The architecture in that period dictate that steep and stairs can be somewhat narrow and steep. However, we have made some accommodation that you could sleep downstairs also. (As per photos) We do not give refunds however we will do our best to make your stay good.

A very unique stay and loved it -- we appreciated the opportunity to experience this historic property. It felt like we were "back in time" but we were only minutes from I-64, 30 minutes from Charlottesville, and close to VA's wine country. The cottage had all that we needed for our 4-night stay. We would love to return one day. Thank you, Nico and Kim!
An amazing calming find outside of the city. Beautiful property, easy instructions. Due to its historic nature and age, probably not best for people with mobility issues. Enjoyable stay!
Our stay was the perfect getaway on this beautiful historic Virginia property.
Both my wife and I plus our dogs couldn’t be happier with our stay. . . It was everything we had hoped for!!
We will be booking a future stay the next time we visit Virginia !!!
The cottage was even lovelier in person. The property is beautiful and private. The location is perfect for getting to lots of locations in the Charlotteville area. We would definitely stay again and/or recommend to friends.
Wonderful stay! Beautiful historic little cottage in a picturesque setting. Check-in was simple, and everything was beautiful. You can't imagine what a great spot this is, and you're only minutes from 64 or Gordonsville. Would happily stay here again!
Fantastic little cottage on historic grounds! Nico has a great little getaway in this cottage, perfect for a couple's getaway in the country. Historic grounds with plenty of walking in the fields for the pup. Great pool for a quick dip or a refreshing afternoon. Close to restaurants, and just a short jaunt to Gordonsville and Charlottesville.
Upon entering the property until the time we left we felt right at home. It is centrally located to amazing history and scenery.
Nico and Kim are very wonderful folks and I would recommend this property to anyone visiting the area. Very private and enjoyable

This is such a beautiful and quiet property. It was very peaceful and relaxing. We enjoyed the pool and the quiet time away. We loved the unique cottage and history about the farm. Nico and Kim were very responsive on the rare times we needed anything. We definitely hope to return and stay again!
The property is on a large piece of land, near a main house and a few other cabins. They are all 18th century restored buildings, and while they are in
Beautiful, historic cottage-everything you expect and more.
We had an absolutely wonderful experience. It was everything we wanted and we really hated that it had to end. Nico and Kim are so nice and have created a beautiful sanctuary if you're looking for a peaceful relaxing place to stay. We will definitely try to come back again.

We were only in the Charlottesville area for two nights but we were so pleased with the little cottage off the beaten path. Everything was clean and the bed upstairs was very comfortable. The stairs are a little terrifying, especially at night, but nothing deliberate focus couldn't handle. The clear skies and stars at night make any concerns about staying at this property melt away. My husband has already said we're staying here again if we go back to Cville.
We loved our stay at the bungalow. The bungalow is on an old historic farm and is very quiet. We loved going to the pool and taking walks with our dogs down the lane to see the horses. Very close drive to Monticello and for those of you who like wine there a many wineries in the area and many antique stores. Nico is very nice, he greeted us one day and we talked for a while and told us about the history of the farm. We would definitely stay again which might be soon since my wife loved the quiet and all the wineries.
Beautiful cottage, nicely decorated, very clean.
I loved the pool! I had it all to myself.
I would give it 5 stars if the mattresses were better. I think this is a place for older people without children so comfort of the beds os important. Otherwise I would recommend to friends and would return.
Sound of birds. Small breezes. Perfect weather. Horses. You have it all. The fireplace was magnificent. Thank you for the opportunity to come to a place that allowed us to unwind and rejuvenate.
Beautiful, quiet setting. The cottage was tidy and functional. Wifi worked very well. Host was easy to communicate with, as the wifi had been unplugged by the cleaning person just before we arrived. We slept downstairs as the ac upstairs was not enough to cool that room. The trundle beds downstairs were likely ok for kids or teens, but our older bodies missed our memory foam topper quite badly. We hope to stay again on another visit.

Since they met, it has been their dream to live on a farm; little did they realize this farm would be historic and in Virginia. The tree-lined driveway, beautiful buildings, rolling pastures, and wooded forests with the Blue Ridge Mountains in the backdrop, they knew this was the dream they always wanted and they wanted to share their love with anyone who is interested.
Why they chose this property
Welcome to gorgeous and historic Green Springs Historic Farm! Conveniently located just 20 miles from Charlottesville, VA and surrounded by Virginia's finest wineries, the estate provides the perfect break from city life. Our beautiful home is listed on the National Register of Historic Places and our rich land is placed in a National Conservation Easement. The Main House was built circa 1774 by Colonel Richard Morris, who served with General George Washington in the French and Indian War. The three dependencies that surround the Main House remain from around the same time period.
Nestled in an enchanted backdrop of 255 acres including forests with meandering trails, 2 ponds and a large 30 acre private lake, organic, rolling pastures dotted with live stock, beautiful stables for horses, Green Springs Historic Farm offers numerous amenities for all.
What makes this property unique
Green Springs Historic Farm was built in 1772 in Gordonsville, Virginia by Captain Richard Morris (c.1740-1821). He developed 1,746 acres of very fertile land by the mineral springs that gave the property its name.
Col. Morris was the Commissary for the Virginia Troops during the Revolutionary War and during this time his good friend Patrick Henry would frequent the property. His eldest son, Dr. James Maury Morris, inherited the home and property, and when Dr. Morris died in 1844, the home passed on to his son, William. The house was sold in 1877 after William was killed in battle during the Civil War. Green Springs Historic Farm has changed owners several time over the decades, but the integrity of Col. Morris home has remained constant.
* Note; We have horses on the property / pastures please do not feed them.
