautiful living area with a large flat screen TV for all of the family to enjoy. The living room will sleep an additional two people on the full size sofa sleeper. This area leads out to the spacious second-floor balcony, perfect for watching the sunset in the comfort of your own home. There is a beautiful kitchen (Standard coffee maker & Keurig available in the home), and a spacious dining room table with seating for six. There are also two stools at the breakfast bar. There is a full shared bathroom with a walk in shower. Completing this level is the Queen bedroom with a flat screen tv.



The third floor features two additional bedrooms. The first is a King Suite with a flat screen TV and private bathroom. Completing this level is the master suite which features a flat screen TV, large private bathroom with Jetted garden tub and spacious private balcony with the best view in the house!



The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. Guests of Villa Royale also have access to the large community pool complete with a waterfall and restroom facilities. The pool is never too crowded because only select Frangista homes have access. This home is also within walking distance to shopping and dining.



Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white chapel. Many brides are married on Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year!



ADDITIONAL INFORMATION:

* PARKING: This Gulf Front Home Can Accommodate 3 Vehicles due to Limited Space.

* This home rents only Saturday to Saturday during Spring Break and Summer months.

* HOA REGULATION: No tents or canopies allowed on private beach used for the community.

* Weddings/Events - Not Permitted Per HOA

* Pets Are Permitted: $250/Pet, Under 25 Lbs., with a 2 pet Maximum

* Private splash pool cannot be heated.



WHAT YOU'LL LOVE ABOUT THE AMENITIES:

Beach Towels: Starting March 15th, the rental of this home with include 12 large, high quality beach towels to use during your stay with Beach Reunion.

BEACH CHAIRS: Complimentary beach service is offered for the summer months, from May 10th to August 8th, 2026. Service includes 4 chairs and and 2 umbrellas set up daily on the beach from 9 AM-5 PM! * Set up daily starting the day after arrival

Electric Street-Legal Golf Cart Rentals: Beach Reunion offers 6 seat lithium battery Golf Carts for $100 a day. We offer a 10% discount to our guests. We have 2024 models and charging stations at the houses. Book your golf cart at BRLSV.com

Private Elevator: This home features a private elevator. Private Elevator for Baggage or Guests Unable to Climb Stairs ONLY. There is a $350 fee for use. An acknowledgement policy will be emailed to guests on instructions and use. 

VayKLife (Beach Equipment): You will receive up to $245 credit (based on length of stay) toward complimentary beach gear when you book this Beach Reunion home! Browse and select available gear to include paddleboards, kayaks, bikes, umbrellas and beach lounge chairs. All gear will be delivered upon arrival and picked up upon departure. Maximize your vacation time by setting up your rental equipment needs before you even leave the house!

Margarita Machines: Beach Reunion proudly partners with Firefighter Margaritas to offer commercial frozen margarita machines for rent (additional fee). Enjoy restaurant-quality frozen drinks or virgin slushies poolside or at the beach—perfect for family vacations, weddings, retreats, and group gatherings.

Amenities: Each home will include a starter supply of the following amenities: Bathrooms: Massage Body Bar, Body Lotion, Shampoo, Conditioner, and Hand/Body Bar. Kitchen: Dish Sponge, Dishwasher Tablets, Liquid Dish Soap, and Laundry Tablets.

*Once this starter supply is used, you are responsible for providing your own items.

Guest Access:

Enjoy the entire home! When booking a vacation stay with us here at Beach Reunion, guests have access to the entire vacation home. The only shared amenities will be the private beach access for the community. Otherwise, this is your place to call home for your stay!

A large Winn-Dixie grocery store is 1.5 miles to the east and beside it you will find the largest designer outlet mall in the Southeast, Silver Sands Premium Outlet. Beach Reunion staff is local to the area. Our office is like family, with only 5 staff members. We have 3 overseeing our guests/reservations and our head of guest relations who assists us with our guests needs. We are open 7 days a week which provides you unlimited availability to a member of staff and when you call, it comes directly to our office, no 3rd party hubs or call centers.



Interaction with Guests:

Our office is open 7 days a week with someone in daily from 9am to 5pm central time. We do have the availability to be texted so you are sure to always reach one of us here at the office during your stay!



We have an after hours emergency line as well for true emergent situations at your home that can dispatch maintenance or the proper caretakers for your situation.
